I'm renting a furnished apartment where a real-estate agency acts as the property manager.
Unfortunately, external roller-blind on one of the windows refuses to close fully (it stops about 40 cm from the bottom). Now, if the agency was involved in hiring a contractor to resolve the issue, and since this malfunction is not caused by any action of mine, who would normally be responsible for bearing the cost of the repair? Also, if the agency insisted that the cost is on me, how would I challenge that? LMK SVP

My neighbour (posted before in my history) has been given a two month notice to vacate for being a noise nuisance, jumping / stomping (all caught on video) and obstructing the sale of the property he’s in by not responding to REA’s attempts to arrange open inspections, refuses to answer the buzzer / door when scheduled inspections are on, plays dumb and pretends he’s not there, sleeps in and isn’t dressed or prepared for potential buyers to enter the property etc. He also accuses property managers of racism to undermine/ threaten them just because they did their job and enforced standard procedure for noise complaints. Anyway he’s finally getting kicked out. But I want to know do future landlords have access to any of this information? Which information? And will his track record make it harder for him to find a new rental?

My soon to be former roommate is threatening to throw out whatever is left of my stuff if I don't have it all out by the end of the 1st. We're both on the lease, but I'm moving out since I can't afford my portion anymore, and am behind on about a month and a half of payment. I havent signed anything to be legally removed from the lease, but have told the property manager I'm leaving and she's taking over the total payments. She says she's already payed for the month of April.
I told her I'd have my stuff out by Sunday, the 2nd, but she says that isn't good enough. Is she allowed to do this? I live in Illinois if that matters any.

Hello Reddit community,
We recently relocated to the Netherlands and rented a house from a major housing management company. The contract is supposed to begin on April 1st, but we were expecting to take possession of the property on March 30th. Unfortunately, the company's representative did not show up.
We had already scheduled the delivery of our belongings for April 4th, assuming we would have access to the property on the 30th of March. However, now we are concerned that we may not get the keys until April 3rd, which means we may need to postpone the delivery. The moving company has informed us that they need at least 10 days to obtain parking permits, so delaying the delivery could result in additional charges for us.
Furthermore, since we are currently living in temporary housing, we will need to extend our stay, which will result in additional expenses. We are concerned that the housing management company has been unresponsive to our requests for information and seems to be ignoring the problem entirely.
Unfortunately, as we are new in the country, we do not have legal insurance, which we would typically use to obtain advice and guidance in situations like this. We believe that if the housing management company cannot deliver the property on April 3rd as per the contract, they should be held responsible for any financial losses we incur as a result.
We would appreciate any recommendations or advice you may have regarding our situation. Thank you.

I work in a call centre that primarily deals with the public with issues or queries they have and whilst we can deal with a lot ourselves, there are a lot of things we must either log for another department to look into or transfer them across to that department. For example, if someone calls about a broken streetlamp, they get transferred across to the street lighting team, but if someone calls about a pothole, we have to log it for the highway team to fix it– some departments don’t have an internal number for the caller to get transferred across to/a number we can call to speak to that department, and one of those departments is the enforcement department.
Of all the systems and departments we use and liaise with, the trickiest one we deal with is the enforcement system. Basically, ranging from food safety to the environment, there were multiple teams that enforced things, and all these issues had to be logged on this system. For example, if someone called to report their neighbour for being too loud, that had to get logged on the system for the noise enforcement team to investigate, but we had to arrange for letters to be sent out about it. If someone reported an abandoned car, we logged it, and the environment enforcement team went out to investigate. If someone said they got food poisoning from a restaurant, we logged it and the food safety team investigated it and so on. The reason why it was so tricky was because if you missed a step, it didn’t get logged properly/it didn’t go to the correct team, which meant that someone would complain to your manager about it, and crucially, this was a legal system, which meant that if the issue escalated to court, whatever you wrote in your notes could be used in the court proceedings. This wasn’t a 2nd nature, eyes closed kind of system – you needed to be concentrating because something you log can bite you in the ass a month later, for example when someone calls to say that they haven’t received a letter and it turns out you didn’t send it in the first place
The way it worked was that a case was logged, which meant that it was open, and it got assigned to an officer like pulling a name out of a hat and throughout the time that it was open, if someone called back to give you more information about the case, you could update it, and that update went directly to the investigating officer, and then when the investigation had finished, the case was closed by that officer. Basically, once a case was assigned to an officer, they had to see it through from start to finish, whether it was deciding if a noise complaint was justified or going through black bags that were reported as flytipping to see if they could find anything that tied someone to that rubbish and so on. It wasn’t as simple as that though, because there were cases that had been open for years, with multiple updates, there were multiple cases that had been opened and closed between the same properties for the same reasons, or someone had called about something and you weren’t 100% sure if it should be logged or not etc. I’m not sure how my colleagues dealt with those situations, but whenever I got a call like that, I just emailed the investigating officer just to explain the situation and ask for advice, and CC’d in their colleagues just in case the investigating officer was off, or I just emailed the team to ask if they wanted me to log it as a new case or not, since if it was ongoing situation, with multiple cases for the same thing, many officers may have dealt with it, and they may not have wanted me to log it as new case.
I didn’t see an issue with it, because they either emailed me back with an answer, or they didn’t reply but logged it themselves after they’d looked into it, but one day I got a thorny email from a thornier senior environmental officer, basically telling me off and telling me not to send them emails anymore because the system was there to be used. I emailed him back, explaining that it wasn’t that simple because there were tricky cases that I needed help with, and I didn’t want to update an old case or log a case if I didn’t need to, to not unnecessarily add to the caseloads of the officers and he replied back reiterating that I shouldn’t send any more emails, and finished it off by telling me to either update the case whether it was open or closed, or open a new case – cue malicious compliance.
From that day forward, I did not send another email. If I got a call about an issue, and the last time the issue was raised in 2017, I updated the 2017 case. If I was on the fence about logging something as a new case or not, I just logged it anyway. If I checked the last case, and the investigating officer had left, I updated it anyway. I was unaware of this, but when I told people that the investigating officer would call them back, like they typically did after we asked them to in our updates, they would call us a couple of weeks later to ask why they hadn’t received a call, and my colleagues would have to raise a new case for them because the one I updated was closed. The officers also suddenly had an influx of new cases, because every time I updated a closed case, it ‘reopened’, which added to their case load. The system they used worked on dates and caseloads, for example, if I asked them to call someone or inspect a property in my update, the system generated a time frame for them to complete that action by, but if they were too busy do something I’d asked them to do, it went red, which counted against them. Also, for example, if they had 4 open cases, and then they closed 3 and they’d gone down to 1, they’d go back up to 4 again if I updated 3 of their old cases, so based on the system, they were not doing their jobs properly because they constantly had open cases. This put their stats through the floor.
This went on for ages, and one day I was hauled into an office by my manager, and waiting for me was his manager, the senior enforcement officer, his manager, a HR advisor for me and HR. They told me that I was doing call avoidance (gross misconduct), purposefully misadvising callers and not triaging calls correctly. From what they were saying and the paperwork they had with them, I knew it was a ‘you’re fired’ meeting. HR asked me if there was anything I wanted to say, so I looked at the enforcement manager, pointed at the senior enforcement officer and said, “he told me to do it.” The enforcement manager looked at me, looked at the senior enforcement manager, looked at me again and then asked me to clarify what I meant. I explained it all from start to finish, making it clear that when I was sending emails, I always asked for advice and offered to log a case for the enforcement team if they wanted me to, and that before the email from the senior enforcement officer, my emails either were not replied to, but someone logged it for me, or someone replied to me to tell me to log a new case or to not log a new case
The enforcement manager sighed and then asked me if I could send him that email, so I quickly left, went back to my desk, sent the email thread to him and came back into the office. He read the email, sighed deeper than he did before and then asked us all to leave but asked the senior enforcement officer to stay, and I left with a massive shit eating grin on my face because I knew that I would keep my job. The fallout was pretty big, because the IT team had to go in and manually close all the ‘open’ cases so that the stats for the enforcement officers would go back to normal, the payroll department had to backdate all the months that the stats were messed up so that the performance bonus matched what would have happened had I not put their stats down (I didn’t know they had performance bonuses until afterwards) and the senior enforcement officer got demoted to an enforcement officer, based on their new email signature
A couple of weeks later, when the enforcement manager was less busy, he emailed me to basically say that he gives me permission to go back to emailing the enforcement team about cases, but I should use my own judgement – if I think I could justifiably get away with not logging something on the system, as in I could explain to my manager why I didn’t think it should have been logged, then I shouldn’t log it, and that logic would cut down the amount of emails I had to send to the enforcement teams - No one got fired, but someone got demoted and a lot of work happened in the background to fix what I did

Notes: Buckwheat is already one of the less common bases for shochu, but the properties of buckwheat grains make the use of buckwheat kōji difficult and rare enough that Takara has patented their process for producing it. Most other buckwheat shochu uses rice kōji. As such, the name is appropriate: meaning literally ten one-tenth portions, it is often applied to soba noodles made entirely from buckwheat. Additionally, the distillery has blended both atmospheric and vacuum distillates into the final bottling.
Service: straight and 6:4 oyuwari
Nose: Toasted grain, sesame, and butterscotch present themselves immediately, but an ephemeral second strain of aroma, distinct from the first, appears from time to time carrying aromas of dried mint and artificial fruit candy. The addition of hot water sweeps away the rest and brings out a faint mix of dried and fresh herbs.
Palate: Very mild, predominantly soil and grain with a lingering finish of dried herbs and a faint, not unpleasant bitterness. Served oyuwari, the palate stands out more, this time joining the earthy grain with an herbaceous sweetness, light hints of wintergreen, and a minty oiliness lingering on the finish.
Overall: The blending of different distillates produces a fun effect on the nose; though the aromas from each are distinct, they meld beautifully together, and the overall impression is very enticing. Unfortunately, the palate doesn’t show itself much until hot water is added, and that enticing aroma is mostly lost when doing so. There’s a lot to love in this bottle, but it doesn’t manage to bring it all together at the same time.

In December and January I lost three people, one of which was my fiancé for the past 9 years when he completed suicide. My life has changed so quickly and terribly and radically that it doesn’t even feel real, like please just let me wake up from this hell I’m in.
I’ve commented here and there but really never told my story. I’ll try to be brief but I usually can’t.
J and I had a daughter together (7yo), had cohabitated for 8 years, he was a wonderful stepdad figure to my older kiddos. His family hated me because he lowered his standards to be with a single mom and it was just constant judgmental crap all these years. There was literally always tension, not between us but because of his mother.
The last couple of months were pretty rough. We weren’t getting along. He was working later than usual. Everything turned into a blow up fight. He was a very emotionally needy person especially at the end and I’m one that tries to just live their life and needs space sometimes. He was not, to put it mildly. It was so overboard I began to resent him. He acted jealous of the kids. His need for attention became an “any attention is good attention” and he was downright cruel and if all we did was fight, at least I was focused on only him.
On the day he died, we were served with an eviction notice which absolutely blind sided me. He has always been in charge of the finances, even my meager income from my job. As soon as he heard me talking to the process server he came downstairs he put a gun in his mouth with myself and my kids right there. Now, it was a ticking time bomb because he had left an absolute manifesto degrading me, our kids, his coworkers, the world. Apparently he had gotten fired two months before and didn’t want to tell me or idk what really. Forgot to mention, he was apparently abusing adderall as well.
In the immediate aftermath I guess the process server called the cops or 911. Idk, maybe I did. The process server did call his mom for me because I knew it would be ugly. She immediately took over and started drama. We weren’t married, our state doesn’t accept common law situations and she used that up. I was not allowed to go to the funeral nor were my kids, I can only assume she had one in their hometown ~6ish hours away. The original funeral homes hands were tied and they couldn’t release any info or him to me legally. To hell with the woman who gave him his only child and lived with him for literal years.
Knowing I just lost our breadwinner, I was on the verge of being homeless was almost more than I could take. Somehow I pulled it together and got a second job at McDonald’s. I’ve worked my tail off, found all the assistance I could find and still came up short a few hundred of the rent. I had until Monday to get it together, she was beyond patient but the owner won’t allow the property manager to extend further.
I should be packing. I spent all day looking for temp shelters and such, just any kind of stop gap. Took off early to go meet a caseworker for food and medical so hopefully in a week or less that should be resolved. On top of this my youngest is absolutely hysterical most days missing him so bad, or begging to let her go to heaven too.
Life is heavy. I don’t even know how to move forward with this. I have no family myself, I’m an only child and lost my parents in my late 20s and early 30s. I’m not a believer because tbh I’m still too damn angry. I had no closure, I lost the love of my life and found out the last few months he was unemployed and hated me and my kids! Good times.
There is no real point to this, I just needed to vent. I know money is quite often part of the cause of suicide so people have been through worse, but in this moment I can’t imagine worse and I guess I just need a stranger to come to my imaginary pity party to cry and feel sorry for ourselves.
I am just angry and lost. I miss him, I love him, but I freaking hate him.

California is issuing a state law regarding SB326 balcony repairs and/or complete replacement of all condo/apartment balconies.
Long story short, in September of 2022, Our property management team notified us that they were sending out a 3rd party contractor to inspect all of our balconies. Five days later, we were told that all of our balconies needed to either be repaired or have a complete replacement and that our homes would all be condemned until all issues were fixed and went through a second final inspection of state law passing. We were told that California requires this SB326 to be completed by 2025.
In October of 2022, we all had a community meeting about how we would cover the project, totaling $450k. We needed clarification about how they came up with that number when ONLY 3 of the 66 unit balconies were inspected. According to our property management, three balconies must be RED ZONED to condemn the whole complex. OKAY....? So then we start discussing a special assessment for each unit contribution as we have ZERO reserve funds to help cover this cost. For HOURS, literal HOURS, we were told that the property insurance would not cover it due to the issues being "homeowner neglect," and all the burden of this project was solely placed on all the homeowners, and there was nothing we could do about it. OKKKKAAAYYY..... how do they come up with homeowner neglect when only three balconies were assessed? How do you even neglect your balcony? It's made out of concrete, Steele, and stucco. To this day, I still can't get the answer to those questions.
November 2022 meeting: The HOA board and our PM decided that this project absolutely needs to be done in the next six months. One of our board members is trying to sell her unit and can't because it's condemned. It was addressed that our monthly fees for the six months would triple to about $1,800/month, which is more than everyone's mortgage! I swear, it was like oil and vinegar in this meeting, us against them and them against us. What makes everything worse is that our last special assessment that everyone paid for has yet to be scheduled or completed...it's been nine months. Complete chaos for the next couple of months.
January 2023: a voting ballot went out to the homeowners regarding the project completion of six months with a $1,800 monthly due. So many of us had questions, concerns, and worries due to the lack of information surrounding the project, its bids, and quotes. What needed to be fixed for individual units? Who the third-party contractor is and where they came from, what does the $63k in contingency mean, and where will it go? The biggest worry is that 90% of our community can't afford an additional $1800, next to everything else, just because one board member wants to sell her unit sooner rather than later. In the month, we, as a community, decided not to vote based on the lack of information surrounding this project and its finances, which was discussed in our monthly community meeting during this time. We were told that if we neglected to vote, the project would be in favor, and we would be issued liens on our units.
February 28th, 2023, We we told that all those votes were in, 51% ruled in favor, and the contractor was hired immediately. The first payment of $1,800 was due March 1st, 2023. People were floored, upset, and worried. No one could understand the majority of the voting going to a six-month project when no one could afford to do it in six months, let alone come up with the first payment 24hrs. It was advised that we should pay the entire project upfront to avoid any late fees or potential "intent to lien" fees.
March 2023: An emergency HOA meeting was held due to the extreme volume of harsh emails, phone calls, and texts to our property management representative. She advised us to speak with our own homeowner's insurance to see if we have "loss assessment" coverage to help us with this particular assessment. Luckily for the majority of the community, 80% of us hold loss assessments to our individual homeowner policy. My husband and I filed, our neighbors filed, and even our resident board members filed.
This week our homeowner's insurance told us that our claim was denied due to the lack of information from our property management and that our PM representative responded with, "the state is issuing the community project, and it has been determined that all balcony repairs or reconstruction is due to homeowner neglect." Our insurance rep informed us that she also had to give the unfortunate news to 10 other homeowners in our community that also purchase with the same insurance company. She also said that Property management companies will do and say these things to save them from any financial obligations and/or liability. So she suggested we seek legal representation.
Yesterday I paid $1000 towards our dues, and today I received a $100 charge for intent to lien.
I don't know what to do; please help me!

Per the title, I have two baby raccoons living in the vaulted ceiling in my bedroom. They are constantly making loud (and very disturbing) sounds. Multiple times a day we hear the mother get in through a hole (I’m assuming) in the roof, scamper across the top of the kitchen, and into the bedroom to feed the babies. I have been dealing with this for months and I am getting desperate. Neither my partner and I can sleep—we average about 20 minutes at a time and then they will screech or scratch and wake us up. It often sounds like they are trying to scratch through the drywall. I can hear then living in the 1 ft gap between the dry wall and roof. For context, the property manager lives in another apartment in the same house.
The first time I heard something, I sent a video recording to the property manager which included audio of the raccoon screaming in the background, as well as a detailed description of what I could hear. He said he would contact the pest company. The property manager was convinced that they were squirrels and he had a pest company place a trap in the attic. It isn’t a part of the main attic, so any traps they have laid have been pointless for the raccoons. They eventually catch a squirrel and think that’s that. Meanwhile, we still hear the baby raccoons scuttling around in our bedroom ceiling. I tell the property manager this and hear nothing. The problem persists. I report this to him again and hear nothing in response.
I tell him again a few weeks later. I tell him that putting a trap in the attic will do nothing because it’s not in the main attic. Four days later, the pest company checked the traps in the attic. The traps were empty and there was no sign of activity per the property manager. He further said that he frequently sees raccoon dropping on his porch. He said that we are probably hearing raccoons on the roof and not actually inside it. I swear this man is used to dealing with incompetent college students or something because I can certainly determine if something is in the ceiling scratching.
In response to that, I tell him that I can literally hear the raccoon right now and sent him a video of it. He says they will take care of it. Their response was to put a trap on the roof on the opposite side of where the mom is getting in (ironically directly on top of where the baby is living).
Is there anything I can do? I’m at a complete loss. It’s like…each time, they are technically doing something, but it’s done in the most incompetent way possible. I’m worried if I hire another pest company to remove the baby raccoon, I’ll just be stuck with the bill. I’ve communicated with the property manager in every way possible, and it feels futile. I’m not sure if the next step would be to contact the property owner (who lives a few doors down but I don’t have her phone number). I just want to sleep!

Curious to know if anyone has any tips or hacks for finding properties that have ADUs. Zillow’s keyword search has been the best for me so far but the keywords don’t function as an “or” statement. They functions as an “and” statement when you have multiple which doesn’t work well if I add a few identifiers.
My wife and I have been Van dwelling for almost three years and want a property with an additional separate dwelling in 1-3 states that we still want to visit seasonally. Would love any tips or advice for finding unique spaces. I’m looking near state and National Forrest land or areas near more popular suburb downtown areas. Hoping to be able to pull year round tourism.
Right now I’m looking in Two Harbors, MN and the Phoenix area in AZ.

2023.04.01 08:30 Agile-Caterpillar421 Socialists seem to believe the biggest reason for wealth inequality is the existence of capital. Those who have it can create the means of production and exploit those who don't have capital. The logical solution to this would be the elimination of capital, and thus property rights.

Socialists believe that capital is inherently unfair and from their point of view that must mean we need to severely restrict or eliminate property rights.
Some suggest co-ops but owning production is not the only way to benefit from capital owership. See intellectual property, real estate, land, lending etc.
So the only thing that solves this problem is the elimination of capital which would mean severely restricting property rights. For example you might be a allowed to own a home or a bed but you wouldn't be allowed to own a second home or to have a large bank deposit earning interests. Also your home should not be too big or you may not own expensive furniture.
The problem with this is that our civilization has a long history of property rights and nations who do have strong property rights have done better than nations with little property rights historically.
Another problem is that property are things that we need so while we can eliminate ownership of things we can't eliminate things.
So if no one is allowed to own something who owns things then?
Since the only entity that would be powerful enough to enforce the absence of property rights is the government this would logically mean the government allocates and controls former property, all things that exist.
This would mean state ownership/control of everything which was predicted by Marx as the stage before the final stage, the elimination of government and property, communism.
Where is the flaw in this?
We have seen that in practice, the goverment is not a very competent manager of property. Socialists states weren't known for having a great economy and the government struggled to keep things running. People who own their property seem to do a better job at managing it than people who don't own it.
Another problem is that property rights also mean individual freedom. If you are not allowed to own anything you must depend on an other person who owns that thing on behalf of you. In that case the government. You are not truly free if you have no property rights. This is the opposite of what Marxism aimed to achieve.
That is why socialism despite it's good intentions has to fail because it is not compatible with property rights and societies without property rights have not functioned very well.

Django x Svelte: Alpha

Brief blurb on some project background before we get to the README itself, this project is my intended entry for the Svelte Hackathon, and the TL;DR is "what if instead of picking between Django templating and SPA+DRF only to sacrifice something either way, we did... both?"
Build out your SPA as easily as you'd write out templates, and take advantage of Django's 'batteries included' philosophy while you do so.
It's still nowhere near ready for a real release, but there's enough of it operational to play around with and produce something that actually works. Which is further than where I was aiming to be at this point, so I'm happy.

Warning: This project is in early Alpha and key features are still under active development. Please note that, for the time being, you will need to delete the automatically generated tsconfig.json and dxsvelte.py files from your project's root directory. The current behaviour is to not overwrite these files.
DxSvelte is a powerful integration package that enables you to use Svelte as a front-end framework for Django web applications. With DxSvelte, you can easily build single-page applications (SPAs) that leverage the full power of both Django and Svelte, without having to worry about REST endpoints using DRF.

Milestone Release 0.0.18

  • Route Parameters: You can now use your values in DxSvelte routes - they work. Use them to customise your server-side props, and build out your individual views as before.
  • CSS Generation: CSS now builds successfully where included in the style tags, but be warned that PostCSS will still not work. For now the mixture of component styling & pre-built stylesheets has pushed the outstanding down the priority queue for now, but it is still on the list.
  • Django Dict -> Svelte Data Passing: SSR improved and cleaned up, more refactoring.

Features

  • Seamless Integration: DxSvelte integrates tightly with Django's route resolvers, allowing you to easily build SPAs with Svelte without manually connecting the dots through DRF (though you don't lose that functionality, should you need it). The whole philosophy here is that SPA functionality can and should be a 'first class citizen' in Django.
  • Automatic SPA Generation: You don't have to manually configure REST endpoints or manage complex API interactions. Instead, DxSvelte automatically generates the SPA for you, based on the routes defined in your Django app.
  • Efficient Rendering: DxSvelte uses Svelte's efficient rendering engine to deliver fast and responsive user experiences, without sacrificing the power and flexibility of Django. But not only that, DxSvelte also takes care of SSR (Server Side Rendering), so that the first page-load is already rendered when it arrives in the browser.
  • Fast Compilation: DxSvelte uses ESBuild (a powerful JS compiler written in Rust) under the hood to give you the best possible compile times.
  • Incremental Adoption: The default behaviour when it comes to navigation makes it easy to adopt the SPA incrementally. If you have an existing project you don't want to rewrite or only want for a specific portion of the site to be an SPA, then just keep going as you are; the SPA will honour any tags which lead away from the SPA by checking itself against the automatically generated routing table.

To-Do List & Known Bugs

  • CSRF: For the time being, you'll need to use the exemption decorator. This will be addressed in a future preview release.
  • Node Dependency: Down the road, the aim is to revert back to the embedded V8 runtime. For now, the target platform will need to have NodeJS installed, as well as Python.
  • VENV Usage: Configuration options for virtual environments aren't currently supported. Please ensure that 'python' is bound to a version which works with your version of Django so the router resolution during build can take place. This only affects the build step and will not affect how you run your server.
  • Page Title Updates: Will be added in the near future.
  • CSS Generation: PostCSS support for Tailwind etc.
  • Type Generation (Autocomplete): Decision TBC

Getting Started

To get started with DxSvelte, initialise your Django project so it's ready to start building your SPA:
npx dxsvelte npm i 
You should now have a directory tree resembling the following:

At this point, you can start building out your individual Django apps. To 'tag' them so that they are rolled up into the SPA, you need to assign names to your paths and prefix them with '$', like so:

Then, within the corresponding views:

That's it! Now you can start building your Svelte-powered hybrid SSR SPA, all while using Django as your back-end.

Passing Parameters & Server-Side Props

You can now pass your server-side props as a Dict from your Django view directly to Svelte, while still taking full advantage of SSR. Usage is simple, but be sure to validate your objects on the front-end before accessing them. The data argument is optional and can be omitted if you have no server-side properties to pass.
