I want to get into real estate right when I graduate college. Right now I am finishing up my sophomore year with a full scholarship so not really any expenses. I want to know if there is anything I could be doing now that would make it easier to get approved for a mortgage when that happens down the road.
Current situation:
- 19 years old
- 771 credit score (1 credit card, 1 year utilization, only use for $1.99 monthly subscription)
- Have never taken out any loan for any purpose or had any debt.
- 2021 income: $4k
- 2022 income: $81k
- 2023 projected income: $100k+
- Sitting on $70k ($50k S&P 500, $20k HYSA, all future earnings are going into HYSA)
- My income is from social media, and I don't have an LLC set up or anything of that sort, so for 2022 I ended up filing a ton of different 1099s that add up to $81k for my taxes.
- Graduate with CS degree in 2 years
Is there anything I should be doing differently to increase my chances of getting approved for a mortgage in 2 or so years when I want to begin investing in real estate? Will I even be able to get approved with 2-3 years of 1099s from social media, or will I have to wait for consistent paychecks from a W2 job?

They’ve now listed the apartment for a whopping $1800/week, and organised an inspection for today. The REA called me 2 minutes before the inspection time began, and said he’s in traffic and will be late (and asked that I show people around the apartment until he arrives). No-one rang our buzzer for the whole inspection time, then he texted saying he wouldn’t be able to come at all. Then about 20 minutes later I got this email! They just want me to do their job for them it seems.
Of course because we had the open inspection today, we spent 3 hours this morning cleaning and organising the apartment, what a waste of time that ended up being.

Hello everyone,
I'm a newcomer here (first travel abroad) and saw an apartment in Kessel-lo with an real estate agency yesterday.
Everything is nice - no communal spaces, no furniture, able to install a washing machine, independent wateelectricity/gas meter, level "A" EPC, 850 monthly rent and 40 for maintenance, 75m2 suitable for me and my wife, but the distance to imec tower is 22mins with bike. I could take by bus to imec tower directly, but then the 10-ticket 17euro is pretty expensive to me.
Do you know anyone who lives in Kessel-lo and ride a bike to imec tower at least twice or three times a week? How does that feel? Would it make you hate this world? 🤣
I know this place is rainy most of time, but looking for rental studio/apartment is so exhausting. I'm hoping I could settle down as soon as possible, but I understand it is risky if I don't think it through. Otherwise, there may be some trouble ahead..

Hi,

I'm graduated in architecture and urbanism since 2012, in Belgium. I worked 3 years in the field before I realized that I didn't really like it (bad experience in an office and especially the ratio work time / pay that I found ridiculous compared to other profession.
So I'm currently an archviz artist, for big firms around the world, the pay is better than when I was an archi, less stress, and I feel like I'm doing something more creative.
But even if I like that, I feel a bit burned to be on a computer 8/9H by days, me who always wanted an outside view but never really knew how to do it... But what worries me the most, and even anguishes me, is the AI revolution in progress.
So I know that there are several camps, the optimists who think that AIs will be simple tools or will improve our work and the others, who think that it will take a big part of our work. I'm part of this, especially with what I do for the moment, "illustration".
Even in the other tasks of architecture, I am not very optimistic:
Illustration : Stable diffusion + Addon, can already do almost my work, a few more years and it will be done .. ( vera for revit is a great example,not yet perfected, but it's coming)
Quote, plan analysis, metric, specifications : Chat GPT can write and analyze data and images, I think it will be able to do it almost automatically by providing plans in a few years.
Planning permits : There are already some solutions doing almoste everything automatically. Like Airplan in Belgium.
Drawing and imagining plans: Some solutions are already on the way... Finch, Testfit, architechtures (Nvidia developping also on this side). And whatever, i don't want to be on revit 8H/days, i dont really like this
For creative and concept part : Midjourney + ChatGpt
Communication and text : chat gpt
The only field I see available would be sales (real estate) and site control, but I confess I have almost no experience there since I switched early in my career. In one case as in the other I will have to start at the bottom.

In short, I would like to be done with being in front of a PC all my life. And whatever people say, from my side (archviz artist), I'm convinced that I have to think about a rescue plan now, the illustration business being in danger according to me. I am 35 years old, I would like to avoid a career change in 10 years. One of the positive points is that one of the only advantage of architecture is that it opens the doors to several professions.

So what do you think? What do you think is the best career choice taking all this into account?
(This is not a debate on AI, it is my opinion and my fears. I'm looking for possibilities, which will not be in danger later)

Synanon provided the UFW with $100,000 worth of cars and materials; building links with Chavez's movement burnished Dederich's reputation with rich liberals who were among Synanon's core constituency.
