I’ve met with a sales rep who works for Ryan Homes to get a quote on a home model that suits my family. I have a couple of questions and was wondering if anyone in this sub might know the answer? - If I offer to buy a home at a lower price than what the sales rep is quoting, will RH look at the offer and counter? Or will the tell me to kick rocks? - Is it in my benefit to have a realtor working as my agent? I’ve heard both ways, the negative being RH would have to pay them.
Any feedback would be greatly appreciated, thank you

The Vikings - 1958

The Vikings is a 1958 epic semi historical/romance movie directed by Richard Fleischer (the son of the great american animatoinnovator and early cartoon producer Max Fleischer, responsible for the creations of Popeye the Sailor man, Betty Boop and many more), who after having spent years in the B movie industry, was now riding high on the success of his Walt Disney produced 1954 adaption of the classic Jules Verne novel "20,000 leagues under the sea" (also starring Kirk Douglas) when he decided to take on the helms of this larger scale and more adult oriendted epic full of love, lust and bloodshed all set in the Viking Age of England and Scandinavia.
With the starring role of this picture going to the mammoth of acting that was Kirk Douglas (although before the more well known "Spartacus" from 1961, this is after he had played the part of Perseus in the 1956 "Ulysseus" movie, so he was already on top), fresh off his hot streak with his new sidekick of a director from "20,000" (Douglas personally hired Fleishcer for this, being that it was his own production company behind the financing). He is non-casually joined by the all time (and/or old time) Hollywood couple Tony Curtis and Janet Leigh (progenitors of the now Scream Queen of old, not to mention still world class beauty, Jamie-Lee Curtis) making this their fifth out of eleven movies together, as well as a big old bowl of Ernest Borgnine dumped on top, having already solidified himself on the big screen as both a well known character actor and a main star. Now, when a movie can boast about having such a combination of high quality talent as this, you know it's bound to be great (although, there are exceptions).
The prologue title sequence of this movie alone is worth note, giving us the audience the pleasure of hearing the stern but soothing (if that makes any sense) voice of the great Orson Welles as he explains to us the whos, whats, whens, and why's of the viking expansions and invasions into the British Isles, as well as the political landscape of England itself at this time in history. This is done as we're shown a bunch of spectacuclar tapestry/parchment paper drawings of Vikings battling against Englishmen, complete with a more than perfectly passionate orchestral theme that invokes the thought of the King Arthur tales of yore, all coming together to add a real sense of authenticity to this epic that we've yet to even see begin...which it does with a bang.
Or the swipe of a sword to be more exact, as the viking leader Ragnar (Borgnine) and his band of warriors fall down upon the camp of the English King Edwin of Northumbria. The two leaders enter into a private duel in the King's tent, with Ragnar slaying his foe and further forcing himself down upon the deadman's wife, Queen Enid, ultimately and unknowingly impregnanting her before disappearing back into the Northlands. Knowing that the child is that of Ragnar's, but will still be seen as a threat to the new King Aella (Frank Thring), Enid gives birth to the child whom she names Eric, in secret and finally sends him away to Italy with her most confident of priests, placing the hilt stone of the King's rightful sword on a rope around his next to later one day be indentified as true heir to the throne of Northumbria.
Years later at the court of King Aella, we come to meet princess Morgana of Wales (Janet Leigh), as her Father pledges her to Aella as a token of alliance between their two kingdoms. King Echbert of Wessex (James Donald) is then brought up on charges of aiding the Vikings in their raids on England's kingdom's in order to protect his own lands, and is thrown into the dungeons to die. We learn that the charges are true when Echbert escapes from Northumbria and finds refuge with the Viking leader Ragnar aboard his longship. The vikings travel back to Scandinavia with Echbert and his promises to continue providing them with coastline and river maps for further raid and plunder.
The incredbily wide shot scenes of the long ships coming into port in the fords of Norway are truly spectacular (clearly being filmed on location), elevated by the realistic built sets that make up the Viking and village (not to mention the ships themselves), as well as the dozens of costumes and hairstyles worn by the extras that are showcased throughout (and a really awesome Viking horn blower welcoming the warriors back home each time, echoing the fantastic sounding orchestral theme of the movie yet again). Also, we now get some of that real over the top barbarian type behaviour being portrayed by Ainar (Douglas), son of Rangar, as we, the mostly uneducated in history average film-goer, would expect out of any and all vikings on screen (it is pretty awesome though); complete with beer guzzling, barell smashing, deranged angry tones, and wishes for barrels of blood to guzzle down instead of that of beer.
Ainar hates all Englishmen, but agrees to his Father and Chieftain's demands to keep after Echbert and see that he wants for nothing. One day while breaking in their hunting hawks, Ainar starts up a confrontation with a slave named Eric (Tony Curtis), the unknowing son of Ragnar, subsequent half brother of Ainar, and true King of Northumbria, who had been abducted from his ship en route to Italy all those years ago. Eric then sicks his own hawk that he's recently found onto his oppressor, leaving Ainar with only one good eye, and himself now with a guaranteed death sentence.
At the feasting hall however, a volva woman steps in against Ragnar's judgement of death, claiming that the gods do not wish for Eric to die by any man's hand, to which Ragnar outsmarts and has Eric taken instead to a rock pool off the coast at high tide to await an eventual death from drowning. Echbert though finds the stone from around Eric's neck and, realizing who he is, goes down to the rock pool to save him and claim him as his own slave in order to keep him safe from Ainar. We also get some more awesome over the top barbarian type behavior, now complete with ass smacking, random kissing orgys, more beer guzzling and axes being thrown at a viking's wife's hair braids to judge wether she's been faithful or not (this movie's about as toxic male chauvinist as it gets, but still... really awesome).
Echbert eventually finishes his maps for the Vikings, as well giving them the idea to abduct and ransom Princess Morgana before her marriage to Aella, with Ainar carrying out the task and giving us a pretty decent battle at sea in the process. Ainar though, now falls madly in love with Morgana and wishes to claim her as his own. When back at the hall once again, we get even more over the top barbarian behavior, beer guzzling, rape jokes, etc, etc, (what do you want from them?, they're Vikings), all this before Ragnar finally concedes to his son's wants and needs, allowing him to claim Morgana as his own. But when Ainar tries to force himself upon her, Eric appears from behind and knocks him out, bringing Morgana to escape with him on a boat to England.
A really-rad boat chase scene ensues through the fog filled fjords, culminating in the collision of both Ragnar and Ainar's boats into one another, sending half of the Vikings to their deaths. All but Ragnar that is, who's saved and pulled onto Eric's boat, heading straight for the King of Northumbria. Ainar swears revenge against Eric, while the two escapees fall madly in love en-route to England.
At the court of King Aella, Eric hands over Ragnar then asks that Morgana be relieved of her pledge of marriage, to which she agrees with. The King demands that she take more time to reflect with her priest, then forces Eric to try to take part in the execution of Ragnar by pushing him into a rabid wolf pit. Eric refuses by cutting Ragnar's bonds and giving him a sword, so that he may die a warrior's death and be aloud to enter Valhalla, giving us an extremely climactic ending of Ernest Borgnine's character in this tale as he raises his arms and voice to summon Odin the All-Father, before jumping to his death in the wolf pit, sword in hand and smile on his face (man Vikings were badass!).
Eric has his hand chopped off as punishment and is set adrift into the sea, but not before the priest -and Morgana find the King's "Pummel-stone" amongst Eric's belongings, coming to the realization that he is the true heir of Northumbria. Morgana then runs in the room just in time to see Eric's amputation, letting out a horrific scream at the sight of it (she wasn't called America's first "Scream Queen" for nothing folks. So this is where Jamie-Lee gets it from eh).
Back in Scandinavia, Ainar is now King of the Vikings, but can't seem to raise an army to retrieve Morgana, until Eric comes back and tells them of Ragnar's death. The two (still unknowing) half brothers now team up to defeat the tyrant King Aella, to both gain revenge for Ragnar and to rescue Morgana, leading the "Great Heathen Army" across the sea to England (in the year of our lord 865 for those of you history buffs).
Between the ships leaving of Scandinavia, and the army's landing and setting up of their assault on Northumbria, you really come to ask yourself as to why film-goers are NEVER treated to such a large scale production as this anymore (well, at least not since The Lord of The Rings as I recall). The amount of extras, costume pieces and props required for this must have been incredible, but all completely necessary in the creation of a full on believable historic setting such as this.
So the Vikings land and lay siege unto Aella's stronghold, battering rams, catapults, axes, spears, swords, the works (not to mention Kirk Douglas scaling the Castle's front door using only axes for leverage. Again, you just don't see stuff like this anymore). Ainar cuts his way through to Morgana's room, but upon realizing that she loves Eric, and that Eric is also a son of Ragnar, he takes her to confront his half brother and fight for their prize.
Eric meets Ainar at the top of the castle and the two enter into an extremely well coordinated battle of the blades, until Ainar breaks Eric's sword that is. But Eric seizes a moment of hesitation that befalls Ainar, and stabs his half brother in the gut with the broken down blade of his sword. Ainar then drops his sword, but Eric picks it up and gives it back to him, again allowing for a true Viking death. He uses the last of his strength in a final roar to summon up Odin, then Ainar is no more. Eric and Morgana embrace each other with love bringing us to the end of this movie, but not before treating the audience to an authentic Viking cremation funeral for Ainar, in which he is cast off to see in a ship and flaming arrows sent flying to the mass. We watch the ship and Ainar's body burn as the credits to "The Vikings" comes up once more, leading us into the ending credits with more authentic looking parchment scroll drawings of the Vikings battling against Englishmen, and finally coming together as one (accompanied again by the awe inspiring orchestral themes of yore every step of the way).
To sum it all up, "The Vikings" (1958) is literally THE - BEST Viking movie that's ever been made. Full of high quality A-list stars (to which I'd say is one of both Kirk's and Tony's coolest characters ever portrayed on screen), and a great group of secondary character actors like James Donald, Frank Thring, Eileen Way and many more. The story is well put together by screenwriters Calder Willingham and Dale Wiserman (based on a novel by Edison Marshall), with the underlying theme being the coming together of two peoples, as well as giving us a pretty cool backstory for a very real and historic time in Northwestern Europe. The wide scale shots and surrounding sceneries caught by DP Jack Cardiff are truly amazing, joined by epic scale (and pretty damn authentic) sets-props-hairstyles and makeups, very well coordinated swordfights and stunts, and lets not forget the awe inspiring orchestral theme of yore laid down by composer Mario Nascimbene and conductor Franco Ferrara. All this is brought together perfectly by director Max Fleischer in what was defenitely the largest scale movie of his career. I would recommend this movie not only to fans of retro cinema, but to anyone who loves epic scale warrior movies, as well as to general ancient world history buffs.

The Mountain - 1956

The Mountain is a 1956 adventure/drama movie, starring the great (and sober for this role) Spencer Tracy, just coming off his success in "Bad Day at Black Rock" the year before (as well as over 30 other film roles under his belt), and the younger, but fairly recognizable up and comer at this point in his career, Robert Wagner (known to more modern movie fans as "Number 2" in the "Austin Powers" film series). Having acted alongside each other in multiple roles already, the chemistry between our two lead actors is evident and believable enough as they portray two brothers (although separated by what seems like 10-20 years in age, though this is more common in the real world than people want in film). The plotline follows these two brothers as they make a deathly high-alpine climb to the top of a nearby Mountain (Mount Blanc, France) where an airplane has recently crashed with plans on looting the dead. The movie is directed by Edward Dmytryk, recently back from being blacklisted from the film industry, as well as serving a short stint in prison with the other "Hollywood Ten" who refused to testify to the House of Un-American Acitivities Committe in their investigations during the Cold War\McCarthy-era "Red scare". Previously known for his 1940s noir films, particularly "Crossfire" from 1947 (one of the earliest films to deal with the subject of anti-semitism), upon Dmytryk's return to Hollywood, he solidified himself yet again with "The Caine Mutiny" in 1954 before bringing together our two leads for their first time in the same year with "Broken Lance", then going on to direct 3 more films before coming across French novelist's Henri Troyat's recent novel "La Neige en Deuil" (inspired by the true airplane crash of Air Indian Flight 245 in 1950) and deciding to bring it alive on screen, acting as both producer and directer for his first time.
We start the movie off with a bang, when a commercial plane crashes atop a snow filled mountain peak, leaving what seems like no survivors. Down below at the nearest village, Zachary Teller leads a simple life of a sheep-herder on his longtime family farm, while currently constantly dodging out a lovestruck neighboring widow who desperately needs a new husband. His younger brother however, Christopher Teller, is angry and envious with his position in life, working as a server\porter boy, waiting on rich skier and mountaineer guests at the village's local mountain resort, as well as sharing the family home with his more respected big brother Zach.
When word arrives of the downed airplane atop the mountain, a rescue party is put together to retrieve any possible survivors and their worldly possessions. Once having been the most experienced mountaineer in the area (and one of the only people to have ever even made the climb), Zachary is asked to lead to climbing expedition, to which he denies on the count of having lost a man over the edge on his last climb years ago.
Later that night at home, the two brothers argue over the ownership of the house, with Christopher wishing to sell it and Zachary wanting to keep it in the family for as long as possible.
The next morning, the unsuccessful expedition returns having lost their main guide (and Zachary's old mountaineering friend) Tsavos, in the midst of the climb.
Again at home that night, the brother's get into another argument, with Christopher this time trying to push Zachary to lead him up the mountain so as to loot the apparent rich, and now dead passengers. This would give Chris the means to leave the village and put to rest his hopes of selling the family farm. But Zachary shoots down the idea for the sake of both his brother's safety and soul, even offering to renounce his claim over the family farm. Already having the idea stuck in his head though, Christopher likewise denies Zachary's offer and stands firm on making the climb alone, forcing his brother to relent in leading him up the mountain. The two brothers pack their gear and start their way up to the base of the mountain at first light.
The next portion of the movie takes us on a spectacular scenic journey, using a combination of stock shots, matte paintings, and practical built rock walls to showcase not only the mountain and landscape itself, but also emphasizing on the physical capabilities of the plus 50 year old Zachary Teller. As the lead climber, Zach makes his way up and along frozen rock walls and narrow ledges, using the strength of his hands and feet alone, all while using hammer and stakes to fix a line of ropes for his less experienced brother to follow.
We're treated to a quick scare when Christopher takes a slip and goes falling down some way before Zachary finally gets hold of the rope and pulling his brother back up to safety, ripping his palms into a bloody mess in the process.
By now the tables have turned in the brothers' mindsets, Christopher now wishing to turn back out of fear, and Zachary now too far into his goal of conquering the mountain yet again, clear forgetting the reason why they started the climb in the first place. Zach convinces his brother to continue on and up to the summit, and that the worst of it is now over.
Together, now using their ice axes and crampon shoes, the brothers hike up the snowy (now on location) summit without problem, finally arriving at the top of the mountain and the plane wreckage in which they came for. While Zachary is full of pride and achievement at what they've accomplished together as brothers, Chris has no care for their triumphs, and shows his true colors as a man by immediately looting treasures from the dead, as well as breaking a cross which Zach puts together from wreckage to hide the evidence of anybody having even been there.
The underlying theme of this movie now finally surfaces in full (the massive feat of scaling the mountain acting as a metaphor for how difficult it is for Zach to accept how horrible his brother truly is, and to finally turn his back on him) when the brothers discover an Indian woman still alive in the back of the plane. Zach cares for her over night and hitches her up to a sled in the morning to drag her down the mountain, but Chris seeing this as a clear obstacle now in the way of him and his riches, throws his older brother down to the ground and tries to strangle the woman to death. Zachary now rises up and strikes his younger brother down to the ground with some good old classic Spencer Tracy style (starting onscreen and ending offscreen, complete with sound effects) punches to the face, before turning around and leaving Chris to get down the mountain on his own.
Zachary single handedly drags and hoists the surviving Indian woman down the side of the mountain, forcing him to use a different route from before, he comes to a pair of untrustworthy looking snow bridges. He inspects the first and decides against it, but still almost looses the woman while crossing over the second. An angry and frantic Christopher finally catches up to the pair and decides not to listen to his own brother's warnings about the remaining bridge, attempting and failing to cross it when the weight gives out, sending him falling to his death into an unknown depth of crevasse.
Zachary Teller, although completely heartbroken now from having lost his brother both in spirit and in body, wastes no time on mourning and continues on down the mountain with the injured Indian woman in tow.
Upon arrival back to the village, Zachary shoots down all claims that he is a hero of any sorts, and lies about his brother's inhuman actions on the mountain, telling instead the opposite story; that it was he, Zach Teller, who came up with the idea and continued on with his obsession of looting the dead, and that his brother Christopher Teller had only went along solely to aid in the safety of his Zach.
Though nobody believes it, they all give Zachary the benefit of not calling him out as a liar, and his brother as a bad man (all save for the village priest that is). He gets into the widowed neighbor lady's carriage with her and together they head "home" to live happily ever after. A final glance back at the mountain for old Zach Teller finally puts all his stored up inner strife's to bed for good, bringing us from the image of one mountain to another with the classic closing of all the Paramount Pictures movies.
To sum it all up, The Mountain (1956) is a truly amazing piece of retro cinema. Starting with a simple plotline on the surface, and changing into a more complicated family dynamic as the film goes on. This movie set the bar for the man vs. nature genre in film, as well as the common underlying theme in which these plotlines usually emphasize on, with the conquering and/or survival of certain physical hardships (in this case, the scaling of the mountain) simply acting as a metaphor for the deeper internal struggles in which our main charactes must finally come to face. Our two leads actors handle this all with extreme authenticity and sincirety, particularly Spencer in one of his most memorable and suitable roles of his entire career. The combination of both on location shots and special effect built sets make the setting for this movie more than believable enough (as long as you have an imagination enough for movies of both this time and this genre). All this being brought together and guided over by Dmytryk as both director and producer, making this (in my personal opinion that is), one of the greatest film achievements of his career as well. A classic film for all fans of the man vs. nature genre, and all around awesome retro movies in general.

The Private lives of Elizabeth and Essex (1939)

The private lives of Elizabeth and Essex is a 1939 historical romance drama movie starring Erol Flynn (still riding high on his success from his most memorable of roles in "The Adventures of Robin Hood" just a few years earlier), Bette Davis (who wasn't all that fond of sharing top billing with Flynn, a glorified stuntman in her eyes), and Olivia de Havelland (fresh from the set of her most memorable work in "Gone with the Wind", and making this her fifth out of nine movies sharing co-starring credits with Flynn). Directed by master movie maker Micheal Curtiz (already known for his works on "Captain Blood" and "Angels with Dirty Faces", and later to be known for his larger than life movies such as "Casablanca" and "White Christmas"), stretching his legs with the new technicolor process of filming, and reuniting him yet again with his usual cast of star studded actors\actresses, to whom he had each given their big breaks on screen.
We start this movie off on a large and lavish note, with trumpets and fanfare welcoming home Robert Devereux the Earl of Essex (Flynn) from his victories at war with Spain. But the celebritory mood is cut short when Queen Elizabeth I (Davis), scorns and berates the Earl of Essex for his wreckless sinking of a Spanish treasure galleon, other than the capture of it. Essex then resigns himself from the Queen's service and retires back to his lands. Over the next chunk of the movie, we're taken into life at Elizabeth's court, and quickly come to learn that the Earl of Essex and the Queen are both secretly in love with each other, though none can come to submit themselves to the other publicly. We're introduced to the Lords of Elizabeth's privy council; Lord Raleigh (Vincent Price), Lord Burghley (Henry Stephenson), Sir Robert Cecil (Henry Daniell) and Sir Francis Bacon (Donald Crisp), who all plot and vie to replace Essex as favorite to the Queen. We also come to meet one of the Queen's ladies in waiting, Lady Penelope Gray (de Havilland), who also has a deep secret love for Essex, and will do anything to sour the relationship between the two. A high point of these scenes has Lady Penelope signing a ballad of an old maiden wishing she was still young and fair, which sends the Queen into an extreme fit of rage, breaking all the mirrors in her chamber (a truly great scene on Bette Davis' part).
A messenger soon comes stumbling in from Ireland telling the Queen of their losses to the native forces. This causes Elizabeth to send out a new force to Ireland, as well as giving her a reason to call in Essex and make him master of the city's defences, should they face and invasion. But the Lord's of the privy council all too easily goad the Earl of Essex into volunteering to lead the attack force to Ireland himself, with the Queen's own objection's meaning naught to him.
This then leads us to the bog land battlegrounds of the good old "Emerald Isle" (Ireland for those of you who don't know), smack dab in the middle of the "Nine Years War" (1593-1603), where Essex's men have now been suffering heavy losses due to lack of reinforcements and supplies from the Crown, and only scant letters of reply from the Queen; none of them directly addressing the situation at hand. Essex is furious.
Back in England, Elizabeth is also furious, apparently having being given little to no word from Essex on the situation in Ireland. We now learn that her conniving Lord's and jealous Lady in waiting have all been aiding each other in the omission of certain letters to and from the Queen, in order to ruin the Earl of Essex in her eyes.
Meanwhile in Ireland, Essex finally surrenders to the leader of the rebel Irish army, Hugh O'Neill (Alan Hale, Sr.), when the last of their supply camp is burned out. This, on top of a now angry letter from Elizabeth demanding that he "surrender" himself to the court for treason, sends the Earl into a state of rage. He soon leads his army back to England and storms the court of the Queen, but Elizabeth easily tricks him into standing down his army then having has him arrested and sent to the Tower of London, to Essex's shock and dismay. Lady Pennelope then tearfully admits her crimes to her Queen in hopes of saving the Earl of Essex's life, though this is to no avail.
The final scene of the movie has the two lovers face to face one last time, with Elizabeth begging Essex yet again for his public submission, to which he boldly denies, then marches head held high straight to the executioners block, bringing to us one final look at Queen Elizabeth I, as we pan out and bring up the end credits to this tale (a final scene in which we actually see Flynn on the chopping block was apparently cut after early test previews).
To sum it all up in so many words, "The Private Lives of Elizabeth and Essex" is a fantastically crafted piece of retro cinema, packed full of great quality acting from both our leads and supporting cast, amazingly epic scale sets and costuming effects, elevated by the grand quality symphony score laid down by Eric Wolfgang Korngold, and shot beautifully by Cinematograher Sol Polito, with this being one of the earliest full length live actions movies ever released in color on the big screen. All this is rounded together by director Michael Curtiz, further cementing and solidifying his name in the annals of Hollywood forevermore, hopefully.

Narrator: Where everything is more than on the line.
We then see a poker table where King Shaka, Ivan Markov, Jordan Angle, Logan Lemming, and "The King of Mexican Strong Style" Antonio Garcia are sitting and playing cards.
Narrator: Where having an ace up your sleeve can change the difference between victory and defeat.
We then see the Hart Sisters (Crystal and Tracy), The Olympians (Clarissa Yang and Regina Lewis), Mary Addams, "The Orange Idol Princess" Aiko Yoshida, Cristina Moreira, and Queen Sheba all placing bets.
Narrator: Where lady luck can is a fighting dame.

Match 1: CPWA Cruiserweight Tag Team Championship: The Quebec Outback Connection (Remy LaCroix and Wade Parker) vs. The Odenkirks (Steve and Adam) vs. StarrVice (c) (Mark Starr and Ricky Vice)
The opener wasn't bad but it certainly wasn't good either. Aside from the huge pop StarrVice got, they didn't get any offense going. The Odenkirks were decimating their opponents and were looking to secure the victory quickly, but the QOC prevented that from happening. StarrVice rallied themselves back into the match, which saw Ricky Vice pull off a diving plancha onto Remy LaCroix and the Odenkirks. This allowed Mark Starr to hit the Starlight Driver on Wade Parker for StarrVice to retain the CPWA Cruiserweight Tag Team Championships.

There's a good reason why the cruiserweights always put on a great show and this was no exception. Angel Vega started the match hot, followed by some high-flying attacks on Money Mark and Sharnaz Khan. There was a scary moment in the match where Jason Reynolds almost knocked himself out when he missed a shooting star press on Khan. Despite the scare, Reynolds managed to fight his way back into the match. Angel Vega would win the match Angel's Wings (Wing Clipper) on Sharnaz Khan to get the win.

We cut to a music video hyping up the Hart Sisters, Crystal and Tracy.

Match 3: CPWA Women's Tag Team Championship: The Olympians (Clarissa Yang and Regina Lewis) vs. The Hart Sisters (Crystal and Tracy)
It was a technical showcase between two teams with lots of grappling, takedowns, and submissions. The Olympians had control of the match, isolating Tracy from Crystal. Every time Crystal got the tag, the referee never saw it, forcing Crystal back to her corner. Eventually, Crystal would get the hot tag, as she was a house of fire, taking down both Clarissa Yang and Regina Lewis. Crystal placed the sharpshooter on Lewis to make her tap out as the Hart Sisters regained the CPWA Women's Tag Team Championship.

As much as there were hard-hitting attacks from both men, only a half of the crowd was into this match. Thankfully, the match ended with Antonio Garcia placing Logan in a Surfboard Press to win.

The highly-anticipated debut of Pretty Boy lived up to the hype, but as for the match itself, Kenshiro threw everything at him, but Pretty Boy wasn't budging. Even throwing weapons in the ring couldn't slow down Pretty Boy. A simple chokeslam and tombstone pile driver was all it took to put away Kenshiro Ishii as Pretty Boy would win the CPWA Hardcore Championship.

To sum up this match in one word wouldn't be enough. Brutal, hard-hitting, smash-mouth, whatever you want to call it, it was not pretty as Mary Addams had her way with Aiko Yoshida. Addams made the mistake of toying with Yoshida, which prompted a spirited comeback. It looked like Yoshida was going to win the match, but it wasn't meant to be as Mary Addams placed Yoshida in the Iron Maiden to retain the CPWA Women's International Championship.

After the match, Shiori Yoshimura entered the ring to confront Mary Addams, perhaps signaling herself as the next challenger for the CPWA Women's International Championship.

This was quite the star-making match as Ivan Markov continues to find momentum within his time in CPWA. It was a back-and-forth match that saw both men giving it their all. In the end, it would be a Markov Recliner (The Accolade/Steiner Recliner) that would put away King Shaka in a shocking victory.

An organ cover to Runaway Casket plays in the arena as we see a hearse drive down the ramp. Two pallbearers open the backdoor and take out a casket and place it on a cot. The pallbearers open the casket, revealing The Mortician, who enters the ring.
Announcer: Introducing next, from the Resting Peace funeral home, he is the CPWA Television Champion, The Mortician.
Led Zeppelin's "Immigrant Song" (Elliot Loud version) plays in the arena as Mangod makes his way through the crowd, headbutting people at random.
Announcer: And finally, from God knows where, he is the CPWA Television Champion, Mangod!
Match 8: CPWA Television Championship: Aka-Manto vs. The Mortician vs. Mangod (c)
A wild and crazy triple-threat match had to be one of the better highlights of the night. All three competitors at one point or another held the CPWA Television Championship, so they knew what was at stake. Although Aka-Manto and The Mortician started off the match double-teaming Mangod, the wild man himself went on the offensive and never looked back. There was even a spot where Mangod did a Glorious Headbutt from Hell diving spot on both Aka-Manto and The Mortician, who were concealed in the casket. This match had no story or heat to speak of, but the only highlight was seeing Jordan Angle get involved with this big event in some way. Sadly, this doesn't favor The Olympians at all. The highlights of the night saw Shadow Nagasaki, Miles Orozco, and the debuting El Oro De Fenix fly around the ring. The match ended with a Phoenix Splash from El Oro De Fenix.

As much as this match was highly anticipated, it really didn't live up to the hype. Both women shook hands, but after that, it was a matter of who could dominate who in the ring. Queen Sheba had the match won, but a Spinning Float Over DDT from Moreira secured her the victory and the CPWA Women's Championship.

Another match that was highly anticipated and didn't let up on the crazy moments. Right away Kelly Lawton seized the opportunity to climb up the ladder and looked to take the belt for himself, only to be stopped by the rest of the competitors. Jerome Evans, El Colibri, and Silver Eyes each dived off the ladder, performing crazy high-flying attacks. MAGNUM Koyama appeared to be poised to retain the Cruiserweight Championship, only for Han-Sang Hoon to knock him off. This led to a very opportunistic Kelly Lawton to climb the ladder and claiming the CPWA Cruiserweight Championship for himself.

This match was a back-and-forth affair between two competitors with different styles. The high-flying, striking, and technical Deron "Ron" Jordan took on the technically refined powerhouse in Lord Phillip Byron IV. Lord Phillip Byron IV had the match won with the Octopus Stretch, but Elijah Jordan interfered and distracted the referee. This allowed Ron to counter the hold and hit the Mad Ride (Cross Rhodes), followed by the solar eclipse to get the win and become the new CPWA International Champion.

Much like the ladder match with the cruiserweights, the tables, ladders, and chairs match was also thrilling. The Odenkirks and The Newtons continued their feud, but the Yoshimuras weren't going to b ignored for long. From brutal chair shots to broken tables, and even a diving ladder spot from Jake Odenkirk, this match was entertaining. The Yoshimuras retained their belts.

The main event saw all four competitors battle each other for the world title. Right away, Lejuan Jones was easily discarded, along with Kaine Harris. However, "The Number One Pick" would have a few near falls of his own. Not to be outdone Keith Yang rallied back into the match and looked like he was going to secure the victory, but it was not meant to be as Shelton Jordan would hit the exploder suplex on LeJuan Jones for the three count and to become the new CPWA World Heavyweight Champion.

2023.04.01 05:27 ForeverFinalGirl Halloween: Resurrection (2002) [Slasher]

I know Halloween: Resurrection gets a lot of hate but come on, who doesn’t like Busta Rhymes? Not just Busta, but a kung fu loving Busta Rhymes? Yes, this movie is a train wreck but it is entertaining.
PLOT
It’s been three years since the last fight between Michael and Laurie. Michael pays a visit to his sister who’s in a mental hospital and then decides to return home. Unfortunately for him, his house has been invaded by a reality show with fame hungry people investigating it.
MY THOUGHTS
The kills in Halloween: Resurrection are just mediocre. You’ll find better kills in other Halloween movies. The one kill I wanted to see was Nora’s (Tyra Banks) but they cut her kill and you only see the after effect briefly. Though it is the first time Michael beheads someone.
The acting is okay. Not really great. I did like Busta Rhymes and it was nice seeing a pre Battlestar Galactica Katee Sackhoff. We get Busta Rhymes (known primarily for rapping) plays Freddie Harris. Owner of Dangertainment. The kung fu fan who creates the internet show. Katee Sackhoff (known for Battlestar Galactica, Riddick, Oculus, and Don’t Knock Twice) plays Jen, one of the people investigating Michael’s house. She hopes to become famous.
Bianca Kajlich (known for The Winchesters and non horror stuff) plays Sara, the final girl. She doesn’t really want to do the show but does it for her friends. Sean Patrick Thomas (known for Dracula 2000, The Burrowers, Reaper, and The Curse of La Llorona) plays Rudy, the Chef wanna be who blames Michael’s diet as a child for his evilness. (Having said that, I did like him in this.) And finally Ryan Merriman (known for The Ring Two, Final Destination 3, and Backwoods) plays Myles, a high schooler who is catfishing Sara, but ends up helping her escape Michael (online).
We start off Halloween: Resurrection finding out that Laurie Strode has been committed to a mental hospital because she unknowingly killed a paramedic instead of Michael (the ending of Halloween H20). It’s been three years and she knows he’ll be back. And he does return for her and she ends up dying. Michael then heads back home only to get a surprise.
Next, we find out a group of college kids have been chosen to spend one night in Michael Myers house, investigating while live streaming everything. This was the brilliant idea of Freddie Harris who wants his company Dangertainment to make lots of money and become famous.
Once they get in the house it doesn’t take long for the audience to know that there were so many fake props that they were investigating. But it took the students a lot longer to figure out. Finally they realize it’s all fake once Freddie is caught dressing up as Michael.
Michael, per usual, kills off the kids, one by one. For me I feel like Rudy put up a good fight and I felt bad for him dying but he had a decent death. He basically sacrificed himself so Sara could get away.
Now Sara has an advantage over everyone else. She has an online friendship with “Declan”, an IT college kid. He’s actually Miles, a high school kid who has a crush on her. During the live streaming Miles has been watching even though he was at a Halloween party. He is able to give her updates of where Michael is when they discover he is killing everyone.
There’s a final battle between Sara, Freddie, and Michael. We get to see some kung fu movies from Freddie. In the end Michael gets electrocuted and Sara and Freddie survive.
Wow, overall this is a bad Halloween movie. Even so, I still find myself entertained with parts of the movie. I know it’s bad but I’m liking Busta Rhymes in Halloween: Resurrection. The idea of incorporating live streaming into the movie is decent. I just don’t think they did it in the right way. Also I liked the opening. I thought it was a good way of showing how Michael didn’t die in H20 and it ends the Laurie Strode story in this timeline
If you watch Halloween: Resurrection, go into it with low expectations and I don’t think you will be as disappointed.

I’m a real estate agent working all over the entire Richmond area. I’ve been involved in real estate over ten years in one form or another and am in the top 5% of agents in my company nationwide. With my boring whack ass credentials out of the way welcome to my Q2 real estate update where I want to look back on how far we've come in the last three months. We’ll do a quick primer on the current banking crisis that’s been making headlines and what that means for the coming economic collapse (lololol). I also want to walk you through what it’s been like on the ground with some buyers of mine and highlight some events during the course of finding them a home. We’re also going to have some guest commentary by /rva’s resident lender u/gracetw22 with her take on the mortgage side of the business.
 
I’d like to apologize a head of time because I’m going to be jumping into and out of things as I’m writing all of this so the main thread of the post is going to zig zag a bit. Just think of it more like a journey > destination type thing. I’ll try to make this as guided as I can but will probably spend more time fucking with reddit post formatting than drawing up a proper outline so uhhh let's jump in.
 

Days of Whine and Roses

For those joining us for the first time here is the post I made at the start of the year. This covers a lot of basics about where we have come from, answers some FAQs about appraisal gaps/cash buyers/home prices skyrocketing, and is generally just a good starting point for everything I’m going to discuss in this post. Much of this is still valid today and I have been told this is an extremely pro click:

Housing has been in a recession since June/July of last year. The increase in mortgage rates have really put a damper on the market. In some ways that’s a good thing. Things were getting a little too crazy. It sucks for affordability, but homes were flying on and off the market way too fast. Many people couldn’t afford them even because so many people had cash on hand to bid over asking, which is different from an all-cash sale (see my previous post for a more detailed explainer on this), and the list price of a home doesn’t mean shit if it sells for an entirely different and much higher price.
 
The price of the home is what the invisible hand of the market doing jerk off motions says the price is. You can list a trash heap with no central air in Highland Springs for a million but that doesn’t mean you will get it. Conversely you can list some gorgeous updated home in the near west end for a ridiculous amount under recent comps in the last 90 days and pretend like you’re the hero when it falls in line with everything else as it goes under contract. Guess what real estate agents absolutely love doing to artificially boost their credibility?
 
Side note: occasionally in real estate posts someone on here will share a Zillow link to a home pending for like I dunno 350k that looks absolutely magnificent and almost every single time that happens I inevitably look it up, pull comps, and go “yeah this is underpriced by 50-100k.” Ya’ll please stop allowing yourself to be catfished. It’s a deliberate ploy and agents have been shamelessly doing it for the past 2 years. If it looks too good to be true, it more than likely is. Here is an example that caught everyone’s eye listed at 349k closed at 405k: 8016 Burrundie Drive
 

Nobody move there’s blood on the floor

Anywho I mentioned the R word and by that I mean a recession in housing. What you have to remember is that if you’re going to pack your shit up and sell your home you are almost always going to become a buyer unless you’re also being packed up in a coffin or urn on your way out in which case you don’t care where you go. If you’re looking to sell you are looking at what you think you’re going to net for your home as well as what your all-in and monthly payment is going to be on your next home. A lot of sellers are sitting pretty right now flush with equity. The vast majority are holding onto rates of 4.5% or lower. Why give that up unless you absolutely have to? Keep in mind a metric fuck ton of people refinanced in 2020 when rates cratered. Yeah you can bend a buyer over a barrel and get top dollar for your place now, but for many it’s a wash because they’ll have to pay that much more for their next place, go through what they just did to Mr and Mrs Buyer, and end up paying way more for the same thing they just gave up. When rates were low this was easier to stomach, but when they started skimming 7% the value proposition just wasn’t there. This caused a pretty substantial drop in inventory nationally because everyone stayed put. The issue of inventory has been the main driver of why housing sucks the last few years so even though we have less of it there is still upward pressure on pricing just due to the fact that there isn’t enough to go around.
 
Fewer homes being listed means fewer buying opportunities for everyone. The whole system kind of seized up. That being said there are still a lot of renters and first time home buyers trying to break into the market because the rental market fuckin’ suuuuuuucks regardless of what rates are doing. I got a text from someone who I didn’t really expect to hear from until later this year tell me his rent is being jacked up 17% because “reasons” according to his landlord. When people are faced with that kind of increase suddenly purchasing becomes a lot more enticing. You aren’t at the whims of the rental market, you can bank some equity, and you can (mostly) do what you want where you live.
 
If you go back to 2018-2019 which was the last time the world looked ::finger quotes:: “normal” you would see inventory was pretty flat until late Feb and then rose to a peak in the summer. This year has followed the same pattern we’ve had in 2021 and 2022 except we still aren’t seeing the flatline into growth we should be seeing right now. Inventory continues to fall and if that tracks we may not see “peak” inventory until August. There is no hard and fast rule on what the new normal is so this is something I’m going to continue to keep a close eye on city wide and will try to update everyone that’s interested accordingly. For now (In an Extremely Kai Rysdall Voice) let’s do the numbers.
 
Active listings around this time last year hovered around 351k total available units nationwide. It was 438k in March of 2021 and 934k units in 2020. Currently it is at 562k-ish. If your memory is hazy I’ll just point out that March of 2020 was really before COVID hit the US and went gangbusters which is when inventory dropped like a rock and everyone thought housing was going to crash. This week last year we had 93k new listings but substantially higher numbers of immediate sales. Those are homes that go on the market and go under contract within a day or two. We have 68k new listings now with around half as many immediate sales. Again all of this is nationwide so take it with a grain of salt when trying to draw a conclusion using those numbers and comparing them to Richmond. We’re a different market than San Francisco or Denver and what is happening locally here vs there isn’t reflected in this data. Some parts of the country are seeing big increases in inventory and considerably higher vacancy rates on rentals that we don’t have here. I’m just sharing this because it’s interesting from a birds eye perspective.
I think this is a pretty good time to point out the obvious that there is a lot going on in the world feeding into this that isn’t housing specific. It’s as good a time as any to segue into how dumb and bad Silicon Valley bank was at being a bank so let’s fuckin go.
 

Do Re Mi, ABC, SVB baby u and me

Silicon Valley Bank mostly served VCs and the tech sector. That’s been their bread and butter for a while now. Banks typically like to keep portions of their investments tied to relatively safe assets or securities like bonds. If you are watching JP at the fed turn the dial on rates up those bonds you now hold are not worth as much. A good bank will diversify the types of bonds (ie a bond ladder) they hold so that they can let some of them grow to maturity while cash out others but not at SVB. So as the rates went up their bonds became worthless right around the time a lot of VCs and tech companies were feeling the pinch and in need of more cash. SVB said they were going to sell some assets at a loss, people got spooked and there was a run on the bank. Within a short time SVB was toast. Luckily there was a bailout that lots of people are claiming was not a bail out because SVB executives weren’t being saved (there was a bailout) so most depositors will be made whole. Since then Janet Yellen has been going “Wow there certainly a lot of questions about my ‘the banking system is sound and secure’ t shirt I’ve been wearing all week”.
 
There were other banks and institutions that have bit the dust or been on shaky ground like Silvergate with their disproportionate exposure to dogecoine or whatever the fuck crypto nonsense they were up to. Credit Suisse had some shitty fund management issues going back years and some absolutely insane storylines involving the Belgian gang cocaine money laundering, the Saudi’s refusing to back it on reports of mismanagement, etc. The point is this is a crisis in the ability of some banks to do very basic bank things. It’s not the same thing as Lehman Brothers, CDS, AIG, credit availability to the average consumer with a pulse being approved for “sky is the limit” loans without asset verification. This is a case of some banks screwed up how they hold bonds which is one of the most boring things to fuck up in that world. They didn’t get struck by a moving vehicle out of nowhere. They put their car in neutral on a .05 degree decline, laid down 20 feet away, and let it roll over them at a snails pace.
 
Fun fact: the CEO of SVB was actually the CFO of Lehman Brothers in the 2008 GFC so lol man oh man talk about falling up.
 
“But gowhatyourself, what does this have to do with housing in Richmond?” You know I’m glad you asked that question Rhetorical Device thank you. It doesn’t directly, but it has introduced a degree of volatility to the bond market and in turn interest rates that, again, has given sellers pause and some lucky buyers a great opportunity to get in at lower rates as they time the fluctuations. I have more to say on that later on.
Markets do not like volatility. Line must go up and in the absence of “up” it must stay flat or decline in a predictable way so that there is enough breathing room to make money on the way down. The house always comes out ahead but when conditions are uncertain things get dicey. That’s part of why SVB went under. The house (Peter Thiel) coordinated a bank run. The economy, just like real estate, is often governed by “vibes”.
 

You get a good job with more pay and you're okay

“So what are the vibes in Richmond gowhatyourself? Home prices are declining! I saw they dropped precipitously in Sacramento!” Yes no kind of not really. Much like politics real estate is both national and hyper local. Trends in inventory and home prices can be looked at broadly as a measure of what the economy is going through as a whole, but it lacks context. Prices have fallen in areas with a lot of tech exposure which have seen layoffs and slow downs so people aren’t paying the same premiums they once were. Again though, it’s context dependent. We didn’t experience the same price shock as some other metro areas. We didn’t see the absolutely bonkers price increases you saw in Austin or Des Moines for example. We also aren’t seeing the same type of correction either. Our home prices have actually stayed relatively flat or have even gone up in some areas of town since last summer. I’m still regularly seeing homes go for some pretty eye watering prices in the fan and near west end, but not so much in say Moseley. Short Pump still has some wild shit happen from time to time too. I, much like many others, cannot for the life of me figure out why 12 Westham Parkway went for 400k over asking.

Again, context matters. Scarcity matters. Buyer appetite and their motivations matter.
The motivation matters because some buyers aren’t entirely on board with getting the process started, but have their hand forced because landlords think they can squeeze more out of their tenants. I cannot count the number of people I’ve spoken to in the last month that have told me their rent is being raised by some obscene amount with landlords giving the excuse of “Oh yeah my costs are rising”. Buddy your costs to do what refuse to replace air filters or something because you aren’t doing shit in the best of times? Buyers just take a deep breath hold their nose and start making the necessary moves to purchase a home. Landlords don’t care because they can and will raise rent even more if those people bail so it’s a win for them regardless. At least for now until vacancy rates start to rise like they are in other parts of the country where people decided that building more housing was a thoughtful prudent thing to do.
 
I know landlords read these real estate threads and I’m not trying to paint you all with the same brush I’m kind of sure that not all of you are blood sucking sociopaths. AirBnB owners can get fucked though.
 

'Till the tears run down from my eyes, Lord

At this point I’d like to walk you through the process for one of my buyers (With their permission!) that started their journey back in December. I think it took a rather interesting arc that illustrates a lot of trends going on in real estate right now. When we first spoke they gave me their list of wants and needs so I did the usual thing of sending them things to look over and then put them on an automated search that went out daily. I was still checking on the portal every day and tweaking things here and there (“Hmm what if we go back a few years on the build date or look a little more east…” that kind of thing). We were casting an extremely wide net. South of the river from 288 all the way down to around Courthouse Road at 288 out west to about the Richmond Zoo. 500k or less built in the last 25 years. That is an absolutely massive area. They had certain preferences for what they wanted in the home of course. Some natural light, a halfway decent kitchen, and some square footage to spread out in but there was nothing they told me that was so hyper specific that it should have been difficult to find anything. Boy I was wrong.
 
We would go weeks without seeing anything come on the market. I think we only went out maybe once in January because there was just nothing and even then what we toured wasn’t worth the drive for either of us. When something did go live we’d go take a look at it and jointly agree that it just wasn’t even worth offering on. Usually it was because the home had not been kept up with which is something you find more often than you’d think. People buy/build new homes then assume they don’t need to do anything to it so they never change their air filters, clean the gutters, etc. There was one home we saw that was built in 2017 and I swear to god I don’t think they had ever changed the air filters anywhere. The HVAC system sounded it like it had been chain smoking Marlboro reds for the last 5 years and when I popped open the air return dust and dirt had completely caked over causing a near total blockage of air flow. Sometimes we’d go and find out a home had solar panels that had not or would not be paid off at closing. What buyer is going to cover $40k worth of solar panels at closing? The point is they weren’t being picky or anything there just wasn’t anything that really worked.
 
Weeks and months went by with nothing to really put an offer on, but at the same time we also weren’t losing out on anything either. Homes were still going under contract quickly we just didn’t see a reason to bite on any of them. The week SVB went under I started watching the 10 year bond dip and poking around just outside the MLS area they had been looking at because I felt if there was ever a time to stretch the parameters it’s now if rates drop abruptly over the weekend. Bingo. I found something that checked almost all of their boxes. We toured the home. They loved it. I hit up their lender to see where rates were and if he was seeing movement trending down. Between the beginning of the week and when we went under contract their rate had gone down almost a full percentage point. After months of wandering the stars aligned and we were set. No escalation clauses, no waiving inspections or waiving the appraisal. Just a fair purchase price on a cleanly written offer and a 30 day close.
 
The listing agent tried to do the whole “My sellers are out of town and need to review in two days” and I just went “nah lady you used Authentisign for the DPOR form you can present this now thanks.” So she caved and she did. For the record it was almost impossible to bully sellers like this last year. They’d just tell you to pound sand and get in line.
 
Some of what I mentioned above wasn’t really the case a few years ago. There was a lot more competition and even though right now the data was clearly showing there were more homes being listed nationally than there had been in previous years we just weren’t seeing it where we were looking. That whole part of town either locked in their purchase around 3% or they re-financed and planned on staying put. That’s just how the burbs be sometimes.
 
The point of all of this isn’t to say “WoooOOOwww I’m SUCH a good agent” it’s that the market is doing really funky things and ultimately it’s possible to get into something you want if you are patient and strategic. Plan accordingly! If you are thinking of doing something this year get your ducks in a row now so that when opportunities like that present themselves you know what you want and you can act decisively. Talk to Grace and sort out what your financing is going to be. Figure out if you want to break a lease early and if there are any penalties or if you’re free and clear with 60 days notice. Confirm with your soulless middle manager at cap one that you are locked into WFH so you can shop south of 288 without fear of reprisals via shit traffic engineering.
 
One last thing I want to cover before I turn things over to Grace is what happened with new construction following my last post in January. At the time what we were seeing in the industry were home builders struggling to make their numbers because longer lead times vs resale were hampering their ability to keep fidgety buyers watching rates rise under contract. Homes were being cancelled and people were backing out at alarming rates. So here I have to hand it to the builders. They saw where they had leverage and pounced in some pretty creative ways. Many builders have in house financing (NVR Mortgage and Ryan Homes for example) so some of them started doing things like aggressively offering free rate buy downs, or holding steady on pricing and offering deep incentives like hey sign now and you get 15k in free kitchen upgrades (at 2k cost to us). I saw home builders offering free trips to resorts to agents who brought them a buyer who signed on the dotted line. Commission offerings from builders went up. They pulled all the right levers and captured a lot of people who had been sitting on the sidelines through the winter. Some builders found that fairly mild price cuts were all you needed to do to get people through the door again. The builders just have leverage in ways traditional sellers either are unwilling to take advantage of or simply cannot compete with.

Just some quick thoughts for where I see mortgages moving:
  1. After the most recent federal reserve meeting, Jerome Powell’s comments seemed to indicate that they were slowing down the rate of federal funds increases, and believes that the current amount of credit tightening is more than the current inflation data shows, so the fed intends to wait to see what the current changes cause before continuing on. The fed indicates to expect one additional rate increase this year and expects slightly lower rates next year. This does NOT directly impact your mortgage rate, but it does tend to follow similar patterns to what DOES impact your mortgage rate. Love to hear it.
  2. Getting MUCH less press but what will be MUCH more impactful to your mortgage rate is the strong stance the federal government is taking in policy as it pertains to mortgages. Remember, the only reason that a 30 year fixed rate mortgage exists is BECAUSE of the secondary market for them and the government entities that manage that. Private loans that are not sold on these markets are historically 2-3% higher. The federal housing finance agency and house finance committees have made a number of decisions lately that signal the government is moving their policy on mortgages away from a risk based model: the riskier the loan, the more expensive, and more toward a social service type model: the less help you need from us, the more expensive. As of right now, someone making less than 80% of the area median income is getting the same rate that someone with an 800 score and 50% down would receive REGARDLESS of credit score, down payment, property type, etc. Someone with a 740 score who makes over that 80% limit is paying a higher rate comparatively than they were 2 months ago. Higher earners are going to increasingly have the best available rates from banks that are lending their own money or brokers that run with very minimal overhead.

When I was a teenager it was so easy. I compared myself to artists like Daniel Johnston, Kurt Cobain and Ian Curtis, I was suicidal but I took comfort in those thoughts, the idea that I could opt out anytime I wanted. I’d fall asleep daydreaming about my funeral. In a fucked up way it made me feel “different”, the idea that suffering creates character. Now suicide isn’t an option because I feel like I haven’t done enough, and killing myself is pathetic at this point.
Drug abuse was easy, get loaded in my closet and fall asleep. Black out for days, no problem, it’s not like my parents wouldn’t make me still go to school. Now it has to be planned, I have to make sure I don’t crash my car, not show up to work, not blow through my savings and make sure I turn in schoolwork.
I always blamed my feelings on teenage angst and my situation at home, but they never went away. It’s embarrassing now that a grown man would feel like this. I have to hide it from girlfriends, hide it from friends, because I refuse to be pitied. There’s nothing romantic about it anymore, it’s just pathetic and weak. I feel like expressing sadness automatically gets you lumped in with the loser “ryan gosling is literally me” crowd.

2023.04.01 00:25 sixela0205 Travel Hacks: From Donostía-San Sebastián to Valencia to Andalucía

Hey everyone, I am planning a trip to Spain for around 22-23 days from early to late August before I travel to Portugal (late August - September) and spend 21 days there with Porto as my final stop to finally end in Madrid for 4-5 days (mid-September). So, the Spanish trip will be like 26-27 days in the end lol.
I am having issues to find a way to go from Donostía-San Sebastián to Valencia and not pay exorbitant prices. After Valencia, I am hoping to go Andalucía for 7-8 days. Does anyone in here recommend a way to go from and to these places? Below are some travel hacks I found:
  1. Night flight from Cologne to Barcelona from Germany with RyanAir. Will get to Barcelona at 23:59 lol. Flight is booked, and found out that the cheapest way to fly out of Germany to go to Barcelona is usually from Cologne and (sometimes) Berlin.
  2. Day 1 morning - Day 7 morning: Barcelona for a week, with a day trip to Sitges and maybe Girona (never watched Games of Thrones). Still undecided where else to go for a day trip. Recommendations kindly appreciated!
  3. Day 7 morning - Day 13/14 morning: Basque Country. I found a ~18 EUR Renfe train from Barcelona to Bilbao! I am quite a tripster, so I would like to spend time in Basque Country after spending time in the more touristy Barcelona and around. Ideally 7 days in Basque Country but if anyone in here thinks 6 or 5 even days is enough, please let me know in the comments. My final stop in Basque will be Donostía-San Sebastián for sure with a still undecided place to go in between Bilbao and Donostía-San Sebastián.
  4. Day 13/14 morning: Train/bus from Donostía-San Sebastián to Valencia. Trip is apparently 8-9 hours! Would it be too much? One bus company forbids food in the bus.… rip. I am thinking of flying but I am flying too much already in this trip… Australia to Frankfurt via East Asia, Cologne to Barcelona, Madrid to Frankfurt, Frankfurt-Australia via East Asia … it’s a lot! Hence I am also considering to catch the train from Donostía-San Sebastián to Zaragoza and stay the night there and then go to Valencia the next day. I would rather not do that as I would have to compromise a day in Basque Country or Portugal :(
  5. Day 14/15 - 16/17: Valencia. Is three days too much? I am only going because everyone goes there to be honest. I would end up in Valencia in mid-August. Heard the weather in August there will be more bearable compared to Andalucía, especially Sevilla.
  6. Day 16/17 - Day 22/23: Valencia to Granada. Stay there for 2 days, then Córdoba (2 days) and finally Sevilla (3 days). Either Sevilla or the beach town of Cádiz will be my final stop before I go to the Algrave for a week. Though I could potentially reduce it to 5 days so that those 2 days get added to Coimbra and Porto.
  7. Train/bus from Porto to Madrid. Stay in Madrid for 4-5 nights. Fly from Madrid to Frankfurt next day and from there back home.
Any tips on how to get out of Donostía-San Sebastián or even back to Bilbao to go to Valencia in mid-August will be appreciated. Unless it is best to skip Valencia this time around and fly straight to Andalucía (Sevilla most likely)?
