Hi guys! So basically my parcel was send to me and after few days i got this delay notification: “Due to operating conditions, your package may be delayed.”
For two days tracking did not update and then it updated saying it departed from facility and then stopped updating again. I was wondering if this is a normal procedure by UPS or some sketchy things might be happening because i legitimately don’t understand the tracking terminology. Thank you in advance for your explanation!

Myself, my wife and 3 kids are in a jam. We moved from Illinois in June 2022 to Goodyear, AZ. While the weather is exactly what we like the area is not what we like. 6/2022 we purchased a new 5bed/4Bath 3100 sq ft home 3 car garage. It’s been on the market for 200 days, not a single offer. Obviously we overpaid on this and I don’t want to sell this at a loss. We did good on our last home when we left and I purposely put 20% down as we were going to purchase a lot and build. Due to sickness with my MIL I feel we’re going to have to move back. From a friend of friend we had someone approach us that wanted a rent to own. Seems like seller has more protection and has leg up. I’m not looking to hose anyone, I’d honestly be happy making 10-15% monthly. All maintenance is responsibility of the buyer. Doing so would put the monthly cost for buyer at $3600. This includes the taxes, and insurance.
My contract also expires tomorrow with my realtor. They’ve tried and it’s not their fault I overpaid. I was considering dropping my price 50k trying to sell “by owner”, then just cut and run.
Any thoughts on what I should do?

Spanish speakers are rare so that means they are in high demand. Don’t be afraid of asking for at least $20/hour or more.

Much of what I post on this subreddit comes from Google searches on Nellis, Area 51, and Groom Lake that arrive in my email. I will admit I have no idea how to set up automatic searches these days because I set them up probably two decades ago. (Maybe someone will do the honors and post on how to set up automatic searches.) So I read the hits in my email and filter the nonsense. The false hits are plenty. You would be amazed at the number of people who die with the name Nellis.
I do a weekly search on the Tonopah Test Range with some terms blocked. There is unfortunately a Tonopah in Arizona. On a Google search, you can instruct the search to not include hits with a minus sign before the term. My TTR search is
tonopah test range -arizona -az -zillow
I then select the "past week" option. I block Zillow hits because there are streets named Tonopah. Unfortunately there are a lot of websites doing SEO (search engine optimization) that forces irrelevant hits.
I check sam.gov for Nellis and Edwards.
I am on the DoD mailing list for contracts. Another thing I set up years ago and don't know how to do today. This is the link.

To expound on the title, my divorced father passed away unexpectedly in 2014. He left no will at the time of his death. My eldest brother decided that he would be the best person to be the personal representative of my father’s estate. He has almost completely squandered the entire estate at this point. The only asset remaining is my father’s house, worth over $900,000 (according to Zillow, so yes I know just an estimate). There are currently multiple tax liens on the home as my brother has not paid them. I’ve had to come to the rescue multiple times to avoid a foreclosure. I’m finally in a place where I want to take ownership of the house as well. However, I recently found out said brother deeded the house to himself solely, undercutting myself and our other brother. Since there was no will, is this legal? Is there anyway that I can get my (and my other brother’s) ownership in the property back?
Property is located in Mesa, AZ.
I know this is a complicated situation that requires legal counsel; however I’m at a loss as to what type of attorney could potentially help me.
Any advice that points in me the right direction is much appreciated!
