If you take on too much land you’ll stretch yourself (and your wallet) too thin, but if you take on too little you could end up with a failing farm fast.
For aspiring self-reliant homesteaders or hobby farmers, figuring out just the right amount of acreage is crucial.
For answers to this foundational question, we turned to successful and well-known homesteader, small-scale farmer, educator and farming consultant Ben Godfrey of
Sand Creek Farm in Cameron, TX.
Ben and his wife Alysha started out as small-scale hobby farmers and now run a successful, full-time 169-acre sustainable farm and homestead. Today, Ben shares his story, advice and insights on how you can get started on your hobby farming journey.
A gradual shift from city slickers to suburban equestrians, then hobby farmers, then professionals
Like most families, the Godfreys didn’t begin their life together as homesteaders.
Ben (a country boy), his wife Alysha (a city girl) and
their growing family gradually migrated from suburbia to full-time farming over the course of many years. Ben explains:
“My wife was a city girl, so I kept wanting to bring her out to the country. I started with our first house in a little subdivision, then I drew her out to a rural subdivision with about 3 acres so she could have her horses there, then I lured her out to a bigger house on around 20 acres.”
As the family fell in love with hobby farming and country life, they quickly expanded to 40 acres. All the while Ben was still running a successful construction company in town.
Ben says jokingly, “The 20 acres was really just to entice my wife in the beginning, but I had plans to purchase the 20 adjoining acres as well.”
On their 40 acres they had a small dairy and horses; grew their own produce and livestock; and had an orchard. It worked for them and allowed Ben to continue his career in construction, until…
Trading in a lucrative construction business to live off the land
Like most hobby farmers, Ben’s “real job” as owner of a construction company supported the family and afforded them a comfortable living.
Though Ben and Alysha were more than capable of straddling both worlds, it didn’t come without a price.
“We’d been evolving over to farming and I just enjoyed it much more,” Ben explains. “Even though the income was a lot better in construction, it caused a lot of stress and the quality of life was a lot better in farming.
“Plus in construction I was gone from the farm and my family a lot and I really wanted to be closer to my family. Now every day, with the exception of deliveries, I’m at home with them.”
Ben and Alysha now have five girls, ages 3 to 16, who help them out on the homestead.
How the Godfreys tackled the sustainable farming learning curve (with help from the Amish)
Though Ben has a degree in Agricultural Development from Texas A&M, plus some previous hobby farm experience, the Godfreys knew they still had a lot to learn about how to manage a sustainable farm and homestead.
“The type of agriculture they teach at Texas A&M is not at all like what we do here," Ben says. "We’re using agriculture that was probably taught at A&M 100 years ago, before chemicals were so prevalent. It is a lot more sustainable.”
So how did they figure out how to start their sustainable farm?
“When we bought the 40-acre hobby farm it was a blank canvas. It was basically a hay field with just a little bit of woods. We wanted to build a home, our barns, facilities and everything for a homestead. So I told my wife I thought we should visit the Amish to see how they do it.”
His wife agreed, and Ben quickly scheduled a business trip up to Ohio with the main goal of observing the Amish.
He connected with an Amish family there, and they invited Ben to bring his whole family to work and learn from them on their farms. “I was just so impressed by the quality of their children. And from there, we went from really 'a city lifestyle while living in the country,' to a much simpler lifestyle doing a lot more as a family.”
It was through their work with the Amish that they discovered the magic of using draft horses for farming.
“After our first visit, we returned to Ohio in October and bought a team of horses and all the equipment,” Ben recalls. “We harnessed up the two horses right there at the sale barn and drove them 2 ½ miles down the road to our friends’ farm…and it was just as peaceful as can be. From then on I was hooked.”
Ben and Alysha have remained close with their Amish friends for the past 13 years, and still return to Ohio to visit and purchase horses and equipment.
To date, they’ve brought more than 200 horses from Ohio to Texas.
How cashing in on their first hobby farm allowed them to “Go Big”
Though they loved their hobby farm, the Godfreys dreamed of having enough land to start up a larger dairy and sustainable farming business.
So, when the opportunity arose to sell their homestead (for a healthy profit) in 2007, they jumped on it and used that income to buy a bigger farm in a more rural area.
That bigger farm was 169 acres, and would soon be known by the entire sustainable farming industry as Sand Creek Farm.
What a 169 acre sustainable farm and homestead looks like
The Godfreys have diversified their land beautifully. They offer raw milk and other dairy products (theirs was one of the first farms in Texas to get a raw for retail channel license), grass-fed beef, pork, broiler chickens and a limited number of eggs.
Their farm is almost entirely horse-powered using techniques and equipment acquired from their Amish friends, plus a few tricks Ben’s picked up online.
The pace, peacefulness, connection and environmental benefits of using horses falls right in line with their commitment to sustainability.
As for acreage and farm design, their four aquaponic greenhouses take up about 1 acre, 5-10 acres are dedicated to produce cultivation annually and all the rest is pasture for rotational grazing.
The farm is not “certified organic” though they raise all their products using organic principles. Ben explains:
“I’ve had the certification paperwork on my desk but I just haven’t seen the value in doing it. The relationship with your customer is the biggest deal. The only reason you’d need a certification is if you’re not selling direct to your customer. But if the customer is inspecting your farm themselves then you don’t really need it.”
They also offer sustainably grown food products from other farms, like pure Vermont Maple Syrup, raw honey, soaps and wholesome breads.
Historically, the majority of their business has come from dairy, which lead customers to the farm’s other offerings, such as their CSA program.
At present, Sand Creek Farm is transitioning.
“Dairy is still a major key, but I would say ideally we’d like to be 50% aquaponics, 25% dairy and 25% field vegetables, farm-stays and on-site training,” Ben explained.
Even with their success and reputation, the Godfreys aren’t afraid to embrace change and shift their business model as they continue to learn and grow.
40-169 acres works for the Godfreys, but what about beginner homesteaders and hobby farmers?
Ben gave some serious thought to our original question, “How much acreage do you need to start a hobby farm or homestead?” and offered this advice:
“If you were going to have a homestead with 1-2 horses, a family cow, and your gardens, I’d want 10 acres of pasture, 2 acres for produce, maybe a one-acre orchard and the rest of it would be buildings.
So 15 acres could hold most of what you want to do.”
The Godfreys opted for larger pieces of land for their homesteads because they have five children and usually keep 7-8 horses in addition to their dairy cows. All this requires more pasture.
Ben also offers this advice to aspiring homesteaders with “real jobs” on farm location:
“I wouldn’t recommend moving way outside the city limits. About 20-30 minutes outside civilization is good, but 45 minutes and up feels a little far. Unless you can telecommute, then being further out is great.”

You’ll have a much more successful enterprise if you know what you’re getting into beforehand.”

Hi everyone,
Played the game a ton when I was a kid, and just got back into it 3-4 months ago. This community is awesome and I'm so glad it has thrived all these years. I've watched a lot of Hera/SOTL/Viper videos but have only played against the AI. So, as a lurker, thanks for everything so far! First post and I'm going to start jumping into ranked games. So hopefully more to come!
Sicilian rush tactic (for Arabia):
I can win reliably with a random civ on Hard, but can only beat hardest with select civs. However, I can dominate extreme with Sicilians. As everyone notes, towers throw AI for a loop, but the forward Donjon rush just absolutely annihilates the extreme AI. When aging up to Feudal I yolo 4-6 vils (with the scout) and build some palisade walls near their forward gold/stone or woodline. As soon as Feudal goes through, I immediately build a Donjon and start training sergeants. No feudal unit can compete against the donjon/sergeant combo so the Donjon stays safe. I send the vils to whatever resource I just cut off (doesn't matter which but stone is great to keep the rush going; gold is great to focus on archers/sergeants). I usually add a range and train 5-6 archers to combo w sergeants or to just garrison the donjon as I build the 2nd nearby. Then I build more donjons w sergeants, etc. So between the towerish rush and the feudal aggression, the AI melts. I have to have home vils on gold/stone more than most builds, but then again I stay in Feudal for a very long time and the yolo'd vils help with gold or stone. It throws my eco out of whack for a while but the opponent's economy is super weak so it doesn't matter too much.
Questions:
- This seems like a really dominant strategy. I've heard people say that towers can counter Donjons, but I just don't see that happening with sergeants protecting them and a vil repairing if needed. If you can add a range and 5 archers and just keep bringing those 5 to the most forward donjon. It's super strong and at a decisive point the sergeants can attack the enemy tower. The AI basically never counters with a tower so I'm not sure if this really works on decent ELOs. Would I be caught dead in ranked? Or is there a prob a certain ELO range that would just crush my treasured rush?
- I've heard people say just throw all your vils at the first donjon to make sure the donjon rush dies. The AI never does this, but with a scout and 2-3 other vils intercepting, it strikes me that the donjon would still go up. Then sergeants can protect from there onwards. I suppose if ALL your dark age vils go to donjon it could take it down, but that would be worth it in itself to get me a jump on economy. Is there something I'm missing about what people mean here?
- A danger is how exposed my own base is with basically no military, but if the opponent seems to have gathered an army I can just place a donjon at home to protect (esp. at stone/gold). It takes a ton of stone, and maybe some market use, but it doesn't feel untenable (especially if their home base is on red alert. Am I just falling into this habit because of the AI's typical moves?

What is Pavement?
The road pavement is multiple layered surfaces constructed to allow the movement of vehicles and provide a smooth and comfortable ride to road users.
There are two primary purposes of road pavement, first to provide a controlled friction level to the running vehicle, and second to transmit the vehicle load to the underlying ground.
Key Functions of Road Pavement:
- Transmit the vehicle load from the base coarse to the sub-base to the underlying ground surface.
- Robust enough to bear Heavy Vehicle load for the entire design life duration with minimum maintenance or intermittent pavement treatment.
- Provide adequate skid resistance either by directly applying high PSV (Polished Stone Value) surface course or by applying HFS (High Friction Surface) Treatment.
- Provide low noise levels (generated by tyres and pavement surface friction) in the urban road by applying TSCS or a similar surface course.
- Allow comparatively a high noise level on rural motorways/ national roads but minimize the construction and maintenance cost in long run.
There are numerous types of road pavements as per the road usage, local environment,
ground condition, etc and all pavement types come with some pros/cons and advantages/limitations, etc.
Broadly Road Pavements are classified into three distinct categories based on the pavement material types
Types of Pavements
There are three key types of pavements depending on the materials used as shown below:
- Flexible Pavement
- Semi-Rigid Pavement
- Rigid Pavement

Flexible Pavement
Flexible pavement is made of multiple layers named surface course, base course, sub-base, capping, and lastly Geogrid. The surface layer is made of Asphalt material.
It is further categorized into two materials named Thin Surface course System (TSCS) and Hot Tolled Asphalt (HRA).
- Surface Course
- Base Course
- Sub-Base
- Capping
- Geogrid
Surface Course:
The surface Course which is made of Asphalt material is a mix of asphalt cement and aggregate (5% and 95% respectively). In surface course treatment, larger size aggregates are placed in the lower section and small size aggregates are placed in the upper section.
Asphalt materials are made robust enough to withstand the local climate, which means in a colder climate, they are made softer and in a hot climate, they are made harder.
The following are two types of material commonly used as surface Courses:
- Thin Surface course System (TSCS)
- Hot Rolled Asphalt
Thin Surface Course System (TSCS): This Surface Course System is considered a high-end Stone Mastic Asphalt and is preferred for the urban road for low-level noise generation from vehicle tyres friction. It is easy for placement, and compaction.
Riding quality over the TSCS is also very smooth compared to HRA. TSCS comes in three sizes:
- Type-A: 12mm to 18mm
- Type-B: 18mm to 25mm
- Type-C: 26mm to 50mm
Hot Rolled Asphalt (HRA): Hot Rolled Asphalt (HRA) is a composition of bitumen, aggregate, and sand. It is highly dense and pre-coated chipping asphalt and comes with a high skid resistance ability. A high PSV (polished stone value) value chipping makes the HRA more skid-resistant.
As a result, it generates a high level of noise due to vehicle tyres friction and so, it's not suitable for the urban road but useful for rural high-speed roads or motorways. It needs less maintenance and resurfacing compared to TSCS.

Milling of the Pavement Course is required when it is recommended to restrengthen the existing road pavement. Milling is a delicate task and needs high-level workmanship and expertise.

allpaving Base Course:
The base Course is laid just below the surface course and above the Sub-base layer. The thickness of the base course varies from 100mm to 160mm.
It is laid to support the foundation and transmit the load of the vehicle and upper pavement layer to the sub-base and underlying soil.

The sub-base is laid just below the Base-course and above the Capping Layer. The sub-base is considered the foundation layer (unbound layer) and made to bear a load of the above layer plus vehicular load and transmit that to the Capping and underlying soil.
The thickness of the Sub-Base Course is dependent on the CBR of the existing adjacent ground. The lower the CBR value, the higher the thickness of the sub-Base.
The sub-base course is an unbound layer and made of a material such as crushed stone or crumpled concrete or slag.
Capping Layers:
Capping Layer is also considered a part of the Pavement Foundation and termed as an unbound layer. The aggregate used in Capping is generally of inferior quality than the sub-base course. It supports the Sub-base and minimizes the damage of the sub-base from excessive vehicular loading.
The capping layer provides additional strength to the Sub-Base and also shields the underlying soil from heavy construction vehicles and machine loading during the construction stage.
Geogrid Layer:
Geogrid is predominantly a Geosynthetics and is made like an open mesh grid structure. It enhances the tensile strength of the underlying soil and minimizes the undercutting soil. It holds soil particles but permits the movement of fluids, so greatly enhances the performance of the Pavement Sub-Base.
Semi-Rigid Pavement
The pavement sub-base is commonly constructed from traditional aggregate. Semi-Rigid Pavement is made of
waste materials such as steel industry wastes such as granulated slag, BF slag, Flyash, SMS, etc.
These steel industrial wastes are very useful to use as a Sub-Base material and it improves the performance of the Sub-Base significantly.
Rigid Pavement
Rigid pavements are made of a mix of aggregate and Portland cement in the form of a concrete slab. The slab is laid over the sub-base material which is made of granulated material or placed directly over the capping layer.

I would prefer low retirement tax implications (this would not be for my ie not for my 401k withdraw but for elderly people who I will be taking care of their disburstments ie SS/ annuity/ forget other shit but perhaps a benefit state to the. On that topic a state with no inheritance/death tax.

| I am extending my residential wifi from 2 AP to 4 to fix key dead spots - Any suggestions for this two-story design? - Are there better ways to predict multi-floor coverage? Both of these systems will run the GPU + CPU simultaneously at 100% when using a tool like Kombustor, AIDA64, or HWBOT x256 and never make it near throttling temps ....no significant or unusual spikes to speak of in terms of temps, framerates, power draw for both CPU and GPU...all graphs look smooth, steady, and as expected for the entirety of testing, and well within acceptable tolerances. As far as I can see here - there is no indication of a problem.
- The issue - BOTH systems display this behavior in an identical fashion but let's focus on system B since it's got more horsepower - During gameplay GPU usage is spiking heavily downward and VERY rarely reaches close to 100% in games. I have tested the following:
Overwatch 2 Warframe Jedi: Fallen Order Battlefield V Horizon Zero Dawn: Complete Metro 2033: Redux Hitman 2016: GOTY Sims 4 Gears of War 4 Apex Legends Bioshock: Remastered Shadow of Tomb Raider Lumote Destiny2
and all of these games behave the same. All settings are "turned to 11" in all games, framerates are uncapped in all games where it can be, and I have modified all the usuals in the NVIDIA control center and Windows to make sure that there aren't any power saving features enabled.
-The exceptions- If I fire up Portal with RTX, or Metro Exodus: PC Enhanced Edition the GPU usage finally is pegged steadily at ~99%, but frames are below 60 and CPU usage is below 65% in both of these instances
-The Icing on the cake - When mouse input is detected, the situation becomes even worse. Framerates and GPU usage PLUMMET - I have seen Overwatch 2 fluctuate from 200+FPS down to below 60 when mouse input is active, then back up to 200+ when I stop moving the mouse - BUT WAIT, THERE'S MORE!... If I use my Xbox Elite controller to play any of these games via USB or Wireless dongle the
input issue goes away, but the GPU usage still stays well below average.

Cam and Perry Thompson kinda fill the same role so it's not a huge concern but Auburn is leading here and would give Hugh Freeze a real weapon. |
TE (1-2 Needed/0 Commited) Overview: I think *how* Tommy Rees constructed/called his ND offenses is a bit overblown in how his Bama offenses will look (you play with the talent you have) but Bama has been trying to find their Kyle Pitts/Brock Bowers/Michael Mayer for years now - really since OJ Howard/Irv Smith with a brief detour into Jahleel Billingsley. Alabama would like multiple bodies here if available but would really like a least one really good on in 2024

Hello,
My wife and I recently moved to Dallas, TX and have been renting an apartment for the past 6 months. We are looking to buy a house once the lease is up in December around the northern side of Dallas where the housing market is 'booming'. Our intent is to buy a house to live in it for a year or two and rent it out then buy another.
We have been looking into new constructions for single family home or townhome with upper limit of 500k but that seems to be a tight limit for new construction homes so we have been thinking maybe we should consider older homes like built in 2015. The reason we are looking for new construction is because we want to buy the first home as investment but we'd love to buy one that we'd love to live in and would not require too much fix up.
My wife and I make 200k as combined salary and we are planning to do 3.5% (FHA) or 5% (Conventional) downpayment and keep the mortgage price under $5000.
My question is, what would you do if you were in my shoes? do you think 500k limit for either new build or pre-owned home sounds like a good plan for the first residential home which will be investment in the future? What are some tips you'd like to share for me?
