I entered contract as a buyer for a home in MD. The listing mentioned the house comes with brand new window air-conditioning units. When I tour the home, I did see those air-conditioning units.
Once the selleagent accepted my offer, they sent over a contract that has a blank Non-Realty Items & Exclusions page. My agent sent it back asking that they put the window air-conditioning units in the Non-Realty Items & Exclusions page since that was in the house and also listed in the description of the listing.
The selleagent sent back a new contract that not only list the window air-conditioning units, but also check marked the boxes for: Washer, dryer, microwave, dishwasher, drapery/curtain rod.
I reviewed the document and signed it. The seller also signed the document. The home is officially under contract.
The original listing never promised those items. We never saw those items on the house tour. So it was surprising to see them suddenly get listed in the contract.
How enforceable is that list? Can I request those items to be provided since it was listed by the selleagent in a contract that we both signed? I guess they could just terminate the contract if they realized they made a mistake listing those items and do not want to provide them to me right?

Although the age of this account doesn't show it, my first introduction to Reddit was around 2009, when someone posted a breakdown of ACA — when all the different provisions would take effect and what they meant. I don't think I created an account until someone posted about this kid in Los Angeles who created an arcade with cardboard boxes.
Almost 15 years later, this place had been more than a website or an app on the internet for me. It's been one of the last bastions of a more bohemian web community.
I've been an Apollo user since its inception. The customization has made my experience with Reddit frictionless. Lately I've passively taken care of my Pixel Pal (Hugo) for no other reason that the developer gave me yet another reason to interact with this community. My experience with other apps, including the native one, haven't come close to matching the experience. The additional friction is going to lead to Reddit becoming a distant memory.
So I'm sad. And just wondering if it's ridiculous. Because I'm a big fan of the saying that maybe the real treasure is the friends we've made along the way.

Ok I need to vent a little bit and because I know there is no solution about it…
Some people may think I’m too dramatic but I’m still pretty shook up by the experience.
I was walking on my street on the way to the park with my 1 and half year old kid. It was 6pm and still daylight. I live on a narrow residential street, one way with a bike lane on one side and four speed bump on this section, in front of a school and the speed limit is 30km at all time. I was about to cross the street, when two cars were racing down the street. Luckily I heard them (their accelerations were super noisy) and I had time to step back and grab my kid!
I didn’t have time to see them coming! They were driving at 60-70km at least. And right in front of us the one behind try to pass the other one because there was no car parked in front of the school! However, as he was getting on the bike lane he almost run over a bike!
It’s a very quite and safe neighborhood, my kid who barely learnt how to walk usually wander by itself, to pet the cats on the street, smell the flowers and says hi to all the neighbours. I usually don’t let my kid go in the middle of the road, but you never know what a child might decide to do! And today, I was getting ready to cross, I was just waiting for my kid to reach for my hand so I could carry it in the other side, then…. Vroouuum
I just had time to grab my kid and jump back in the sidewalk! I had my phone in my hand so I took pictures as they passed by… they were the fast I only got their rear from far away. I was so pissed and scared for our life that it took me 10min to stop shaking! But I didn’t wait that long to call 911 and give them the plate number of one of the car!
Am I overreacting? I mean everyone saw those news about killed during street racing, and here it’s during the day, near a playground/school in a residential neighborhood!!! I mean what’s the hell!
So o call 911 but there is little chance they do anything because “they have other priorities”! I guess those guys will have to kill another kid before they become a priority! WTH! I even thought about trying to get the info of the car owner and post it online but I don’t know how to get it… and maybe that would be too much!
After today, I don’t feel safe anymore, I feel those crazy story can happen to me (I know it now)! What can I do!

What would you guys have done in this situation? I was just leaving a store and was going down the little road that goes past all the aisles where cars park. I'm coming up and through an intersection where I had right of way / no stop sign when a dude pulls out of an aisle and into my lane GOING THE WRONG WAY! Forcing me to literally stop in the middle of the intersection. I throw my arm up and am like WTF are you doing! He proceeds to flash his brights at me a few times and just sit there. So I pull up next to his driver side window and ask "what the fuck are you doing" to which he responds, "I'm tired of you people fucking with me" obviously confused and asking what, he repeats it and I again am like "wtf dude, YOU are on the wrong side of the road!" He said I know, babbles on about something else, meanwhile the whole time he has big eyes and is almost smiling. He starts to drive forward more and almost clips my hard side bag and says something along of "be safe". I, very confused and very irritated at this point drop my hand down hard on his driver side mirror bending it. He didn't say anything as he kept driving the wrong way and I left.
So what would you guys have done? Part of me wanted to rip him out of the car, the other part of me is irritated about the situation in general. Maybe I'm just venting but man I hate people.

Hi there! I am designing and making an escape room for my 3rd grade students as a review of the concepts they learned in 2nd grade. I would love input from a variety of people so I’m cross posting to escaperooms, teachers, and musiced.
Here’s what I have so far:
Theme - I am basing my narrative off of the book/song “There Was An Old Lady Who Swallowed A Fly”. So far my narrative is: You are a doctor who got a call about a very sick old lady. You are at her home looking for clues about what could have given her such a terrible stomachache. Find out what she ate, give her the right medicine and do it all before she eats anything that would send her to the hospital.
Decorating and Prop Ideas - The game has to be reset for 6 classes. I’m thinking of laminating documents and making a flowchart that will make it easy to set up the game for the next day. Every class has about 20 students but they can be grouped into smaller groups. I want to make half of my class look like an old lady’s farmhouse with missing animals. There’s an empty dog bed, a kitty litter box full of sand, a fly swatter, a cobweb in the corner, a birdcage, a window overlooking a goat barn, etc… I have 6 small wooden boxes, one big treasure box (all boxes have a clasp for a lock), 6 locks and keys, and one big lock that has 6 holes on it where six padlock locks must all be opened in order for the big lock to open. I have six combination locks that open with 3 letter combinations. I have a felt old lady and felt animals.
Puzzle Ideas: My students need hands on activities. I was thinking of hiding a key in the sand (kitty litter box), hiding keys in clay, taping keys under furniture. Some of the puzzles I was thinking of were having kids solve musical math with rhythms, solving a jigsaw puzzle that shows the anatomy of a recorder, an ukulele, or a xylophone and then flipping it over to see a message. Maybe doing a watercolor and oil pastel secret message??? I have invisible pens and flashlights. I am also good with MakeyMakey, Scratch and Paper Circuits. Something with magnets would be cool. Or sorting instruments into instrument families. The students also learned about musical form (binary, rondo, etc) so I feel that lends itself into some type of puzzle. Definitely we can do something where they spell out a word using pitches on a treble clef staff.
Things I’m not interested in: I don’t want it to be worksheet heavy. I’ve seen the escape rooms on Teacherspayteachers and I’m not interested in everything just being in envelopes. I have a space in my class that can be dedicated to this escape room and would not interfere with my other classes so I don’t feel a need to make everything paper based.
How you can help me: I think I need a non-linear approach with six different tasks, six animals: fly, spider, bird, cat, dog, goat. Not the horse because that makes her die… that’s too sad. I could split up my class into 6 groups which is manageable. What does a 30 minute escape room experience look like for just one task? If I could get help with even just one task, I feel like I could get my mind around the other tasks. Thanks everyone!
P.S. I would err on being easy because I have kids that are just starting to learn English. So basic sentence structures, visuals, etc.

Hello! I Idk where to go to vent but I think im scared on what happens when I die. Im young but I know its inevitable whether its tmrw or in 80 years, but it kinda keeps me awake. And I never really was afraid until I got older when im almost graduating college.
I just never even really thought about what happens or how painful or just even if its all just black and nothingness. I was raised Christian, not a rly religious Christian by any means but just enough that I wanna believe in heaven.
I do find a sense of comfort knowing that i’ll go to heaven (even though its probably not true due to countless near death people saying its just a black void or like a nap without any dreams). But also not knowing if heaven is real or not and realizing its probably a black endless void rly started to freak me out when I get older. Especially realize it’ll happen to ppl I care about including my cat.
I dont really know what to think and it makes me scared of the future and what I’ll be when im shriveled and old. And idk about talking to my parents because my mom is happy with herself and to my knowledge has no fear of death, so I have no idea why I have a fear of death all of a sudden.
Any advice y’all could give me on how to feel less stressed about the thought of death?

2023.06.10 06:46 CaffeinatedKitties How do I apologize for missing new job due to panic, and who do I apologize to?

Basically; I got a new job. It's the first job, after nearly 10 months of therapy, psychiatry, and other failed attempts at working, that just clicks in that 'I can do this!! omg!!' way.
The biggest problem though, is that, of the first five shifts -- I only showed up to two, and I was late on those two. And I only explained why I missed one day (I said it was a family emergency. It was not. It was an exhausting, massive panic attack), but later, when I missed two more for more or less the same reason, I just... haven't emailed them, called them, visited, or let them know I didn't just abandon the job at all.
I don't know what to do or how to explain it. I have (really luckily) had like five unscheduled days to kind of figure out what to do, but I work again soon (if I'm not just showing up to be fired. Ugh.) and Idk!!
The workplace seems pretty forgiving. Understanding at the very least. And I know 'panic disorders' (along with my also psychiatrist-diagnosed OCD, ADHD, general anxiety, agoraphobia, and literal PTSD) are ADA protected -- but I don't know what that means, practically.
I have spoken to my therapist multiple times in the last few days and we kind of identified what the trigger for the constant panic attacks were, specifically (and aren't panic attacks so odd? Not even feeling nervous sometimes, not consciously, but my body doesn't care that my conscious brain says I'm fine, and instead just... panics. Odd odd odd, and such a problem.), and I am pretty certain I'll be fine from here on out. (Well. I will be capitalistically functional from here on out.)
So I won't be lying when I tell my HR person 'oh, no, I had some issues, and they'll still be issues, but I swear this was just an adjustment hiccup in the process of working again after such a long break in employment. I'm a good worker, I promise!', but at the same time, I just. What do I even say? I have an empty email up and waiting for me to write my reasonings and beg for my job (I really need this job), but I also kind of don't want to disclose every medical issue I have just to keep the job, nor do I wish to sound like I am lying, or exaggerating, asking for special treatment, or making excuses.
I just want to work, really. I don't have any other options (I decided to ask about disability for anxiety, or any of my other issues, back in March and while my therapist/psychiatrist recommended it wholeheartedly, my primary care doctor said it was likely just a medication issue and I would be fine and 'was just having a rough spot and it wasn't to that point yet. And honestly disability doesn't pay enough to live on and I'm sure you can find something to do!') and, ironically, that is creating some extra anxiety. *sigh*.
And like!! I'm going to have days where, even with all my planning and avoiding triggers and taking medications etc, they are just going to be bad days, so I don't know how to promise to never be late again when I will be, or I will have to take a break, or I will maybe need shorter shifts than I originally agreed to (which, thankfully, they will be okay with). I don't know how to explain and request accommodations in a legally protected way for something that is reasonable. I do not know what is reasonable.

I know I might already get fired anyway, but I do want to try and save the job. So uh. Any recommendations or advice would be amazing omg.

For background , I’ve been training Muay Thai for about a year with regular sparring for maybe 6 months. It’s been an amazing experience. There are a few reasons I’ve thought about switching to boxing: 1) my knee and upper back/lower neck Ever since the military I’ve had on and off problems with my right knee, sparring has at a few points aggravated it (getting swept and whatnot) - clinching. No matter how much I workout my neck every time I clinch I can’t turn my head properly for like a week. It sucks. I straight up stopped showing up to clinch classes. Clinching is such an important part of Muay Thai though which I do acknowledge and respect. I just hate it. 2) the other reason is because my fight style in sparring is very boxing-centric. In fact it’s mostly boxing with some snappy low kicks and body kicks. My coaches and teammates often compliment me on my boxing. I have the most fun when we focus on boxing and have the most fun when we do sparring rounds of just boxing. Maybe boxing is more my thing?
Biggest reason I’m worried about switching to a boxing gym is because my current gym is great. The coaches are awesome. The teammates are awesome. Ego sparring is heavily discouraged and looked down upon. Humility, heart, and respect is taught. Im worried about going elsewhere and the vibe is off.

Throughout the DC show and in the Reddit/Facebook talk before the show I saw a lot of Ledo's hate and a lot of questions about why Ledo's was the chain that was picked when the DC crowd didn't seem to like it that much.
The first thing I want to say is that Ledo's pizza is weird. I love Ledo's; I actually went on a quest to try to replicate it before and I got pretty close. I usually make NY style, so imagine my surprise when the dough is closer to pie crust than pizza crust that I actually had to dock the crust to get the texture right, the sauce is sweeter than anything I've ever made before, and the cheese is smoked provolone. It's so weird that when I managed to make something I could call "Ledo's Pizza" I don't know if I'd even consider it pizza.
But I grew up near Annapolis and Ledo's is an institution. Sure, we got normal pizza frequently, but Ledo's is Ledo's. It's unique in a way that we would all get excited for. It wasn't weird to us, it was just a different type of pizza that only Ledo's had. I didn't even consider the sauce sweet until some of the comments pre-show talked about the sweetness and I thought about it. It's just the sauce that Ledo's uses to me.
There's also something to be said for eating in the restaurant. It's a pizza place with table service like the old Pizza Huts, so even though we did carry out sometimes it's a place to go after soccer games or on a Friday night. The DC location isn't a great representation of that, but I have a lot of Ledo's memories sitting at an actual table. I wouldn't call my modern enjoyment of it nostalgia, but I do think that if you combine all of that from a young age a lot of us got conditioned to love the place.
Personally I don't know of anyone growing up who didn't love Ledo's. Which brings me to my next point; DC is full of transplants and Ledo's is less of a city thing and more of a suburb thing. Take everything I said previously, remove being conditioned to love Ledo's, and you have a sold out 9:30 Club judging it on it's pie crust, sweet sauce, and weird cheese.
If it feels like we didn't like it that much, I think it's just that people who feel like me were outnumbered. We were vocal in chain selection because we feel strongly about it because of everything above. At the end of the day we got a Doughboys episode on Ledo's though and I'm really happy about that.

this is probably a dumbass post to make, but im desperate so fuck it. my addict uncle moved into a house with me and my grandad about 2 years ago at this point. there are addicts neither me or my grandad know around the house nearly every day from morning to night. my mom used to be a known addict in this area, she doesnt live here anymore, but she knows who does drugs around here. there is one girl, who im guessing may be a prostitute that comes here, who i believe my uncle is “dating”. shes homeless so my grandad feels bad for her. she sleeps in my uncles broken down car in our backyard every night. i can see and hear her leaving out of our fence every morning. my grandad is aware of this and is fine with it. its extremely obvious shes on some shit real bad, but my mom, me, and my sister all have been telling him this and he doesnt believe it. there are 3 other men who come to our house, who are also addicts, who are known thieves. one has warrants, one has arson charges, and one has basically just lost his mind. theyre all addicts. i would love to call the police on all of them, but i wouldnt have a good enough reason to the police, i dont believe, and my grandad would probably despise me for it. my mom knows all of their names without me even explaning them to her. i can basically just tell her their first name and she knows them + their appearance, and if theyre someone to worry about or not. im the only one out of my sister and mother that lives here, so whenever i say something to my grandad about these people everyone gets angry at me because hes old, but whenever i try to do something myself about these people around our yard, its like he tries to protect them and he gets extremely angry at me about it. i wish i had it in to just not give a single fuck. i need help on what to do in this situation. im gonna get a lot of people telling me to get my own place, but right now im trying to start therapy+go to a psychiatrist and get disability because i have major depressive disorder and its getting extremely out of hand. i want to live with my mom. shes clean now and has been talking about getting her own place and i know she wouldnt allow shit like to happen around a place she lives. 2/3 of the addict men coming around here snitch to the police about other addicts. my mom said they’re narcs, so i feel like the police will maybe just brush off whatever the hell i tell them. i called the police on one of the men one night because he was bothering the homeless girl while i was trying to sleep at 1 in the morning. (my grandad got mad at me about it). all he got was a warning and trespassed, but hes always at the laundry mat right beside our house. one of the men that used to hang around here was being looked for by the police and they came shining a flash light into my bedroom at 11 pm. i was asleep and my was losing her mind. i thought it was one of my uncles friends and i yelled ar them to go the fuck away, not realizing who it was. this shit is getting so ridiculous to me and i have no clue what to do. i feel stuck. long ass post, sorry. im desperate at this point.

I can’t tell super well, I just got the game last week and am having a blast solo with the bots. I was nearly done with the aphotic plateau really quickly I felt. So much so that I ended up taking missions that would backtrack me because I don’t wanna beat the game too quickly because it’s the only interesting one I’ve played since tarkov came out.

Hi there! I am designing and making an escape room for my 3rd grade students as a review of the concepts they learned in 2nd grade. I would love input from a variety of people so I’m cross posting to escaperooms, teachers, and musiced.
Here’s what I have so far:
Theme - I am basing my narrative off of the book/song “There Was An Old Lady Who Swallowed A Fly”. So far my narrative is: You are a doctor who got a call about a very sick old lady. You are at her home looking for clues about what could have given her such a terrible stomachache. Find out what she ate, give her the right medicine and do it all before she eats anything that would send her to the hospital.
Decorating and Prop Ideas - The game has to be reset for 6 classes. I’m thinking of laminating documents and making a flowchart that will make it easy to set up the game for the next day. Every class has about 20 students but they can be grouped into smaller groups. I want to make half of my class look like an old lady’s farmhouse with missing animals. There’s an empty dog bed, a kitty litter box full of sand, a fly swatter, a cobweb in the corner, a birdcage, a window overlooking a goat barn, etc… I have 6 small wooden boxes, one big treasure box (all boxes have a clasp for a lock), 6 locks and keys, and one big lock that has 6 holes on it where six padlock locks must all be opened in order for the big lock to open. I have six combination locks that open with 3 letter combinations. I have a felt old lady and felt animals.
Puzzle Ideas: My students need hands on activities. I was thinking of hiding a key in the sand (kitty litter box), hiding keys in clay, taping keys under furniture. Some of the puzzles I was thinking of were having kids solve musical math with rhythms, solving a jigsaw puzzle that shows the anatomy of a recorder, an ukulele, or a xylophone and then flipping it over to see a message. Maybe doing a watercolor and oil pastel secret message??? I have invisible pens and flashlights. I am also good with MakeyMakey, Scratch and Paper Circuits. Something with magnets would be cool. Or sorting instruments into instrument families. The students also learned about musical form (binary, rondo, etc) so I feel that lends itself into some type of puzzle. Definitely we can do something where they spell out a word using pitches on a treble clef staff.
Things I’m not interested in: I don’t want it to be worksheet heavy. I’ve seen the escape rooms on Teacherspayteachers and I’m not interested in everything just being in envelopes. I have a space in my class that can be dedicated to this escape room and would not interfere with my other classes so I don’t feel a need to make everything paper based.
How you can help me: I think I need a non-linear approach with six different tasks, six animals: fly, spider, bird, cat, dog, goat. Not the horse because that makes her die… that’s too sad. I could split up my class into 6 groups which is manageable. What does a 30 minute escape room experience look like for just one task? If I could get help with even just one task, I feel like I could get my mind around the other tasks. Thanks everyone!
P.S. I would err on being easy because I have kids that are just starting to learn English. So basic sentence structures, visuals, etc.

My first item was too expensive and I'm 400 gold short and I won my lane against my opponent so I tried getting some plates and minions but this Graves had the audacity to steal my minions and take some tower plating then proceeds to teleport back, and I can't farm anything else and I'm forced to stay in the lane and my opponent made a comeback without killing me and I have no choice but to either participate in a kill and delay my lvl 16 or find somewhere else to farm and I did option two and my Ezreal whose Lux left the game told where I am and I'm literally can't with this. Bare with me :(
How do I win this game if my Graves keeps stealing everything and it's a 4 vs 5. I can kill the opponent but they always escape at low hp and Graves keeps stealing all the gold that my opponent drops and my mid and adc keeps dying.

tl;dr Some people in the Taco community are awesome.
So this afternoon I'm driving out in the middle of nowhere central NY eastbound on Rte 17 . I've already driven 8 hours and I have another five to go before I get home. I'm hauling around 1000lbs of antique tools with two anvils in the bed and the double cab packed to the roof. My left rear tire explodes at 65mph on a downhill right hand curve and I can barely get it off the road safely. Plus it's raining. So I get out, unpack about 100 handsaws from the back seat, and get the jack kit out.
I've changed tires before, but never on the side of a highway and never on a Tacoma. I'm assembling the tool to drop the spare when a 1st gen Taco pulls up behind me and puts his hazards on. He stays about a hundred yards in back of me and a bit out into the right lane to try to warn the oncoming traffic that there's a breakdown ahead. The kid driving (I say kid but he's probably 20s and I'm 46 so everyone is a kid to me) walks over and offers me some help. He said he was driving the opposite way and saw a Taco pulled over with a flat. He must have gone to the next exit a couple of miles down the road, turned around, and came up behind me. We talk Tacomas for a bit while trucks are flying by a few feet away. We get the tire changed easily in less than 10 minutes. I offered him some money as thanks, but he said no. I made him take it because that's a damn decent thing to do for a total stranger. Plus I had some good luck last week so I decide to pass it on. I can't even remember his name. I just got home safe. The OEM tire is toast with only 6k miles on it- there's a thumb-sized blowout on the sidewall.

Hello! I didnt know where to ask or to even start so Im kinda venting, but I think im scared on what happens when I die. Im young but I know its inevitable whether its tmrw or in 80 years, but it kinda keeps me awake. And I never really was afraid until I got older when im almost graduating college.
I just never even really thought about what happens or how painful or just even if its all just black and nothingness. I was raised Christian, not a religious Christian by any means but just enough that I wanna believe in heaven. I do find a sense of comfort knowing that i’ll go to heaven (even though its probably not true due to countless near death people saying its just a black void or like a nap without any dreams). But also not knowing if heaven is real or not and realizing its probably a black endless void rly started to freak me out when I get older. Especially realize it’ll happen to ppl I care about including my cat.
I dont really know what to think and it makes me scared of the future and what I’ll be when im shriveled and old. I guess wut im trying to say is, advice y’all could give me on how to feel less stressed about the thought of death?
