Hi I am a 32 year old black man, I have been working as a CNA (nursing assistant) off and on since 2008 I've had various jobs outside of that often more than one at a time despite that, I still managed to be arrested for possession of Marijuana ('11, '12, '18) received deferred adjudication each time paid my dues and continued to work I've been working as a Travel CNA since 2017 making $1200.00 a week.
I do not maintain a homebase meaning I go contract to contract sometimes I feel homeless I am single and do not have kids, all of this I want to change. I would like to have a little more normalcy to my life so that I could meet someone for more than just a hook-up. at this rate I am on track to dying alone with nothing to show for my life. there's so much I want to do with my life that I simply cannot do with this lifestyle.
I would love to go to nursing school, but it's a slim chance that I would be able to get my record expunge in Texas and have no desire to live in another state (Texas is the best, imo) and even if I did, I would still have to go through the Texas court system in order to get my record expunged and it's very unlikely getting a non-disclosure would help with getting past the B.O.N
so I have to do something different, something that would pay the same as I am getting now if not more, the current plan once I find out what my options are is to stop travelling and pay rent and utilities somewhere for a year, do the math put the money in an account set for auto withdraw so I don't have to think about it and just work as needed while in school or training for this new career path
so the question is would my unfortunate background prevent me from pursuing and career in claim adjusting like it would with nursing from what I've read CA's can make $60K a year if not more I can survive on that and possibly even be able to afford a wife and if she had job making at least $30k together we may even be able to afford a child. Ultimately I just need some guidance because life is starting to seem a bit pointless for me. I am so tired of hooking up and having fleeting relationships and the only way I can change this is by changing my lifestyle and that starts with changing how I make my money... i am completely legal nowadays haven't smoked Marijuana since 2018 and have never been in trouble for anything else but Marijuana. I accept full responsibility for my actions, but rather die than be poor again and honestly don't think I mentally keep up this lifestyle without going insane for more than 3 more years. If I cannot figure something out by time I'm 35 I am going to have to call it quits

I'm going to preface this by saying that I'm not asking for medical advice, I've already seen my OB for it twice.
At the end of all of my previous pregnancies, I've had to be induced. My babies just wanted to stay in there forever it seems. Honestly, I'm not even sure that I noticed if they dropped. I might have experienced braxton hicks a handful of times throughout them all.
This pregnancy is soooo different. I'm 32+6 today and since last Sunday, I've had at least an hour of regular contractions every single morning. Every. Single. Morning. Like clockwork. It doesn't matter if I lay down or walk around, they stay until they're ready to leave. They're not causing me to dilate and nothing else is happening during these practice rounds. It's pretty uncomfortable to get the kids ready for school and to the bus stop while this is happening. I'm just wondering if there are any other people that have experienced this and if it continued until you delivered or was it just another phase?

I'm 30F, single, living with my mum AKA living the millenial dream (/s) and wondering if Occupational Therapy is for me. Please could any of you lovely people help me out?
I have a place to study Pre-reg OT at the University of Plymouth. I'm currently living not too far away from there. And I grew up there! So I know it well.
Buuut, I have a job I really like, which I've been at for one year. I work 4 days a week, have 3 months off a year, and earn roughly £1800 (after tax) a month working in an alternative school for kids with SEMH difficulties. The days are varied and the work is varied and often outdoors, getting teenagers interested in wild places in my local area and doing some art or bushcraft. It's an unusual job and I don't think I'll stumble across a gig like this again. I'm really passionate about connecting young people to nature and I love that aspect of the role. I think it's so important. For us AND the planet.
I discovered OT when I was working at a Special Education school and wanted a way out of teaching. Then, when I found my current job, I deferred my place on the Masters.
However, despite enjoying the job, prices are going up and getting my own place would take out most of my salary. I also don't love teaching - I love being with some of the kids and chatting to them, getting to know them, and exploring their interests. But I get anxious about the teaching part and tend to rush through it if I have to teach groups. I do love the holistic nature of the job and feeling like part of and connected to the community, the wild places, and the young people.
So I'm trying to work out what to do.
The Masters in Occupational Therapy, which could take me to the earning potential of Band 5/Band 6 roles in the NHS (£27,000 - £40,000). I'm currently on more like £25,000 and there's no potential for a salary increase at this tiny (>5) organisation.
I'm single, but I do feel like I need to get in a solid place, in case I find myself in a position where I want to have kids. There isn't even anything in my contract about maternity pay. I don't see how my boss could afford it.
Anyway, please could anyone help me out with:

I am a first year teacher at a charter school. I was hired very last minute this year, they planned to have a long term sub in my classroom because they could not find anyone to hire. I had subbed at this school on and off for two years, and asked about the position. It was quickly given to me.
My connection to this school starts with my sister. I started subbing there because she was one of the APs. She has since become the elementary principle. In the beginning of the school year I felt bad about this, like I was only there because we were related (and honestly that is partly true. I was hired so quickly because they knew me personally). But since then I have grown so much as an educator. I get staff shoutouts constantly for my classroom management (I think I just have an awesome group of kids), interacting with tough students with patience and empathy, collaborating with specials teachers, and being reflective of my classroom practices.
As a first year teacher, I feel pretty good. And when I start to feel unsure of myself, it seems that the people around me are always able to reassure me that I’m doing great.
I say all of this to say, I don’t think the other teachers like me. Admin, the exceptional ed team, and my second grade team are always friendly. But most other teachers are cold towards me. A recent interaction (that has me bothered with this), is a third grade teacher refusing to speak to me. She walks up and down the hallway all morning, telling teachers hello. I stand out in the hallway too and told her good morning because she was just staring at me. She looked me up and down and kept walking.
My contract was renewed and I’m coming back next year, but I need to figure out a way to fix this issue. I would hate to go another year with teachers being cold towards me. I am not sure if any of you have experience with this, and maybe I just care too much. I just figure if I am there all day, I would like for the other adults around me to not feel poorly about me.

I have written in this channel a few times about my moms decline the last 6 months and could use some advice on how to support her and my dad as I live 15 hours away by airplane and have young kids and a full time job I cannot easily leave for long periods to go there. I have to find ways to support them from here-
She/My mom went from relatively healthy when I saw her this summer to basically paranoid, down 40 lbs and not leaving the house, sleeping etc by Christmas. She has been convinced people are putting mics in my parents house, stealing their mail, their bottled water or coming in when they leave so she does not 'allow' them to go anywhere. . she then got convinced to their social security checks will not show up and telling my dad she can't go to a doctor because 'their health insurance isn't real' and 'they cannot afford it' and will cancel any appointments he makes.
My dad and her both retired in their 60s, she is 73 now. They are financially comfortable and none of what she believes is true or lining up. I even went so far (on my dads request) to hire someone to look at their internet/cable/phone lines to ensure they were not being monitored and to have a lawyer look at their home title and mortgage contracts (nothing obviously was wrong). He was convinced that having a 'professional' look at things would ease my moms paranoia - obviously it did not.
My mom has now become increasingly angry and hostile - she cries every morning or when she has a doctor appointment because she is convinced they cannot afford to pay for the physical. She has only been willing to see their general physician who is very hands off. I have urged my dad to take her to urgent care or even call an ambulance and he has not.
Is there anything I can do to support her in getting comprehensive evaluations (both mental and physical?) All of the immediate family we have they have no close relationship with, my sister is in the region but is also suffering from her own mental and physical issues so she cannot advocate or care for my mom either.

Why typically?
- If we have 3 paychecks in a month: enjoy the big fat no medical or union deduction!
- …unless it’s April onwards, when they deduct health insurance from EVERY paycheck to cover your summer months (we call it double deduction season)

So this was originally a comment / post reply to someone else's post, but it got overlong so I think it merits its own post 🤔
So my (almost 46HLM) wife (43HLF) and I are coming up to our 2nd wedding anniversary in a few weeks. First anniversary was amazing and the sexiest bedroom session I'd had since the wedding night itself. We stayed at a little AirBnb by the seaside, I took her for an expensive dinner (even though I was between jobs at the time and living on redundancy money + her supporting us), then we had some drinks, she got into some super-sexy lingerie and heels (something I hadn't had since the wedding night), and we fucked like rabbits making more noise than the couple in the room next door.
I don't know what we're doing this year. Won’t have kids that week, and we're both working (I've been at my current job for 6 months, she's just managed to land a permanent gig after 3 months outta work and a month contracting), so we could definitely afford to AirBnb again. She's indulged heels a small number of times these last 12 months (after I've repeatedly mentioned / reminded her they're a turn-on) though lingerie only once (and not the two together).
She's VERY good at 'talking the talk' and has great self-awareness when she's sober. She's less great at 'walking the walk' though 😔 She's mentioned last week that she needs to / intends to 'focus more on me' ... then lacked 'follow through'. She also did the really fucking annoying thing of pointing out a lingerie store when were at the mall last week my daughter and whispering "we should go there together next week when it's just us" and then totally NOT doing that this week. We've not been to a lingerie store together in 2 years ... she just has a fucking knack of pointing 'em out when we're at (non-local) malls with either set of kids. Like great, thanks, just remind me what other HLF wives do for their husbands (she IS HL, no denying that), and what you used to earn big bucks modelling (besides 'regular' and 'high-end' fashion) in your 20's before I knew you, and that I miss out on 🤦♂️
I guess I'm just a little bitter / frustrated, can you tell ? 😉 But I'll definitely try to buy her a nice present and write a card full of love and hope. I'm 75% (?) sure she'll make an effort too.
Just wish it wasn't essentially limited to anniversaries, and she DID actually 'focus' more on me, like I consistently do on her. I wish she was better at 'walking the walk', not just 'talking the talk' 🤷🏻♂️

Seperated from baby daddy for about 10 years due to control and DA. Two kids (13 and 11) Things have been up and down co parenting mainly when he meets a new woman and puts them over the children... however I have tried to remain as amicable as possible for the kids benefit. The controlling behaviours and abuse never stopped over the years because I allowed him to continue. At one point about 8 years ago he "gave' me a a car so that it would make it easier to transport the kids as I was the one always available to do the school runs and his contact etc. I didn't want the car as I made it clear I couldn't afford it and didn't know if or when I ever could. Cut to 8 years later and me and my husband are finishing payments for the car that lasted me about a year that I didn't even want. I am now married and extremely happy with a really supportive partner. Baby daddy has had a number of failed relationships with these women in and out of the kids lives. We agreed on "joint" custody. He never gave me a penny for years then he agreed we should pay half of everything. This never happened. Every time I asked him for half of the kids stuff there was abuse and questioning. It wasn't worth it. I completely flipped recently and decided to cut contact and go to csa. This blew up. His current pregnant gf rang me giving me abuse saying vile things. He rang me giving me abuse twisting situations to make out like he's been a saviour financially. I reported all of the DV over the years to the police. My kids have been coming home telling me things they have heard and things being said to them by girlfriend. Also to add the children have witnessed arguments consistently over the last year between dad and gf. I addressed this with dad a few months back as the children should not be witnessing DV. The kids don't want to be at the house when gf and her children are there as they don't like them much. I am now seeking legal advice to ensure the kids are protected from all of this as well as ensuring gf is not near them unsupervised. I don't begrudge providing for my children and this is why I have worked so hard for a good career so I can be financially independent. But why should it all be me? They have a father who they see a few days a week.

So, like 2 or 3 days ago I was outside of my friend's apartment on the phone with him waiting for him to decide if he was coming over or not. It's not the greatest part of town, but it wasn't *too* late and I was feeling less than nervous, I was in my car, doors locked, windows up, never experienced violent crime before, etc. That's to say I wasn't feeling scared or anxious that anything bad might happen.
20 minutes on the phone pass and this white pickup truck passes me on the other side of the road and I think nothing of it. They stop just behind my car (facing the other direction) and I don't notice. I was just checking the notifications on my phone and 2 people come up to my driver-side window and one points a gun at me and says "I'll f*cking shoot" and the other says "get out of the car" and begins ripping at the door handle. I am absolutely paralyzed in fear and tell my friend over the phone "[name] there's someone with a gun. Help."
While I'm panicking, the person hits the driver's window in frustration that I'm not getting out and trying to break the window open. I hit the emergency button on my phone and the 2 people at my window got scared and ran back to the truck and drove away. By the time my friend had gotten outside, they were already gone and I was on the phone with 911. I barely caught a glimpse of the vehicle, and even in my panicked state thought to get the license plate #, but I couldn't see it.
Regardless, dispatch gets police headed in my direction and patrols out to look for the vehicle I described to them, alongside the best description I could give of the 2 people at my window. They took my statement and said that they had people out looking for the truck and they'd update me if they found anyone.
I head home with my friend (about 20 minutes) and on my way I see a police car FLYING down one of the roads. All I could think was "Get them" and commented to my friend that maybe they found the vehicle. As I'm pulling into my condo parking lot I get a call, it's the police, and they ask me to come to the scene of the end of a vehicle pursuit with the suspect vehicle to identify the suspects.
There were 4 of them. The first one I knew was the one with the gun, the second one was the other one that was pulling at my doorhandle, the 3rd I had never seen, and the 4th I thought I had seen standing by the truck. Anyways, they had me stay in my car and put each individual behind a police cruiser with a spotlight on for me to identify, and the kid that they pulled up first looked at me with this glare that screamed "I should have just killed you when I had the chance". The other 3 just looked scared, angry, and maybe (?) remorseful because they got caught.
Beyond having just been faced with the possibility of being shot and killed, I am surrounded by about 15 police cars, all with lights on, and I already have (diagnosed) PTSD and one of my triggers is illuminated emergency lights. I am absolutely panicked and freaking out.
Anyways, over the last few days, I have responded in the same ways I did when my car got stolen last month (when the carjacking was attempted, I was in a rental as my car was recovered and is currently in the body shop). I was just telling people things like, "Wanna hear something traumatic? XD" and "You want to hear something awesome?!" and then telling them what happened. I was a little bit more humored when my car got stolen and looked at it as positively as I could, with this, I still have played it off as casually as I can with some humor involved. Every time a victim's advocate or DA or whoever calls me about what happened, I start to break down. I had a car's headlight flash through my curtains last night and I immediately feared for my life and started crying. I went out the day after the carjacking attempt and bought a gun with all my rent money, so I don't even have rent and I'm freaking out about that. I keep having flashbacks. I was curled up in bed with the blanket over my head crying and all I felt was shame for crying. I just want the flashbacks to go away, I feel bad for feeling traumatized. I keep telling myself that I'm better than this and that I shouldn't be crying and that shit happens.
My stepdad tells me it's my fault for sitting parked in a bad area of town when it was dark. I'm not saying I'm unappreciative of the concern of my friends for my physical safety, but nobody really cares what is going on mentally or emotionally except for the friend I've had over and my cousin. Everyone else has just assumed I would take it like a champ as I did with the car theft. I just keep trying to compartmentalize and forget and not feel. I'd rather feel numb than scared or depressed or whatever else. I don't know how I can even reconcile these feelings or justify to myself that it's okay to feel what I'm feeling.
To make things worse, the kid with the gun was FOURTEEN. He's literally in middle school. I sat in the preliminary hearing in court the day after the crime and asked for no bond and no contact (both granted) and I feel bad for wanting the worst for this kid for what he did to me. I feel even worse because his mom has no clue of the gravity of the situation (an immigrant from Africa and English is a second language) and kept saying in court "he's a good kid" and "It's *just* a stolen car, nobody got hurt". Like I feel awful because this is a kid, and seeing how his mom felt just makes me feel bad. The kid is already on probation and already has a record of gang activity, fraudulently obtaining a firearm, and theft. The defense was saying "Well he's in school, he's a straight-A student, and keeping him in jail could severely affect his future and his progress in therapy and school." Like, I know they're paid to say that, and defend him, but like are you fucking kidding me??
How to I let myself be okay with what happened? Any tips for mot feeling guilty over how I feel?
Side note: I can't do therapy because I don't have the upfront for therapy and the VC people say they only reimburse, so that's not an option either.

I feel worse because the perpetrator is only 14 and his mom doesn't understand how bad the situation was/is no matter how the judge tried to explain it and she's just confused. I'm upset with myself for wanting this kid to have the worst punishment possible, at 14, and I'd rather just forget about it all and not feel how I do. There's no way I can justify how I feel to myself. Does anybody have helpful tips on how to be okay with how I'm feeling? Also, therapy is not an option as I do not have the upfront for it and victim's comp will only reimburse me.

She stormed out maybe 4 times altogether. She yelled at me. She cried to her dad. I left in tears. Told FIL that I'm no longer coming to events since she wants me to be the villain and I'd rather not be around it. MIL is now a JNMIL for sure.

As per my last posts JNSIL behavior to me went from a very loving to completely iced out since about the time her wedding to my daughters birth. Last Easter to Christmas things got worse, to the point I was crying leaving events asking my husband "How do I fix this?" He didn't know because that's how she treats him, completely cold for months then loving when she needs something.
I decided to reach out and try to mend it, mistake one. She ignored the text, but at the next event she joined in the conversation I was having with a family member so I thought things were better. Mistake two.
Next family event comes, she ignores me again. LOs birthday is coming up and the family is invited. JNSIL and her husband are the only ones not responding to me. I try to get ahold of both of them. JNBIL tells me to call her, so I do thinking things are better because why would her husband tell me to call her if she's mad at me? Mistake three, using sane people logic when it comes to a grown man that won't let his daughters walk up or down stairs because they might get hurt or eat chips because they could cut the insides of his oldest mouth, she's 9 and he said that when she was 7. She doesn't pick up or respond to texts. DH tried to get ahold of, no luck.
I'm fed up so I send her a text telling her that how she's treating me is hurtful but I would like to mend what's broken and move forward together, mistake four. She really was so nice to me and I missed hanging out with her, having strained relationships with my own sisters it felt good to have her in my life. Well this unleashed a flood of lies and accusations that were quickly disproven.
So FIL and I have a sit down at my house after the text and I tell him I'm willing to work on things, give sincere and direct apologies if she'll tell me what I did to hurt her and I want to move forward. FIL is very happy to hear this and we agree I will not contact JNSIL. He agrees to arrange a sit down meeting when SHE is ready.
The meeting happened. I started by saying I don't understand how things between us got so bad. She called me her 'little sister' for a good two years and we hung out a lot. She said everything was in the text, I was still speaking and she talked over me.
Ok, lets address the text head on. I pull it up and start going over what she accused me of, being mean, the entire family feeling uncomfortable around me, her not being able to bond with my child, her kids not being allowed to be around me, being abusive to my husband.
I address the first point she said I did. She storms out, saying she will not be attacked. I accused her of nothing, I was trying to tell her my side of a situation that involved her husband and I. I can hear her in the next room telling FIL that she's being attacked and wont stand for it, nothing so far remotely involved her. She wouldn't even let me finish speaking. Her husband was setting off fire crackers in the backyard my dogs were in. She went from saying he didn't know the dogs were back there, yes he did, to saying that it was my fault for not telling him to stop. That he, a grown man in his 40s, didn't know dogs could be scared by what he was doing🙄🙄
Eventually she came back and I tried to move the conversation forward. She stormed out again. Again I can hear her telling FIL that I'm just attacking her and being mean. I have not once raised my voice or interrupted her. I have simply tried to state my side and get the point of where I may have gone wrong - I never got that far because she wouldn't let me. She has yelled at me just about every time she opened her mouth and told her dad she was leaving. He coaxed her back again.
She comes back again. I try to move forward again. She yells at me some more. Telling me I've never treated her kindly, never been anything but mean so three years ago she decided to ignore me. Well here's where that logic fails. She was married within the last three years and I did the music for her wedding. I had multiple sit down meetings with her. She storms out again.
I was abused all throughout my childhood, one of the main things my parents did was yell and hit me. I can feel myself getting triggered but I'm doing my best to stay calm. The whole time she's yelling at me FIL and JNMIL say nothing about how she's behaving.
Finally I'm fed up and follow her. Flat out say 'You don't get to run away.'
I brought up one of her lies. She storms off looking for JNMIL, whos on the toilet. JNSILs lie - she claimed in the text that she told FIL and JNMIL that I am not allowed around her kids, ever. Well I asked FIL when we spoke at my house, he said she never said that to him. I can hear her asking JNMIL "Didn't I tell you she's not allowed alone with my kids!?" JNMIL "No, you didn't" JNSIL "Well why do you think I took off work when you said you were going to her house or she was coming to your house?" JNMIL "I really don't know." Fun fact each time I went to my in-laws I sent her pictures of the girls together, she always responded positively - yet she was supposed to have been ignoring me and uncomfortable with me being around her kids?? This math aint mathing.
She storms out of the bathroom and starts on about how I'm mean and ruin everything and she has never liked me, yelling the whole time.
I'm done. I'm in tears. My child and her youngest are present for this - DH is on a work trip and I couldn't get a sitter in time. I have so many things running through my head of what to say to her and to respond in kind, but I don't. She clearly wants to be the victim and make me react. I can almost see her smile when I get ready to say something but stop.
JNMIL comes out and says "I thought we weren't bringing up the past? I thought she(me) was going to apologize?" ME - "I never agreed to that." This is all JNMIL has had to say about this entire situation since it started months ago.
JNSIL says she's sick of being disrespected in HER own home and she's leaving. I'm basically out the door at this point. It's her parents home. She's never lived there. In fact it's her parents like 3rd home since she moved out 10+ years ago.
FIL follows me to my car and says he's sorry, that he thought today would be about healing. I tell him he has nothing to be sorry for, I thought today would be about that too but she want's someone to blame, she wants me to be the villain. He's in tears asking if I'm ok and I say no but I really wish that things were better. I only agreed to sit down and talk if she was in a good place for it. FIL knew this and I know he checked with her multiple times to ask her if she was willing to talk, so yet another lie to add to the growing list.
Y'all I am not surprised she threw a fit, that she yelled, that she lied more. What I am surprised by is that the only thing rude I said was I was going to send her a bill for the wedding since she treated me like shit the entire time and didn't like me - I'm not really going to since there was no contract in place. DH only knows that it went badly and will be informed about everything once he's home. He loves his sister dearly but cannot believe how she's been treating me.
Cherry on top - I recorded the whole thing. She can go cry to whomever but if they come for me I'm just going to send them the recoding and let them decided for themselves who is really at fault.

Well I asked FIL when we spoke at my house, he said she never said that to him. I can hear her asking JNMIL "Didn't I tell you she's not allowed alone with my kids!?" JNMIL "No, you didn't" JNSIL "Well why do you think I took off work when you said you were going to her house or she was coming to your house?" JNMIL "I really don't know." Fun fact each time I went to my in-laws I sent her pictures of the girls together, she always responded positively - yet she was supposed to have been ignoring me and uncomfortable with me being around her kids?? This math aint mathing.
She storms out of the bathroom and starts on about how I'm mean and ruin everything and she has never liked me, yelling the whole time.
I'm done. I'm in tears. My child and her youngest are present for this - DH is on a work trip and I couldn't get a sitter in time. I have so many things running through my head of what to say to her and to respond in kind, but I don't. She clearly wants to be the victim and make me react. I can almost see her smile when I get ready to say something but stop.
JNMIL comes out and says "I thought we weren't bringing up the past? I thought she(me) was going to apologize?" ME - "I never agreed to that." This is all JNMIL has had to say about this entire situation since it started months ago.
JNSIL says she's sick of being disrespected in HER own home and she's leaving. I'm basically out the door at this point. It's her parents home. She's never lived there. In fact it's her parents like 3rd home since she moved out 10+ years ago.
FIL follows me to my car and says he's sorry, that he thought today would be about healing. I tell him he has nothing to be sorry for, I thought today would be about that too but she want's someone to blame, she wants me to be the villain. He's in tears asking if I'm ok and I say no but I really wish that things were better. I only agreed to sit down and talk if she was in a good place for it. FIL knew this and I know he checked with her multiple times to ask her if she was willing to talk, so yet another lie to add to the growing list.
Y'all I am not surprised she threw a fit, that she yelled, that she lied more. What I am surprised by is that the only thing rude I said was I was going to send her a bill for the wedding since she treated me like shit the entire time and didn't like me - I'm not really going to since there was no contract in place. DH only knows that it went badly and will be informed about everything once he's home. He loves his sister dearly but cannot believe how she's been treating me.
Cherry on top - I recorded the whole thing. She can go cry to whomever but if they come for me I'm just going to send them the recoding and let them decided for themselves who is really at fault.

I had to do a lot of weird editing to convert it from copypasted PDF to something reddit wouldn't munge too much. I've seen a lot of these and there are a bunch I've been wanting to see for a while. God I hate PDFs. When I'm king it will be a capital offense to use them for anything other than formatting for printers. Reddit really needs to improve their formatting capabilities as well, single line spacing without making everthing look like code and columnar arranging too. These features have been available since the days of typewriters.

32M with stay-at-home wife and two young kids. We live in the midwest.
Financial situation: ~170k annual income. Only debt is one vehicle and primary mortgage. Currently have ~50k in 401k, 10k in HSA and 60k in non-retirement investment accounts. ~120k equity in primary residence.
Question:
Two years ago I bought a rural property and totally renovated it, doing most of the work myself. This was my first purchase and renovation using skills I learned growing up in a blue-collar family.
I rented the property for two years and made $600 per month above the monthly payment. The renters were great but their situation changed and they moved recently.
I listed the property and it is under contract. I will clear around 85k after paying off the existing mortgage, realtor fees, etc.
I am trying to decide how to handle the money once the property sells. I dont come from a wealthy family and this is by far the largest amount of money I've received in one lump-sum.
A few things I am considering: - Purchase another property to renovate. I enjoyed the process and would like to do it again. If not now, sometime in the future. While I owned this property, I purchased and flipped another property and was similarly successful. - Purchase a single or multi-family unit and hold long term for the rental income. - Pay it on my primary mortgage. Current interest rate is below 3%. - Invest the cash in index funds.
Since i rented the property for two years, I believe with the first two options above I could use a 1031 exchange to postpone taxes? I will verify with a tax professional.
