I see a lot of people talking about how bad AirBNB is, but I don't ever hear anyone discussing the broader macro trends behind the surge in STR in general.
You really have to study the fact that there are so many people looking to rent out houses as de facto hotel rooms, meaning that much of America is just an amusement park for people with money. Towns with crippled economies that used to depend on strong local industries now have multi-generational wealth tied up in providing rentals for foreign nationals and big city high income professionals who want to come tour their once bustling regions.
The degree of American decline that must be present for this to happen is staggering, because it means that there were no families in need of the housing, nobody really taking advantage of the land, nobody creating anything or bringing it to market... and no other source of comparable income.
America feels like an abandoned circuit city building sometimes and AirBNB is just the Spirit Halloween store that is taking advantage of the free real estate.
A country that basically is willing to rent its most intimate, coveted communities out to anyone with a pulse because, well, to hell with it... isn't a strong, healthy country. There's not really a housing crisis, per se.
There's just a country that increasingly is just a place for people from real countries to come and visit, quaint like a little pub in England, toothless and fun with a McDonalds and a quirky coffee shop around every corner.
It's amazing to be living through such times and have almost nobody discuss these things openly. Almost like a daydream that you're experiencing that you can't bring yourself to realize is your actual life unfolding, like a spectator to what is transpiring in our own world. And I can't make anyone see it. And perhaps you won't see it either?

Investigating for mold in my current home. My old rental had a mold problem so I’m extra paranoid. Keep getting a whiff of a weird cat littler type smell but it’s not in the same spot and comes and goes. I’m also confused because my body along with my families is healing and we react when going into other moldy houses but seem to feel fine here. I also never smelled this in the winter when the heat was on. The air hasn’t been on in at least a week and windows mostly open. The humidity levels are under 40% in the winter and cold seasons and still mostly under 45% in the summer so far. I can’t find anything to lead me to suspect there is a mold problem. However I found this weird paneling above my head in my basement and I’m wondering what it’s use could be? Wondering if anyone has seen something like this before and has any clue what it’s for!

2023.06.10 04:40 latenightpuddingcup I don’t know WHY I thought it was a good idea to take my 3 month old to a Teppanyaki restaurant…

…. But I did.
Our 11 year old “promoted” from 5th to 6th grade and he’s such a humble, sweet kid. When we asked him where he wanted to go out to eat, he hesitated. Then he finally said that he knows they’re expensive but he loved the Teppanyaki restaurant we went to for my birthday last year, but he would be okay going somewhere else too.
Well, we’ve been trying to make sure he feels special with a new baby in the house so I talked to my husband and we agreed to take him tonight. All 4 grandparents came and some other family members to be 10 + a baby. I couldn’t arrange a babysitter because everyone wanted to come.
All the past 3 days I’ve been stressed about it, and my husband has been reassuring me that it was going to be FINE. He said babies cry in restaurants and if need be, he’ll step out with our little girl.
Predictably, baby girl is going through a growth spurt and needs to eat and sleep more. She was HANGRY and TIRED right when we showed up. I fed her a bottle of pumped milk as we walked in and she was quiet. The place was so loud (naturally!) that she was completely distracted. For 45 min I held and bounced her, but with all the clanging and yelling her eyes stayed wide open. She was quiet, maybe fussed a tiny bit, but I was a nervous wreck. She gets apoplectic when she’s overtired and I had a feeling she was going to scream any minute…
I ordered a sushi roll so I could eat before everyone else. I inhaled my food and once I was done and she started to truly fuss, I excused myself and just took her home. Said goodbye to everyone, gave hugs, just said she was exhausted and I wanted everyone else to have a nice time. My in laws gave my husband and son a ride home.
Crisis averted. When I walked her through the restaurant back to the car, all of the patrons smiled at her and said “what an adorable baby!” She fell asleep in the car ride home. Honestly it was worse for me than anyone because I was so stressed about it.
Anyway, TL;DR maybe don’t take your tiny infant to a Teppanyaki restaurant. That wasn’t fun.

I offered “as-is where-is” & pretty sure that’s what got me where I’m at. Appraisal & inspection went fine. Also, sorry this is stupidly dumb long…
TLDR: what would you do first?
Move your stuff in, stick everything in garage, storage room & hardwood floor rooms & then do carpet cleaning & painting (saves $300 on storage charges POD & local small unit). But eat the extra charges of paint, carpet cleaner, supplies. But we’re saving that $300 which can go towards carpet & paint.
Leave the stuff in storage while we carpet clean & paint. Pay the $400 storage fees. And pay for carpet cleaning & paint in addition to storage fees.
(I personally feel like one of them is the OBVIOUS choice but we’re arguing about it) ———————————————————
Why are we at ends here?
So, the condo had a dog in it. Not a big deal, most of first floor is hardwood, 3 rooms are carpeted (all 3 bedrooms - 2 downstairs, 1 upstairs).
The house smells like dog. Not like wet dog or anything, just dog. (We don’t currently have pets & it’s not like dog-pee smell or anything, just a dog lived there… and ate a lot of door jambs, lol).
Now, we’re between places (living at sister in laws for little over a month now). So all of our stuff is in a POD storage thing at the POD location, so I’m paying $350/mo for storage there, and I’m paying $50/mo for a small storage unit that’s local so we’re not crowding sister in law.
Husband & I can’t decide what to do first. Well, I can but he disagrees.
My choice :
The storage & POD will get charged on 6/20. We’re closing 6/15. So, if all goes according to plan, next weekend I can get the pod delivered 6/16 or 6/17 and stuff out of storage unit & save $300 total (it costs $100 total to drop off/pick up the pod - so $400 saving minus $100 = $300 in case you cared about math….). We have a garage & a large storage unit on ground floor. Our condo is on 3&4th floor. I’d rather not move stuff into the garage and storage room just cause I don’t want to move this shit again. I said, we can move our stuff in - we have good furniture but not nearly enough to fill the place like we did in our rental. We’re getting almost 1,000 more Sq ft. So there’s plenty of space to maneuver around furniture & get these things done with our stuff in.
His choice :
Husband wants to immediately Stanley steamer the carpets & paint. Which would delay the POD & storage unit, AND add the additional costs of carpet cleaner & paint (… and supplies). So that’s $400 + carpet cleaning + paint = $$$ - he doesn’t care. Oh, and somewhere in there he wants to rent a moving van for our stuff up here and move it down there…. (Even though we have 2 decent sized SUVs that we used to move in with his sister with our necessities)
I know he wants to just get in there. But again, carpet cleaning can take 1-2 days (pre-treat, shampoo, go over it again, drying). Painting can take…. God knows how long sometimes & the walls are already beige / tan so I don’t see why we need to paint a basic color except to just get rid of dog smell but we’ll be painting it again when we decide where’s what going and the sort. We have a 9 year old, who I know is super excited to pick out her paint colors & we’ll have 3 bedrooms, 2 staircases, 3 bathrooms & the normal rooms. Sooo a lot of painting. Husband had an accident few years back & between cleaning carpets & painting & moving furniture again, he’s going to be a total asshole in pain.
I was hoping to get 1-2 guys to help move the big stuff to avoid husband having a pain-episode especially since it’s 3&4 floors up.
I know he isn’t thinking logically about the time line or money or pain or the fact that we will only be 1.5hrs away from where we are now, so it’s not a huge rush to get our stuff out of his sisters basement. He wants to get in there ASAP but also delay getting in there to get rid of the dog smell.
My compromise was the following : - deliver the pod on 6/16 or 6/17. - spend 6/16 putting baking soda (or the weird carpet smelly stuff?) on the carpets, leave it & vacuum hours later. - rent a carpet cleaner & shampoo carpets 6/17, since no carpet is on way in/out, we can move stuff in to the hard floor rooms while carpet dries. - after carpets dry, we can move all the furniture to carpeted rooms & polish up the beautiful hardwood floors. - spray the walls with a vinegar spray & clean to get rid of the surface area dog smell - painting can happen later when we figure out where everything is going.
Now, the last kick is - we aren’t married, we’ve just been together for so long it’s basically married at this point. He’s now being a butt because he’s technically my dependent and I am the one actually buying the condo & it’s all in my name & all the money we have is from me working. So it’s “my” money even though I don’t see it that way but he does (& he loves spending money, which is fine - within reason - and he buys basically whatever he wants whenever as the bank is originally his but now joint. I do have 2 other accounts he is not on but since I handle finances & bills, I keep separate accounts to make my life easier. When he’s spending too much - he never looks at the account - I simply tell him to stop buying stuff. Now, he shops because I HATE to, & I also just hate spending money, lol) - we totally do not have a gender norm family. I work (going to be fully remote now) so I also need a work station set up before 6/20 plus the utilities set up. He cooks & does most childcare.
Is my compromise not fair? Any one have any other ideas? I don’t want to steamroll what he wants but he’s also very rash with his decisions & even though I have plenty of PTO (unlimited even), I’d like to be able to have a smooth transition from hybrid to fully remote.
Also, we’re not rich or anything, so I don’t want to spend tons of money after that down payment.
Help! Am I missing common sense somewhere?

Lack of support and funding for public housing
Excessive public and private deficit spending causing massive inflation due to excessive money printing of CAD
I understand it's a highly complex issue and all of these have played a huge role. If you could enact a plan, one for immediate relief and one for long term relief, what would it be?

1 clue is that they r all came to fromville via a vehicle from different locations. If it's some sort of random Supernatural portal that appears out of nowhere we should be seeing folks that walked their way through it or we should be seeing more animals.

2 clue is the dude that came with the tech genius guy which was conveniently and automatically killed by the girl (can't remember their names I stopped watching 2 episodes ago) the girl trying to off the kid was just a red herring the real target was the 1st victim. The reason so that the tech genius guy will take it seriously because they know that he will not.

3 they r all incredibly stupid which is a clue to its own. U know how it is when u r in the dream most of the time u don't have a control. I've had vivid colorful dreams. And there r dreams when I suddenly realized I was on a dream but then I don't have control. So far there are 2 types of scenarios I have when I realized that I am on a dream either I try to wake up or I try go on with the flow and explore. Bottom line I seem to realize that even the me who realize that I am on a dream doesn't have the full mental functions. I cannot read stuff but I do recognize color and see beautiful stuff. They r the same too.

The amusement park engr's wife started having some visions, hallucinations after she dug the house. She was given those to stopped her from doing something like digging because they figured that she showed a threat to the game.

In summary, they r all victims of a vehicular car crash which the company acquired. They r not technically dreaming they r placed on a VR space (kinda like San junipero of black mirror) because they can do most stuff but not all of the capabilities of a normal person should have. Take for instance, Boyd is a very capable guy because of his soldiemilitary exp. I am not a soldier doesn't have any exp in disciplined, armed conflict, warfare but of those of u who had, u can tell that Boyd doesn't fully exemplify the full capabilities of what it's like who had a military service exp. The genius tech guy prolly was there to test his pet project or he got into an accident in one of his extreme billionaire adventures.

Now she is ghosting us and not sending over the deposit or putting the lease termination in writing. We still don’t have access to the unit. Help please ! (VA)

My boyfriend and I are traveling healthcare workers. We signed a lease for a 3 month rental in Virginia. Sent security deposit, first month, pet and cleaning fee. We drove 13 hours yesterday with our dog and when we got to the unit the code the landlord gave us did not work on the door. The landlord would not answer her phone. We called her for 20-30 minutes and no answer. During that time, the tenant renting the other unit pulled up and complained about the current landlord. She was a strange woman herself but pretty much confirmed the landlord was “emotional” and an unreliable mess. My boyfriend and I had a really bad gut feeling and decided to stay at a hotel for the night. We also decided that we were going to try to get out of this. Within an hour of getting the hotel, the landlord called back and apologized. She was on a walk and didn’t bring her phone even though she knew we were set to arrive that evening. We told her our concerns and our wish to not move forward with the lease. We said she could keep first month prorated rent for her troubles (1400) and we just wanted the deposit back (1900). She begged us not to back out but eventually said she understood and told us she would send us back the deposit. But she never told us when that would be. We had a phone call tonight and she said again, she agrees to end the lease and send the deposit. We agreed to get it in writing and I emailed her the list of events and that we want to cancel. She was supposed to respond “yes I agree” and send the money back but never did. 1.5- 2 hours after the conversation we called her 3 times and she sent us to voicemail each time. On the 4th try she answered and was very uPset. She said she was eating dinner and that she would get to it. We explained we need the deposit back so we can pay for new housing as we are stranded in an unfamiliar city in a hotel again tonight, and driving around with cars loaded with our belongings. She got so upset and said she’ll send us the money “soon” but was so vague. This was 4 hours ago.
I can understand if she does not want to end the lease early. But if that’s the case can she get in trouble for not giving us a new code?
Is there any sort of loophole in Virginia law that states we can get out of the lease agreement since we never actually got access to the unit?
What should our next steps be? Thank you!

I hear aboutbthisbstiff all the time but I've never had this happen to me in my life here in San Antonio and don't know if I should talk to the homeownedog owner or to the city/animal control or idek can any of y'all point me in the right direction because I'm really leaning to going back to the house and talking to owner directly in a few minutes.

Yes, I do a preqaul script before the appointment.
So I’ll just say this I smoke a bowl after I get home. Its what I’m doing right now, forgive me for the book.
I send a pre-listing package via email. Did not realize until tonight I should be sending everything. -comps -complete CMA -marketing plan -contract and docs -track record (probably not for me yet)
Im actually going to tell them I will drop It off and start driving it to them, that way I can walk in the house the next day or the day after with just my pen and they already have everything we’re ready to go let’s sign.
I need to increase my conversion asap. With these numbers I should be taking 3 listings a month This is not my Armageddon plan to post on here and I like seeing all the shitty advice people give. All jokes aside my numbers suck based on math and averages and any half decent advice would be cool.

Hello, I (19) am entering my first year of university after taking a gap year. As of last month I moved out of my parent’s house and went permanently no contact due to the physical and emotional abuse I’ve experienced for the past several years from them. (I would’ve left sooner but it took monthssss to find an apartment since I’m young and have no rental experience. I left as soon as I could.)
OSAP is asking for my parent’s financial information which I do not have access to. I am 100% financially independent I pay for my rent, groceries, phone, etc. and I have been working since I was 14. So, I was suggested to submit a family breakdown form, which requires documentation and evidence from police,social workers,family members etc.
Now, I come from an immigrant family. Sorry to say this but abuse is the norm for a lot of us my culture. Growing up I never thought to run and go call the police or speak to anyone about my situation besides my friends, now looking back I wish I fucking did. I have no siblings and no family in Canada besides my parents, basically nobody to vouch for me.
I DO have a therapist and my doctor is aware of my situation since I’ve developed mental illness from it, but they were both involved AFTER I left home.
I set up a meeting with someone from financial aid at the university and explained my situation while I was on the verge of tears… she told me there was nothing I could do. My therapist and doctor aren’t “valid” since they weren’t involved while I endured the abuse and never spoke to my parents about this???? She suggested I get a line of credit from the bank or “make up” with my parents and get their financial information… ok thanks.
I also tried to apply for OSAP as a dependent student who has worked full time for the past 2 years. But apparently I’m not eligible since I haven’t been out of high school for 24 months? I graduated in June 2022. According to OSAP you can’t work full time while studying, even though I worked full time my last 2 years of high school.
I want to continue my education. I have the grades, the determination, the willpower. Without financial aid I will not be able to go back to school all of my money goes towards rent and survival. I had a rough upbringing and I’m sad that it continues to hold me back. I’m already 1 year behind from my peers and don’t want to take another year or 2 off. Please, if you have any advice or have been in a similar situation please let me know what I could do. Thank you :) <3

In 2020, my fiance and I bought a 3bd 2 bath single family home in a DFW suburb. Current loan value is 280K with a 3.625% rate and comparable homes in our area are selling for $400-425k.
The current layout isn't very functional and we have some wasted space. The previous owner did some "renovations" but nothing matches or flows together and kind of looks like he choose whatever materials were on sale. We've been quoted 150K to essentially restructure the common areas of the house that would include: • creating a more open floor plan • renovating master bath • renovating kitchen • More master closet space • enclosing a dedicated office space.
This would open up one of our bedrooms that we're currently using as a shared office. If we moved forward with this plan, we would likely live in the house for the next 5-7 years and then rent it out when we buy our next home. Outside of the cosmetic issues, the house not being functional is stressful and if we don't have a dedicated office space, we will outgrow the house in 2-3 years.
Is this something we should move forward with? Or does it make more sense for us to sell now and simply purchase a larger, more updated house? However, our interest rate would be a most double on a new oan and we would not have the prospect of a rental property.

Closed Today. Quite the process given some unique circumstances.
Only able to do this due to an inheritance from a family member. Otherwise we’d be renting. Gross household >200K with essentially no debt (5K in student loans that we are just going to pay off in total later this year).
Active duty currently overseas but moving back in the next few weeks to San Diego where we plan to stay once I’m out. Luckily my SO and I are from the area and we’re just stationed there, so we know the area very well. Used a friend as our agent that we trusted to show us houses over FaceTime given the large time difference.
Looked at about 15-20 places starting in late March. Made 7 or 8 offers. Had one accepted that we backed out of with full contingencies after learning some more about the house. Backed out after only a few days in both our interests and so the sellers could get it back on the market quickly.
Lost multiple bids to no contingency, higher price offers. I think we only won this one because there were several other houses that were more updated in the same neighborhood all on the same weekend that distracted other buyers.
Our House: 4/3 SFH ~1900 sqft listed 900K and sold for 925K. Walking distance to a great school. About 15-20 minutes from the beach. Near a bunch of coffee places, restaurants, Costco 😂.
Had full contingencies in place. Inspection went great with some minor problems that the sellers fixed quickly. VA appraisal had no issues and it appraised for 930K.
Used our credit union for a VA loan with 20% down (again, inheritance) with a 5.25% rate with no points. Ends up being ~4700/mo total with insurance and taxes which we are happy with as that is just below my BAH (non-taxed housing pay for those non-military).
Biggest headache in this whole thing was our lender not letting us sign loan docs electronically with an online notary. Had to get them notarized on base and then ship back. This delayed closing a week and almost got delayed even more by a storm that delayed the shipment.
So glad this is done. Lost so much sleep between stress and having to stay up late or wake up early to get stuff done given the time difference.
