My senior parents are moving out of a rental duplex and into senior housing at long last (thank goodness). The duplex they have been in for four years was taken over by some kind of corporate management company a few years ago and the list of fees and charges they've tried to impose is .. . impressive.
Example: When their lease renewed last year, the terms were that if they signed another year-long lease the rent would only go up a little per month. If they failed to renew, it would revert to month-to-month BUT their rent price would literally DOUBLE. They later retracted that when someone informed them that was illegal, apparently.
Now that my folks are planning their move-out, among the fees my 80 year-old mother is being told she will owe are:
1) The cost of changing the locks after they leave (between tenants) 2) The cost of cleaning the carpet after they leave (could be in the lease they signed, not sure) 3) The cost of RESEARCHING WHICH CARPET CLEANER THEY WILL USE - $50.
That last one had me raising an eye. At a glance I can't find anything in WA state about whether a former tenant can be charged for a lock change between tenants, and I don't even know what to search for on "can they be charged for researching cleaning vendors" or whatnot.
Mom does not have a lot of energy to fight these charges, but I don't want to see them taken advantage of. I'm hoping to find some kind of reference we can show them which clarifies if those charges are legal. Does anyone know/can anyone find a reference for whether these charges are allowed in WA state? It's Skagit County, if that matters.

My husband and I live in Texas, (USA) and we found the perfect house to raise our daughter who will be born in a month. We moved in February 2023. This home offers a beautiful 3bed 2bath layout for $1450 a month which isn’t horrible for our area. We were withheld some information when we moved in - the biggest thing - our landlord lives in a studio apartment connected to the house. Now you might ask; how do you not know someone’s living there? We were told it was rented out to someone who stays maybe a week max in the year because they travel for work. Nope, our landlord lives there; full time. Since we moved in, she has complained up and down about EVERYTHING. We are quiet homebodies, every respectful of the space, we have few friends who do occasionally visit.
Complaint #1: she hired a property rental team to rent the house to us; our main point of contact is a wonderful woman named Ana who has been a saint through all of this. Our landlord has sworn since my husband and I moved in that we’re renting a room out of “her house” and that there’s strangers coming and going. It got to the point that she was looking into our windows, trying to open the conjoined door that connects our laundry room to her studio which always remains locked on our side, walking into the back yard when our back door was opened and trying to walk in. This was quickly stopped after we installed cameras inside and outside of our house.
Complaint #2: we have a wonderful dog named Lea, she’s a trained ESA and it is illegal for landlords to refuse rental with proper documentation from doctors regarding. I have submitted all of her paperwork, AND paid a $300 refundable pet deposit fee which I was happy to do so; our backyard is just patio with no grass as grass is uncommon in our area, we have terf in an area in the back that’s cleaned everyday and we’ll maintained. Lea pooped ONCE on the concrete and it was cleaned up within a few hours; but our landlord took photos - sent it to me and said our dog is not trained and we need to get rid of her. Mind you; this is not a shared backyard. Per our lease; the backyard is ours and we can do what we like with it.
Complaint #3: one of our close friends got to our house before us on a Friday when we were running errands. We told him to let himself in and we’d be there in less than 5 minutes. She immediately called me and said someone broke into our house and is throwing things around. She said she called the cops and they were on their way. She claims she doesn’t feel safe when we’re not home because of the strangers going in and out. At this point; I very politely told her to mind her business and to stop watching our home.
Last night was the final straw when she called me and said my dog is barking at all hours of the night outside. My dog sleeps in bed with us through the night; gets let out at 5-7am for 5 minutes to go potty, and comes right back to bed until 9 when I feed her. We do have neighbors with outside dogs that do bark but it’s what dogs do; it certainly isn’t ours though. I told her if she refunded our full deposit and pet deposit we would GLADLY move out as she’s been nothing but stressful through our pregnancy. Our property manager sent us a listing for a home she has that is a little bit more than the one we’re in now but we can take it before she even lists it.
My question is; with all of the evidence of her snooping, complaints, and just absolute horrible behavior - if she fights us getting out of the lease; do I have a strong enough case in small claims court to move out without penalty?

This is the story about the first time I had my heart broken
Once my oupa died I had to go back and live with my mom and her boyfriend. He was part of a pool league team so they had parties with youngsters alot and thought they were the shit having these young people around them but in reality they were using them for a pool and a party place in my opinion anyway.
At the time I wasn't around much I ended up going to friends alot.
During my high school career I had 2 best friends one well call Kimberly. She was a nerdy girl at school but she had these beautiful blue eyes , this bright smile and the most contagious laugh I have ever heard. She was dating a guy well call Andrew at the time he was captain of the rugby and cricket team at school a good Christian boy a student you name it the perfect guy. Him and I got on really well. Kimberly and I were every close I would spend alot of time at her house she had 2 younger sisters that loved me to bits and her mom and step dad loved me too for the first time in my whole life I felt like I was apart of a family it was such a good feeling.
One December she went to her dad and things happened to her and her sister.. her cousin molested them but I won't go into detail. Kimberly didn't handle it well and she was put into hospital for a while. I went to visit her with my guy cousin and he said we'd make a cute couple and I was like whaaaat?? We close and loving but I never thought of her in that way... But the moment it was said something inside us changed and I think we looked at each other differently.
The first day she was back it was first period English class I sat by the door waiting yo watch her walk down the corridor and the moment I saw her coming I ran out of class and I wrapped my arms around her and I hugged and took her by the hand as she cried and I walked her into class like I promised I would.
My mom never worked on a Monday or Tuesday and because we stayed far from the school I wouldn't go to school on those days and one day Kimberly freaked out because she thought I was let coming to school she started jumping up into the barbed wire and trying to cut her wrists with scissors and Ilas I took the corner of our quad she ran to me and started shouting at me for not being at school when she needed me. I grabbed her and wrapped my arms around her and told her it's OK I'm here iv got you. She fell weak and I carried her to the bench and I promised her I'd make a plan to be there every day and I did became mom started fetching me know days my mom wouldn't go to work.
From then on we got closer and closer we hung out more and more. It was her brothers 20 something birthday party and she invited me and our friend group and we were smoking weed in the rain out side a burned down house it was kak creepy. Her mom and her moms BFF knew what we were doing but didn't make it obvious. We were all super wasted and high and decided to give her brother a wedgie. He was a hairy mother fucker, his underpants torn and pulled out so much of his hair with it ot was hilarious.
Anyway I was sitting on the couch and her brother decides he likes me and wallets to kiss me ( everyone knew I was gay by clearly he wanted to try get me straight) this was soo funny for everybody me Kimberly and her sisters hold me down while their brother straddles me and shoves his tongue in my mouth as I'm screaming I was using my tounge to push his out and afterwards he tells me I kiss so nicely lol wtf.
Later that night my mom pitches up there drunk as can be and starts kissing the brother infrint of his mom I was horrified that's the dude that just kissed me euw fuck thank God I Got there first. When my mom left she drove over a huge rock and Kimberly's boyfriend hand to pick the car up and we moved the rock out of the water he was crazy strong chiseled body.
That night Kimberly and I go to bed cuddling and she gets up and I think she's gone to pee so I lay there waiting and waiting nothing. So I'm like OK let me go look and see where she is maybe she passed out on the toilet. I walk into the dining area and look into the lounge there she is on the couch with her boyfriend doing 69 and that freaked me out and kinda hurt me but it's her boyfriend what can I do. So I go pee and climb vack into bed.
I wake up to Kimberly getting back into bed and kissed my cheek and was holding me omg I wanted to vomit cos I know exactly what was on her lips and that's the last thing I Wana taste or smell. I never said a word I turned around and went to sleep the next morning I acted like nothing happened and I didn't see anything.
So that December Kimberly asked me to go with her and her sisters to the dad she didn't feel safe going there alone so of course I say yes I want to protect them they my family. I was going to be spending Christmas with them so I was excited and plus we were going to Kruger park.
We get there and it's all chilled but when we get to Kruger things changed.
One night we were drinking red wine and I remethis because her dad played the ub40 song for us between were getting tipsy. We go upstairs to our rooms and showered. That night she walked to the window in her sleep but I didn't know she said look it's a kudu and I got up and lmstood next to her and looked I saw nothing and I turned and looked at her her eyes where closed so I turned her and lead her back to bed and lay her down. I climbed over her to get back into bed and she woke up and looked at me and asked what are you doing so I told her what happened. So she sat up climed on my lap and started kissing me and said she has wanted to do this for a while and me being me I carried on and kissed her back I did find her very beautiful and felt lucky that she wanted me because iv always had a very low self esteem.
We ended up having sex that night I wasn't too experienced I didn't know exactly what I was doing but I did what I knew. So after that night we had a lot of sex in the pool of the lodge in the shower and I'm she even tried to get me to finger her at the back of the bakkie on one of the game drives but I didn't want to because her sister's were right there.
When we went back to her dad's place one day we were busy having sex I was eating her out and her sister walked in Kimberly held my head under the blanket and her sister said Kimberly I'm not ssltupid I know what u doing I laughed because I always laugh when I'm nervous. We also got caught having sex in the pool at her dad's complex by her sisters.
But when our holiday ended we weren't back at school for long and her mom decided they were going to move it broke my heart... no it shattered my heart because we had a secret relationship and they felt like family. She promised me we'd talk all the time and that she'll always love me.
She left and not long after being at her new school I found out she had a boyfriend while leading me on I was so heart broken and then to top things off she told our mutual friend I forced myself on her when she was drunk.
That right there is why I now never touch a drunk woman because I don't want the same story again.
I genuinely loved her for who she was not what I could get from her. And that's how I got my heart broken for the first time. But it was a lesson Learned but unfortunately because I did what I did I lost her forever we wouldn't even be able to be friends anymore. I still chat to her baby sister every now and then and I believe she's a mom. I only wish her happiness.

Our 20-month old has had gross motor delays her whole little life. She's been in Early Intervention since she was 3 months (first for torticollis, then for support crawling, now for support walking) and sees an OT and a PT. We've taken her to neurologists for an assessment, testing, and an MRI-- all of which were unremarkable. She has sure step orthotics and stride rite shoes and spends a lot of time barefoot too. She only started crawling in March/April and is a champ at cruising. We do not carry her around the house and encourage all play in high kneel/standing/etc. I rarely see her squat like most babies todding around.
The issue is that she CAN walk assisted, just when she wants to. I cannot figure out her motivation. If you offer a high value anything, she'll just shrug and be like "cool, I'll be over here, no thanks". If you try to help her and she's not in the mood, she'll pick up her feet and not put them down. We've tried reading books about walking, making books of pictures of her walking, being clear about how far (ok we'll walk to the next tree!), making it fun, everything we (and the OT and PT) can think of but to varying success.
I am just so stressed about it, in part because she is enrolled at a local montessori school and they expressed hesitation about accepting her this year if she's not a confident walker. I feel like she misses out on a lot of things because she's the kid crawling at the playground. Maybe she'll spite me and walk after this post?
TLDR: Any tips for encouraging children to move who are strong-willed, risk-avoidant and too smart for their own good? (P.S. My husband is in this sub and will know it's us right away lol).

Hey stopdrinking, it's me, the guy who destroyed half his body in a failed suicide attempt. Thought I would drop in and give you guys an update on the last several weeks.
The hospital I was in searched for several weeks to find me a care facility or a rehab facility. According to them, facilities didn't want to take me until I could bear weight on my legs, and they were wary of admitting someone who had attempted suicide. Basically, I looked really bad on paper. Fair enough, I thought. I'll wait it out here in the hospital until I regain weight bearing status, and then they can more easily find me a place. Wrong. Very wrong. Their solution, keeping in mind that no one in my family had the capability of caring for me when I was wheelchair bound, was to send me to drumroll please a homeless shelter. Yes, a homeless shelter in a city I'm very much not familiar with. I cried when the nurse told me this. A transport van came and took me to the shelter. Once there, they took all my stuff, including the books and drawing supplies that were a key part of maintaining my positive attitude. This was around 2pm. They then escorted me into their chapel (major red flag for me), where I sat for several hours while old western movies were projected on a large screen. More people trickled in as the hours passed. Finally, at 6pm, dinner was served. No comment. When we shuffled back into the chapel, the stage had a bunch of speakers and music equipment. Cool, live music. No. What followed was a mandatory hour long sermon delivered by a twiggy fucking need singing shitty Christian pop songs and reiterating time and again how I would end up in hell without good old JC in my heart. He punctuated his sermon with plenty of "dudes" and "bros" to let us know he was a totally hip guy. I was furious. I have no problems with anyone's religion. But this shit was being shoved down my throat, and I am absolutely NOT ok with that. Once it was over I asked the guy next to me what we did now. "We go to bed." So I rolled down the hall and climbed into a bottom bunk in a room with 5 other bunk beds. At least 3 of my roommates snored. Somehow I managed a few hours of sleep. In the middle of the night I needed to use the bathroom. Well, my wheelchair wouldn't fit in their main bathroom. I was directed to the shower room. The tight confines there wouldn't allow me to turn into their handicapped stall. The man they had standing guard over the shower room had to lift up the back wheels of my chair to point me into the stall. Afterwards I went back to my bunk and laid awake with my eyes closed until the 6am wake up call. First thing in the morning, everyone is required to shower. Well, they didn't have accommodations for someone wheelchair bound in their showers, so I couldn't do that. At 7am, everyone was required to leave for the day until curfew at 4:30. I got a day pass, which meant I once again would be sitting in the chapel all day watching shitty daytime TV. At one point I asked for help to get into the bathroom stall. The workers looked confused. Turns out I shouldn't legally be there. Them helping me into the stall was a liability. After they made confused calls to the hospital I came from, the only logical conclusion anyone could draw was sending me to a different hospital.
So 911 was called and I was whisked by ambulance to the emergency room, where a confused staff tried to make sense of what was happening to me. I was admitted, and spent the next couple weeks there. On the 24th of last month, I was finally able to put weight on my legs. I walked for the first time in nearly 3 months. It hurt like hell. The combination of nerve pain, serious injuries, and atrophied muscles was certainly not fun. But I was ecstatic to reach the milestone. A hospital social worker soon informed me they found a rehab hospital for me. I looked at their website. Damn, it was a nice place. Really nice. Then I got a UTI and an infection in my lungs. Yay. Managed to kick it with a hefty several rounds of antibiotics. A few days later, I arrived at the rehab hospital, where I sit now.
I started with the daily 3 hours of physical and occupational therapy on Monday. According to my occupational therapist, I far surpassed the goals she set for me in the first few days. I'm walking at least a few hundred feet each day with the aid of a walker. In just 4 days I have felt an enormous amount of progress. Walking still hurts a fair amount when I put weight on my left leg, and I expect to use a walker for at least a few more weeks. Stairs are also gonna be an obstacle. But I fully believe I'm headed in the right direction.
I will still have a lot of work to do once I get back home. I have a lot of trust I need to start rebuilding with family and friends. I need to figure out what I'm going to do for work now. Going back to being a chef is kinda outta the question now. But that's OK, I can now go back to enjoying cooking for myself and people I love. I need to find a new place to live. I'm open but slightly hesitant about the prospect of a sober living house. I don't do well with roommates. But these are all issues to tackle as they come. Hopefully I won't have anymore hiccups that equal what I've already been through. Either way, I'll be sure to let you all know how it goes. Sorry about the long winded post! Talk to you folks soon!

2. my step mom and i aren’t in good terms anymore, so when it came to the insurance and final pay my dads brother decided to split the money into 3…. is this even legal? (context: my dads brother is the president in where my dad works at) does he really have a final say in splitting the money into 3?
3. i dont want to let go of the house (all my dads memories are here, im not ready to let them go) and so i asked him if i could pay off the house once i get a job (since im still in school) he agreed but

a. if i rent this house, the rent gets split into 3
b. if i pay off the house, i have to pay the appraised rate of the house in order for it to be “fair” to my step mom

(background: im 22yo, 35w pregnant, unemployed, living with my husband in a 1bd apartment, husband works full time). So,ive always been on my mothers plan, and ive always had to pay 200$/month-ish. when i became unemployed we really struggled to be able to pay her on time. well, she deicded enough was enough for her and she cut us off of her car insurance plan because she "didnt want to help anymore". well i kind of begged for her to let us stay on but that did nothing so.
i stayed with the same company, and they had me paying $118/month for car insurance for both me and my husband.
well my husband just got his license suspended. because we cant afford his court fees and his ticket fees every month anymore. (he had a DUI for a very very small amount of weed in his car when he was 18, and has been paying court fees and shit for years. not only that but he got 2 speeding tickets since then and hasnt paid them off yet, and once i became unemployed all the money he gets from work goes to electric, food, and rent. thats it).
SO NOW just for ME to have coverage, its gone up to $350+ a month. ive gotten quotes from so many companies and theyre all the same. so its like, if you cant afford one thing then they just charge you more (make that make sense!).

I want to write a epistolary fanfiction of a game, in journal form. But my character wouldn't immediately write something super enjoyable to read, and she would have to learn how to tell her story.
If I wanted to keep it for myself, it wouldn't be a problem, but I kind of want to share it. I'm afraid that if I do, everyone would click out after a few lines because of it. But learning how to tell her story is one of the character development "arcs".
I'm having fun writing, and I hope someone has fun reading, but they would have to get through like one or two "learning" chapters. It would also be my first work ever posted.

Day 1 - I killed [monster Y] and everyone said I am [slayer of monster Y of legends]. Now I'll go to [city] talk to [masters of power MC uses]
Day 12 - I invaded [enemy base] and stole all of their silverware. Maybe now I'll have enough money to buy a house to adopt that orfan girl. I hope she is ok.
Day 122 - Apparently, when your boss says he is cold, you are not allowed to suggest he puts some pants on, neither are any of your friends (that he consider your subordinates). So now, even though we basically defeated the enemy for him, General X has "strongly suggested" me and my friends take a walk around [where the game takes place] so we can learn "manners and the importance of hierarchy". As***le. On a happier note, I saw a fox when taking said walk. Who is the real winner here, General X?

I moved from Missouri to Minnesota. Aspen dental is near my house, so I went there. They did the exam on me and told me that I need deep cleaning, wisdom teeth upper left extraction and 1 or 2 teeth filling and crown. Total cost of $6600, with my insurance, I am down to $3300. I am aware of that extraction because I was told by my previous dentist but i refused it. I am ok with deep cleaning, I just didn’t expect to cost that much. I have Delta dental PPO with $1500 per year limit, so with my insurance my deep cleaning alone it still costs me $1100. Does this seem right??? Also they refused to do regular cleaning for me because they thought it would not help anything

Hi lovely community!! I’d love some advice on my current situation.
Me and a few friends are looking to purchase a beautiful property in the country. A dream home, however we cannot help but feel as though the sellers and agent are withholding information.
Everything “seems ok” with the house, they provided an inspection report and there are no obvious red flags.
What i’d love to know is:

1. Is there any public information about property easements or other land title information that I can access for free?
   
2. What could someone be hiding that would be a deal breaker that we may not have thought of? (the neighbours are great, renovations have been done)
   
3. What legal protections do we have if there are any malicious intentions? What are some good clauses to include in the offer to ensure we cover our backs?

Hi. I recently visited my bank to ask about getting started on buying a house since I know next to nothing on how to actually start that process. During that chat, I was encouraged to finance some things between now and when I'm actually ready to get pre-approved/make offers or whatever.
I didn't really understand what counts or doesn't. The bank employee told me something like a car would count but rent doesn't even though it's a reoccurring payment. I don't need or want a car so he said something like "people finance all sorts of things" and mentioned TVs, sound systems, laptops, etc. He also said it would need to be at least $1000 purchase and I have to make sure whoever I finance it through has to report to credit bureaus or something like that.
Which brings me to the phone. I don't need a new phone but I use it for everything so wouldn't mind upgrading. I'm looking at buying the Pixel Fold and financing it. I can afford it, that's not a problem. But after talking to a few more people I'm not sure anymore. Is it better to just save money? Do I really need to finance 3 big purchases before I can buy a house? Should I get this phone, and how do I know if it will even count in the eyes of the bank?
Any help or explanations would be appreciated. Sorry if any terms are confusing or misused, I barely know what I'm talking about :/

I see this all the time lately where some rich guru or marketing genius offers advice on how to easily become rich. Having worked directly with a lot of these types of people, they are almost ALWAYS either selling you a service OR they are trying to influence one of your habits.
For example, a certain "billionaire" was recently telling people that buying a house instead of renting is super stupid (the reasons he gave were also dumb as hell). BUT if you look into his businesses, he owns a ton of rental properties...so yeah, of course he would say that so that the likelihood that you rent from him increases / rental prices go up (simplified of course).
Same goes for those marketing or ecom geniuses. Typically, it's them selling their course on how to set up a site in an already oversaturated market and what may have worked for them before all those people followed suit. This also benefits them with assisted conversions as search terms will most likely point to their site rather than the one you just built and may be spending money on to drive traffic. Had this when I worked with a company that had a license to sell Oakley. Initially Oakley didn't care how they sold, so the company ended up buying $millions in inventory and then Oakley (Lexotica) decided to strictly enforce their MAP (Minimum Advertised Price) restrictions that meant anytime the new company spent money trying to sell Oakley's, most people would see the same price on the Oakley store and buy direct (again, simplified, but you get the idea).
So again, always, ALWAYS ask yourself why someone would be "freely" giving you this advice. There are certainly good people out there that honestly are trying to help you out, they are just more on the rare side.
