As a young adult, I observe many of my peers who are eager to purchase homes but constantly lament about the exorbitant prices in the GTA. Some rely on the Bank of Mom and Dad for their down payment, while others diligently save on their own. However, despite their efforts, they find themselves struggling to reach their goal due to the continuously rising prices.
There seems to be an underlying belief that if you don't own a house, you are somehow a failure in life. Fueled by this fear of being judged, I see my peers diving headfirst into the market and burdening themselves with mortgages where a significant portion (75%-90%) of their monthly income goes toward covering their housing expenses. They live in constant fear of the Bank of Canada's decisions to increase interest rates and are even liking the idea of banks one day extending mortgage amortization periods to 50+ years, just to alleviate some financial pressure and improve their cash flow. In the process, they neglect important aspects of financial literacy, such as saving in Tax-Free Savings Accounts (TFSAs), building retirement nest eggs (RRSPs), or establishing an emergency fund that covers at least six months' worth of expenses. All these principles are sacrificed in their pursuit of entering the GTA housing market.
Previous generations witnessed extraordinary appreciation in property values, with some areas experiencing a tenfold increase. They were able to enjoy a mortgage-free life. However, the question that arises for our generation is how long we will have to wait to witness such appreciation. If the trend of extending amortization periods continues to sustain the system, how will we ever manage to pay off our homes? If we fail to allocate any funds toward retirement, what is our game plan for the future?
We cannot simply replicate the strategies of the past generation. We find ourselves in a challenging position, almost akin to modern-day slavery. It feels like we are trapped in a cycle of working to live and living to work. It's as if we're stuck in the matrix, questioning the true meaning and purpose of this pursuit.

Reggaeton Remix Dance Contest (the “Contest”) is in connection with the video game PUBG MOBILE (the “Game”), and is governed by these official rules (“Official Rules”), the Game’s EULA available at

https://pubgmobile.proximabeta.com/privacy/en.html (“Privacy Policy”), and any additional rules on the applicable Contest webpage. By submitting an entry to the Contest, you are accepting the terms and conditions of participation on the applicable Contest webpage, the Official Rules, the EULA, and the Privacy Policy.
The sponsor of this Contest is ZAM Network, LLC, a Delaware limited liability company with an office at 12777 W. Jefferson Blvd – Building E, Los Angeles, CA 90066 (“ZAM” or “Sponsor”).
- Promotion Period
The Contest begins on June 8 at 12pm PDT and runs through June 21 2023 at 11:59pm PDT (the “
Promotion Period”).
- Eligibility
In order to be eligible, participants must be at least (whichever is higher): (i) 18 years old, or (ii) the age of majority in their state or country of their legal residence as of the date of entry, who have an active email account and Internet access. This Contest it not open to legal residents of Bangladesh, China, Colombia, Dubai, Egypt, Hong Kong, Indonesia, Italy, Malaysia, Mexico, Philippines, Quebec of Canada, Singapore, South Australia and QLD, South Korea, Turkey. Any additional eligibility requirements will be indicated in the additional terms found on the applicable Contest webpage. Persons identified as “Blocked Persons” or persons subject to applicable sanctions prohibitions, including, without limitation, those persons listed on the U.S. Department of Treasury Office of Foreign Assets Control’s Specially Designated Nationals and Blocked Persons List are not eligible to participate in the Contest. Employees of ZAM, Proxima Beta Pte. - Entry Instructions
To participate in the Contest and be eligible for a potential prize, participants must complete one of the entry methods indicated on the applicable Contest webpage during the Promotion Period. One entry per individual, household and/or email address is permitted, regardless of method of entry, unless expressly set forth to the contrary in the additional terms found on the applicable Contest webpage. Multiple participants are not permitted to share the same email or other account needed for participation. Any attempt by any participant to obtain more than the stated number of entries by using multiple/different email or addresses, accounts, identities, registrations and logins, or any other methods will void that participant’s entries and that participant may be disqualified. Use of any automated, programmed or robotic system or the like entry methods to participate is prohibited and will result in disqualification. - Drawing; Notification of Winners
All Contest entries meeting the requirements of these Official Rules will be entered into the Contest. A panel of judges appointed by Sponsor (“Judges'') will review the entries based on the judging criteria specified below and confirm/select the number of Contest winners as indicated on the Contest Page. The Judge's determination of the Contest winners is final and binding, subject to the below.

- Prize
Each winner will receive the prize below. No cash or other substitution, assignment or transfer of the prize is permitted, except at the sole option of ZAM, who has the right to substitute a prize with another of comparable or greater value. Winner is responsible for all income or other taxes and fees associated with the receipt and/or use of the prize. The odds of winning a prize depend on the total number of eligible entries received. ZAM will not replace any lost or stolen prizes. ZAM will use all reasonable efforts to deliver prizes in a timely fashion.

- Intellectual Property
- Ownership of the pre-existing underlying intellectual property of the entrant remains the property of the entrant subject to Sponsor’s rights to reprint, display, reproduce, perform, use, and exhibit the entry for the purpose of administering and promoting the Contest and for Sponsor’s marketing and advertising purposes. By participating in the Contest, each entrant grants to Sponsor a non-exclusive, worldwide, fully paid, royalty-free, perpetual, transferable license, with the right to sublicense, to reprint, display, reproduce, perform, use, and exhibit (including the right to make derivative works of) the entry and materials and information submitted on and in connection with the Contest or use or receipt of the prize for any and all purposes in any medium. If an entrant is selected as a winner, instead of the license granted above, each entrant grants to Sponsor an exclusive, worldwide, fully paid, royalty-free, perpetual, transferable license, with the right to sublicense, to reprint, display, reproduce, perform, use, and exhibit (including the right to make derivative works of) the entry and materials and information submitted on and in connection with the Contest or use or receipt of the prize for any and all purposes in any medium. Each participating entrant hereby warrants that any entry and other materials and information provided by entrant are original with entrant and do not violate or infringe upon the copyrights, trademarks, rights of privacy, publicity, moral rights or other intellectual property or other rights of any person or entity, and do not violate any applicable laws, rules or regulations. Each entrant warrants that the entry and materials and information provided do not contain information considered by entrant, its employees or personnel, or any other third party to be confidential, and that the entry, materials and information provided do not violate any laws or regulations. Entrant agrees that Sponsor has the right to verify the ownership and originality of all entries and that, upon Sponsor’s request, entrant must submit a written copy of any release or permission entrant has received from a third-party granting entrant the right to use such property. Entrant understands and acknowledges that in the event a submission is selected as a winning entry, and entrant’s ownership, rights and the originality of the entry cannot be verified to the satisfaction of Sponsor or is in any other way ineligible, Sponsor may select an alternate winner based on the same judging criteria.
- Except to the extent prohibited by law, entrants waive the benefit of any “moral rights” or “droit moral” or similar rights in any country to any content that they upload, submit or otherwise provide to Sponsor associated with the Contest (“Entrant Content”). In addition, when an entrant creates, appears in, uploads, or posts Entrant Content, that entrant grants Sponsor a non-exclusive, transferable, worldwide, royalty-free, unrestricted, perpetual, irrevocable, license, with the right to sublicense, to such entrant’s name, likeness, and voice, including in connection with commercial or sponsored content. This means, among other things, that such entrant will not be entitled to any compensation from Sponsor, its affiliates, or its business partners if such entrant’s name, likeness, or voice is conveyed through the game or any related services, or on one of Sponsor’s business partner’s platforms.
- Disputes
In the event of a dispute as to any participant, the authorized account holder of the email address associated with the entry will be deemed to be the participant. The “authorized account holder” is the natural person assigned an email address by an Internet access provider, online service provider or other organization responsible for assigning email addresses for the domain associated with the submitted address. Each potential winner may be required to show proof of being the authorized account holder. ZAM will make final determination of identity of participants and timing of entries in its sole discretion.
- Additional Conditions
ZAM reserves the right, in its sole discretion, to terminate, modify or suspend the Contest in whole or in part, if in ZAM’s opinion (a) the Contest is not capable of running as planned by reason of the occurrence of any event beyond its control including, but not limited to, fire, flood, epidemic, pandemic, earthquake, explosion, labor dispute or strike, act of God or public enemy, communications, equipment failure, utility or service interruptions, riot or civil disturbance, terrorist threat or activity, war (declared or undeclared), interference with the Contest by any party, or any federal, state, local or provincial government law, order, or regulation, order of any court or jurisdiction, or other cause not reasonably within ZAM’s control, or (b) any other factors beyond ZAM’s reasonable control corrupt or affect the administration, security, fairness, integrity, or proper conduct of the Contest, in all instances without liability to the participants. ZAM also reserves the right to disqualify any participant or winner, as determined by ZAM, in its sole discretion.

- Personal Information
ZAM may collect personal data about participants online, in accordance with its privacy policy and as may be more specifically set forth in these Official Rules and the Privacy Policy.
- Disclaimers and Limitations on Liability. ZAM MAKES NO REPRESENTATIONS OR WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, REGARDING ANY PRIZE OR YOUR PARTICIPATION IN THE CONTEST. You agree to release, indemnify, defend and hold ZAM and its parent, affiliates, subsidiaries, directors, officers, employees, sponsors and agents, including advertising and promotion agencies, and assigns, and any other organizations related to the Contest, harmless, from any and all claims, injuries, damages, expenses or losses to person or property and/or liabilities of any nature that in any way arise from participation in the Contest or acceptance or use of a prize or parts thereof, including, without limitation, (a) any condition caused by events beyond ZAM’s control that may cause the Contest to be disrupted or corrupted; (b) the prize, or acceptance, possession, or use of the prize, or from participation in the Contest; and (c) any printing or typographical errors in any materials associated with the Contest.
- Publicity
Except where prohibited, by participating in the Contest, you consent to the use of your name, photograph, likeness, voice, opinions, information, biographical information, entry and statements attributed to you (if true), hometown and jurisdiction of residence for advertising, publicity and promotional purposes, including without limitation, inclusion in ZAM’s newsletters, social media accounts and affiliated websites and the applicable Contest webpage, without further compensation.
- Governing Law
These Official Rules, and any action related thereto, will be governed by the Federal Arbitration Act, federal arbitration law and the laws of the State of California without regard to conflict of laws provisions. Except as otherwise expressly set forth in Section 15 “Dispute Resolution and Arbitration” the exclusive jurisdiction for all Disputes (defined below) that you and ZAM are not required to arbitrate will be the state and federal courts located in Los Angeles County, California and you and ZAM each waive any objection to jurisdiction and venue in such courts.
- Dispute Resolution and Arbitration
- Mandatory Arbitration of Disputes. We each agree that any dispute, claim or controversy arising out of or relating to these Official Rules or the breach, termination, enforcement, interpretation or validity thereof or participation in the Contest (collectively, “Disputes”) will be resolved solely by binding, individual arbitration and not in a class, representative or consolidated action or proceeding. You and ZAM agree that the U.S. Federal Arbitration Act governs the interpretation and enforcement of these Official Rules, and that you and ZAM are each waiving the right to a trial by jury or to participate in a class action. This arbitration provision shall survive termination of these Official Rules.
- Exceptions. As limited exceptions to Section 15(a) above: (i) we both may seek to resolve a Dispute in small claims court if it qualifies; and (ii) we each retain the right to seek injunctive or other equitable relief from a court to prevent (or enjoin) the infringement or misappropriation of our intellectual property rights.
- Conducting Arbitration and Arbitration Rules. The arbitration will be conducted by the American Arbitration Association (“AAA”) under its Consumer Arbitration Rules (the “AAA Rules”) then in effect, except as modified by these Official Rules. The AAA Rules are available at www.adr.org or by calling 1-800-778-7879. A party who wishes to start arbitration must submit a written Demand for Arbitration to AAA and give notice to the other party as specified in the AAA Rules. The AAA provides a form Demand for Arbitration at www.adr.org. Any arbitration hearings will take place in the county (or parish) where you live, unless we both agree to a different location. The parties agree that the arbitrator shall have exclusive authority to decide all issues relating to the interpretation, applicability, enforceability and scope of this arbitration agreement.
- Arbitration Costs. Payment of all filing, administration and arbitrator fees will be governed by the AAA Rules, and we won’t seek to recover the administration and arbitrator fees we are responsible for paying, unless the arbitrator finds your Dispute frivolous. If we prevail in arbitration we’ll pay all of our attorneys’ fees and costs and won’t seek to recover them from you. If you prevail in arbitration you will be entitled to an award of attorneys’ fees and expenses to the extent provided under applicable law.
- Injunctive and Declaratory Relief. Except as provided in 13(b) above, the arbitrator shall determine all issues of liability on the merits of any claim asserted by either party and may award declaratory or injunctive relief only in favor of the individual party seeking relief and only to the extent necessary to provide relief warranted by that party’s individual claim. To the extent that you or we prevail on a claim and seek public injunctive relief (that is, injunctive relief that has the primary purpose and effect of prohibiting unlawful acts that threaten future injury to the public), the entitlement to and extent of such relief must be litigated in a civil court of competent jurisdiction and not in arbitration. The parties agree that litigation of any issues of public injunctive relief shall be stayed pending the outcome of the merits of any individual claims in arbitration.
- Class Action Waiver. YOU AND ZAM AGREE THAT EACH MAY BRING CLAIMS AGAINST THE OTHER ONLY IN YOUR OR ITS INDIVIDUAL CAPACITY, AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS OR REPRESENTATIVE PROCEEDING. Further, if the parties’ Dispute is resolved through arbitration, the arbitrator may not consolidate another person’s claims with your claims, and may not otherwise preside over any form of a representative or class proceeding. If this specific provision is found to be unenforceable, then the entirety of this Dispute Resolution and Arbitration section shall be null and void.
- Severability. With the exception of any of the provisions in Section 15(f) (“Class Action Waiver”), if an arbitrator or court of competent jurisdiction decides that any part of these Official Rules is invalid or unenforceable, the other parts of these Official Rules will still apply.
- Languages. These Official Rules may be made in multiple language versions. In the event of a dispute as to the terms of different language versions, the English version shall prevail.
- Country Specific Notices.
- If any provision of these Official Rules is invalid under the law, rules, or regulations of a particular country, it will only apply to the extent permitted.
- No Affiliation with Social Media Channels.
- This Contest is in no way sponsored, endorsed, or administered by, or associated with, any of the social media channels used in connection with this Contest. Entrants understand that entrants are providing information to Sponsor and not to the social media channels. The information provided by entrants will only be used as described in these Official Rules and the Game’s Privacy Policy.

I have applied for a loan and they want to Verify My Income with a Profit and Loss Statement is that normal?
I am Trying To Get a Loan for 85,000 on the House that I bought 4 Years agao on a Lease to own contract it is down to 85,000 I have 40,000 to pay down I am self-employed and make a good income. I do have "Good" Credit it just hit that mark the only thing that I have that I wish I had never got is a mountain of Student Loans that always mess me up......So this is all kind of confusing to me. I'm used to contacting a bank or even online lenders and getting denied so quickly. I actually have decent credit; it just hit the "Good" range. I've been working on improving it for months. It was good in July of last year, and I wish I had tried to do this back then.Then around Christmas, my student loans appeared on my credit report again. What I mean by that is that last year, half of my student loans dropped off my credit because they were transferred to a new company, as I later found out. In July, I could have qualified for financing... Anyway, now I have to get the house financed. I've already spent $47,000 on it, including a new roof. The owners want to get rid of all their rental properties, and they have made it clear why they chose a rent-to-own contract instead of a land contract—it's easier for them to get out of...
Anyway, fast forward, I've been kind of freaking out for months because I received a $41,000 inheritance, I thought I could increase this significantly, with my business maybe even pay in cash. Well, It did not increase because I got sick so I still have the same amount if I had a few more months I could just pay in cash...... I was talking to my bank, but they kept telling me that I shouldn't have bills over $700 a month, or they couldn't help me...
I applied with ============== because I had a conversation with a loan officer there, and she kept calling and emailing me until I applied. Surprisingly, she didn't ask for the usual documents like tax returns, which most lenders require.
I told her that I run my own business and that's how I make money, and I file my taxes accordingly. However, she doesn't want my tax returns. She wants me to complete a Profit and Loss Statement or have a tax professional do it for me. I also mentioned that my debt-to-income ratio has always been a problem due to my student loans. She said that if my student loans are in an Income-Based Deferment Plan, they could consider that. In my case, I pay nothing towards the loans due to my income, even though it is not that low but I do have 5 Kids and she said they wouldn't consider the debt from my student loans at all because of that. She mentioned that typically they would use 1 percent of what I owe, which is a significant amount and would negatively affect my application. However, besides that, I only owe on one credit card, which I'm close to paying off. I don't have much credit anymore, except for a Secured CD that has significantly raised my credit score. Other than that, I have regular bills that I owe.
BECAUSE: This Bank is a Prime Lender she has my APR at 11.90% my payments are still up at 800 a month for 20 years She has The Loan Senario at 100,000 with my down payment and closing cost then the loan total shows 43,000
However, she has been very brief in her responses, and when I ask her questions, she sends quick answers. I'm still a little confused. And she Just will not slow down and answer me or explain. Does this seem correct? Does it seem like this will work out?

I’ve made wine from concentrate in the past, and really enjoyed it. So, when I came across a rental property with a vineyard, I jumped on it. I’m not sure when the owner stopped maintaining it, but I believe he moved out of this house sometime in the last year.
I’ve been trying to learn as much as I can via YouTube videos, but still have a ton of questions. Obviously, these vines have not been recently pruned. Is it too late to prune them? What strategy should I use when doing the pruning?
Any suggestions on good material or resources to help jump start the learning process?
Do you think it’s possible that I could get a harvest this year? I may only have this property for a year, so I want to make the most of it!
A few other details: The house is in NC. It rained about 2 inches in May, and 7 inches in April. There are 5 rows, 100 ft each. Not sure what type of grapes yet.

Hi! I already posted this in the home owners subreddit, but they recommended that I also post this question here.
My mom wants to get her property tax appealed and I'm helping her out with it, but I'm a little confused about the process. I understand that it would be based on the value, that we would appeal to the BOE, and I'm looking for other homes of values around me; however, there are a couple of questions I have.
I've already found a list of comps, and I understand that I'm writing that information down in the homeowner's section; however, do I also print out the list of comps I've found and send that in with the form? My mom's house also has things like an unfinished basement, the power not working in some sections of the house, and plumbing issues, would I write that information down as well? Would I send pictures of any damage of the house, along with the lists of comps? For the reasons for the assessment notice, they stated it was a change in the market, but all the comps I have found had more rooms, bathrooms, and renovations like pools and koi ponds but were still sold lower than our home's value, would that be a good enough reasoning for an appeal? Is the best way to go through the BOE and if we do go through the BOE, would I be able to talk for my mom in the hearing? Would you guys recommend a lawyer to do this instead or is it possible to find success in appealing yourself?
I'm sorry if these are redundant questions, but this is out of my comfort zone and I want to make sure that I'm on the right track.

I've been on the fence for a bit about buying a home for a bit now and could use some guidance.
I'm 24 years old making ~$120k in MD. I'm living at home right now, pay my parents $400/month for rent and am able to save ~$5k a month, which is great, but living at home can be a little restricting.
The home I've liked the most so far is a 2 bed 1.5 bath 1200sqft townhouse. Listed at 220k, with a 50k downpayment it'd probably run me around $1600/month (including taxes, insurance, etc.), which would still allow me to save 3-4k/month.
Pros:
- Maryland has a program that will essentially pay off my student loans (~$15k, in deferment) and reloan the balance at 0%, forgivable over 5 years. This alone makes it seem worth it to me
- Home ownership of course
- Good size for me
- Good neighborhood, close to restaurants, home seems very high quality for the price. Similarly priced homes were much worse
- Personal freedom (friends, dating, I really want cats and that's not really an option currently, etc.)
- I can pretty easily offset some or all of the cost with freelance work or gig work
- Possible future rental property?
Cons:
- The area isn't my favorite, but my thought process is that I either live there or with my parents for the foreseeable future
- Even with excellent credit, I'm probably looking at an interest rate of around 7%
- Big decision is scary
Am I jumping into things too quickly, or does it make sense for me to do this?

| While challenging my county tax assessment, I compiled a list of all the homes in my area that sold in the past 12 months. I compared the sale price to the assessed 2023 taxable value to see if the county are hitting the mark or not. At least in my area during this timeframe, the more expensive your house, the more undervalued your tax assessment. In other words, the richer you are, the less property taxes you're paying, at least in this data set which is admittedly not very large. All public data from Zillow and the Douglas county assessor's website. Not doxing anyone here. Y-axis is the percentage that the '23 assessed value is oveunder the actual sale price over the prior 12 months. I have three theories: - Rich dude cronyism. Maybe it's nefarious, maybe it's more subconscious bias.
- Rich people are simply more likely to challenge their tax assessments and/or those challenges are more likely to be accepted? With more money at play, I get that rich people are more likely to challenge, but are they more likely to be accepted? Anyone know where I can find data on challenges and outcomes for the list above?
- There was a study that I can't track down right now that showed a tendency/bias of individuals to error on the side of a perceived midpoint when estimating numbers. For example, a study participant was more likely to guess that a 100 lb person is, for example, 110 lbs while a 300 lb person is 280 lbs. Is that all this is? Someone's bias creeping into the formulas used?

My father and I had not had a good relationship for most of my adulthood. He was narcissistic abuser to me and my mother until his passing.
His family since their divorce have always bad mouthed my mother for divorcing my father even though my father treated me differently because I had disabilities and am disabled now. He never tried to communicate or even have a relationship with me through out my life.
He tried to sell properties that belonged to me and let the taxes lien on them forcing them to be sold at auction after I graduated high school leaving me with nothing to help with me going to college or even being able to go to school if I wanted.
After he had a stroke his family bad mouthed me for not quitting my job to take care of him full time even though I was a single mom struggling to pay bills. He even told me I was a horrible child for putting my child above him. Even after I arranged help for him and help get him into a assisted living arrangement. And helped him with getting him foods and services because he was disabled.
Even after this I still came to see him and every visit he never seemed interested in his grand children lives or my own. He even missed the birth of his first grandchild to go to work even though his boss told him to stay. ( he used the phone in my room to call him and call in )
Even when I found out he was getting close to passing I arranged a four hour round trip with my disabled daughter to see him in the hospital and was there when he passed after me coming to say goodbye to him.
My cousins post on social media how wonderful he was and how he was a good person but he never showed me or my mother anything but emotional abuse and was very hurtful. I went to therapy to address these issues and I forgave him for my own mental wellbeing. They want me to go to his celebration of life but I know it will be awkward and I really don’t want to go.

So last couple of days I was wondering how to present foreign income in the income tax return. I mean, we all get the payment in foreign currency, so how do we show that income in INR? Can I use any exchange rate?
The answer is given only from the income tax perspective to keep the post brief.
So suppose I earn the money in foreign currency such as dollar or something. Can i use the exchange rate of any website?
Well the answer is No.. There is a specific rule in the Income-tax rules 1962 Rule No 115 which tells how the income is to be converted: -
The rate of exchange for the calculation of the value in rupees of any income accruing or arising or deemed to accrue or arise to the assessee in foreign currency or received or deemed to be received by him or on his behalf in foreign currency shall be the telegraphic transfer buying rate of such currency as on the specified date. Woah
what is telegraphic transfer buying rate of such currency ? and what is Specified Date? Telegraphic transfer buying rate of such currency would mean "telegraphic transfer buying rate", in relation to a foreign currency, means [the rate or rates of exchange] adopted by the State Bank of India constituted under the State Bank of India Act, 1955 (23 of 1955), for buying such currency [, having regard to the guidelines specified from time to time by the Reserve Bank of India for buying such currency,] where such currency is made available to that bank through a telegraphic transfer.] ( Refer Rule 26 of the income tax act 1962.
In short, it means choose the Telegraphic Buy rate of SBI as on the specified date.
What is Specified date? "specified date" means— (a) in respect of income chargeable under the head "Salaries", the last day of the month immediately preceding the month in which the salary is due, or is paid in advance or in arrears; i.e for the month of March 2023, your salary will get due on 1st April 2023, The act says take the rate as on the last date of the month before the salary is due i.e March 31st 2023 in this case.
(b) in respect of income [by way of] "interest on securities", the last day of the month immediately preceding the month in which the income is due; Note the word due, So If your interest income gets due on March 5, 2023 you will use the reference rate of Feb 28 2023 and convert the income.
(c) in respect of income chargeable under the heads "Income from house property", "Profits and gains of business or profession" [not being income referred to in clause (d)] and "Income from other sources" (not being income by way of dividends [and "Interest on securities"]), the last day of the previous year of the assessee; (d) in respect of income chargeable under the head "Profits and gains of business or profession" in the case of a non-resident engaged in the business of operation of ships, the last day of the month immediately preceding the month in which such income is deemed to accrue or arise in India ; (e) in respect of income by way of dividends, the last day of the month immediately preceding the month in which the dividend is declared, distributed or paid by the company; (f) in respect of income chargeable under the head "Capital gains", the last day of the month immediately preceding the month in which the capital asset is transferred:] A Special point to be noted is In case of Item no "c" above, where such income is
received in, or brought into India by the assessee or on his behalf before the specified date as mentioned above, in accordance with the provisions of the Foreign Exchange Management Act, the rate of exchange will be based on the rates followed in the accounting, which would be the rate adopted for the maintenance of books of accounts or the RBI reference rates. In common practice, we use XE exchange rates or in some cases even the SBI rates or RBI rates. It would be best to follow the RBI rates as they are least prone to disputes.
So In short, we are supposed to convert the foreign income into INR based on the reference rates as mentioned in the date as per rule 115 (cases mentioned above)

Oh Shoot, its very difficult to get the reference rate of SBI, well the historical data...... well, you could head to

Point to note: Always take the
TT buy rates in page 2 i.e card transactions greater than 10 lakhs but less than 20 lakhs. Ignore the page 1 those rates should NOT be taken.
